Use it as a starting point for research. Request the current governing documents and confirm occupancy, age verification, guest and rental rules with the association for the specific home or section.

Is everything at the clubhouse included in the HOA?

Ask for an itemized explanation. Association services, private-club membership, golf and special programs can have different access terms and charges. The community buying guide helps you know which questions to ask.
