Cotino Rancho Mirage Market & Development Update

Cotino's July story was not a surge in transactions. It was a shift in asking prices.
Public MLS activity remained quiet during the month, but six of the eight active quick-move-in listings were priced lower in the August 5 export than they were in the June 30 snapshot. Active asking volume declined by more than $1 million even though the number of active homes remained unchanged.
That makes price discovery—not transaction volume—the clearest current market signal. Cotino remains a phased new-home development, so MLS data captures only part of the offering. Builder releases, to-be-built homesites, reservations, incentives, and direct contracts may not appear as conventional MLS activity.
The separate analysis of what Cotino's first recorded sales actually show preserves the deeper historical baseline. This page focuses on what changes from month to month.

July 2026 Cotino Market Summary
Eight builder-listed quick-move-in homes were active, with asking prices from $1,549,990 to $4,599,999 and a median of $1,994,990.
Six of the eight active homes were priced below their June 30 asking prices, producing a combined reduction of $1,033,437.
Five active listings were below $2 million and one home was pending at $1,949,990; no listing or closing date in the supplied export occurred during July.
Cotino has now produced 15 cumulative MLS-recorded closings totaling $43,321,416, after reconciling the current export with the historical June 30 file.
The Artisan Club is operating, while the public-facing Cotino Bay Beach, Dining and Shops remains anticipated for fall or late 2026.

The cumulative figures combine the June 30 historical snapshot with the additional closing confirmed in the August 5 export. The current export contains only 2026 records and should not be used by itself to erase the earlier builder-recorded closings from May 2025.

The active inventory count did not increase, but the same group of homes became meaningfully less expensive. Active asking volume declined approximately 5.5%, while the median active asking price declined approximately 7.4% between snapshots.
One of the two contract signals identified in the prior report—Longtable Park Lot #312—is now recorded as closed. The other, Sea Holly Lot #174, is now cleanly identified as pending rather than active with a conflicting pending date.

The following table reflects active listings in the August 5 MLS export. These are completed or planned quick-move-in homes with their own homesite positions, options, exterior packages, pools, landscaping, and other improvements. They should not be confused with base floor-plan pricing.

No Villa Collection quick-move-in listing appears in this MLS snapshot. That does not establish that Villa homesites or to-be-built opportunities are unavailable; the official builder release structure is broader than the public MLS inventory.
Price Adjustments Became the Main Story
Six of the eight active homes were repriced between the June 30 and August 5 snapshots. The median reduction among those six homes was approximately 7.2%.
The largest adjustment occurred at Longtable Park Lot #310, where the asking price moved from $2,679,660 to $2,299,990—a reduction of $379,670, or approximately 14.2%.
The other five adjustments ranged from approximately 5.3% to 8.2%. Taken together, they reduced active asking volume by just over $1.03 million.
This does not necessarily mean Cotino reduced its community-wide base prices. Quick-move-in pricing combines the house, homesite, elevation, structural choices, design selections, pool or spa, landscaping, and completion timing. Builders may adjust individual inventory homes without changing every to-be-built floor plan.
The important conclusion is narrower: Cotino's completed and near-completed inventory is currently being priced more aggressively than it was at the end of June.
Longtable Park Versus All-Ages Inventory
Cotino's active listings should not be treated as one uniform price curve. The current supply is divided evenly between Longtable Park, Cotino's 55+ neighborhood, and the all-ages portion of the community.

The all-ages median is pulled upward by the $4.6 million Westwind II estate. The Longtable Park median is concentrated around three homes priced between approximately $1.55 million and $1.56 million.
Across all eight active homes, asking prices ranged from approximately $586 to $1,026 per square foot, with a median near $711 per square foot. That spread reflects materially different products, homesites, lot sizes, pools, casitas, option packages, and collection positioning. It should not be interpreted as a clean appreciation measure.
What the Latest Closing Shows
The current export confirms that Longtable Park Lot #312, an Atelier II home, closed for $1,938,551.

The MLS records the closing date as June 18, 2026, even though the June 30 source file still showed the property as pending. It is therefore a newly verified closing in this update, not a July-dated transaction.
This closing and the pending Sea Holly Lot #174 listing at $1,949,990 keep the most visible current contract activity near the $1.94 million to $1.95 million level. With five additional active homes now listed below $2 million, that price band deserves close attention in future updates.
Cotino Construction and Development Update
The residential MLS is only one layer of Cotino's story.
Approximately 30 resident households were living inside Cotino by summer 2026, based on Mark Miller's on-site estimate used in the Cotino community guide. This is a local estimate rather than an official resident count.
The private Artisan Club at Cotino is open and operating. Membership remains voluntary and separate from the purchase of a home, and the official club page currently says applications are being accepted from people who have purchased a Cotino home.
The clearest official July development was an update describing additional Imagineer-curated wellness programming facilitated by Optum. Current examples include an Incredibles Super Circuit, Encanto Latin Dance Cardio, Moana Breathwork, a Maleficent-inspired power-sculpt class, and Stitch & Splash. These programs reinforce that the Artisan Club is moving from a completed amenity into an actively programmed resident experience.
The public-facing Cotino Bay Beach, Dining and Shops remains anticipated for fall or late 2026. Disney's published first-phase plan describes approximately 45,000 square feet of shopping, dining, and entertainment space, with initial tenants including Elevare, Artigiano, On the Mark Fine Foods & Provisions, and Khaga Yoga.
Official timing is slightly inconsistent: Cotino's main page now says late 2026, while the dedicated Cotino Bay page and Disney's January development update continue to say fall 2026. That should be treated as softened timing—not a confirmed delay or a guaranteed opening date. The official July update centered on club programming rather than a new tenant, builder, fixed public opening date, or verified resident-count milestone.
Cotino is developed by DMB Development, Disney branded and managed, and built by participating third-party builders. DMB Development's role at Cotino is separate from the work of Shea Homes, Davidson Communities, Woodbridge Pacific Group, Brian Foster Residences, and Storyliving by Disney Realty.

Cotino is still a new-construction market, not a normal resale market
Every active listing in the current MLS export is builder inventory marketed through Storyliving by Disney Realty. No conventional owner resale appears in this snapshot.
Most of Cotino's earliest recorded closings were administrative-style builder entries with little or no normal market exposure. They establish transaction prices and recorded volume, but they do not yet create a dependable resale history, appreciation trend, or conventional Days on Market benchmark.
Price sensitivity is now visible
Six reductions across eight active homes are too broad to dismiss as a single unusual property. The builder is actively testing where finished inventory will convert.
That does not prove Cotino is failing, and it does not prove that every collection is overpriced. It does show that the first asking price is not always the final market position—especially for quick-move-in homes carrying expensive options.
The sub-$2 million tier is becoming more important
Five active homes are now below $2 million, one home is pending near $1.95 million, and the latest verified closing occurred near $1.94 million. That is a meaningful concentration, although the sample remains too small to declare a durable absorption trend

The development story remains larger than the monthly sales count
Cotino is still moving through its first residential phases while the public town center, additional neighborhoods, and future mixed-use elements continue taking shape. A quiet MLS month does not mean the entire development stood still. It means public transaction evidence was limited during July.
What to Watch Next Month
The August update should answer five questions:
Does pending Sea Holly Lot #174 close, and at what recorded price?
Do the six adjusted quick-move-in homes begin converting to pending status?
Does the active count remain at eight, shrink, or expand through new builder inventory?
Does Cotino release a more precise opening schedule or additional tenants for Cotino Bay Beach, Dining and Shops?
Does the MLS record Cotino's first conventional owner resale listing?
The most important near-term test is conversion. If adjusted inventory begins moving under contract, the July price changes will look like effective inventory management. If active homes remain unchanged through additional monthly snapshots, the market may be signaling that pricing, product mix, or timing still needs further adjustment.

The supplied MLS export dated August 5, 2026, containing 11 current 2026 records.
The historical file is retained because the newer export no longer includes 13 Cotino closings recorded in May 2025. Removing those older records would incorrectly reduce Cotino's cumulative sales history from 15 closings to two.
