SilverRock La Quinta: Development Progress Tracker
A living record of the former Talus site, Turnbridge’s current plan, construction milestones, and original field photography.
SilverRock is one of the Coachella Valley's most visible unfinished developments. The public golf course is open, the private resort parcel has a new owner, and a revised plan is approved—but the resort itself is not visibly back under full construction.
This living tracker separates what can be seen on the ground from what has been approved on paper. It also keeps the former Talus, Montage and Pendry plan separate from Turnbridge's current proposal so old structures and old renderings are not mistaken for the project now moving through design.

Last independently verified: August 31, 2026. The latest full City and Turnbridge presentation located remains the June 2 update. A July 21 City report confirmed preliminary electrical engineering with IID, but no later official record or field observation established that new resort construction had restarted.
SilverRock current status
Where the development actually stands
The cleanest way to track SilverRock is as a sequence of evidence. A plan approval is not a building permit, protective work is not a construction restart, and a construction target is not an opening date. Select each step below to see what has—and has not—been established.
The framework and ownership are in place
La Quinta approved the revised development framework in September 2025. A Turnbridge affiliate then closed its $65 million purchase of the approximately 130–134-acre private parcel on December 9, 2025.
Engineers tested the unfinished structures
Core samples and inspections found significant structural integrity in the tested work. Turnbridge discussed dust control and protective coverings, but it has not published a final building-by-building decision showing what will be reused, redesigned or removed.
Design and utility planning are moving forward
Turnbridge reported design consultants working on the hotel, spa, pools and lighting. The City later confirmed preliminary engineering with the Imperial Irrigation District for power needs. Neither update is a vertical-construction milestone.
Current renderings and detailed applications
Turnbridge targeted the end of 2026 for public renderings and site-development applications. Those filings would reveal the current architecture, site layout and treatment of the inherited structures. Corresponding demolition, grading and building permits were not publicly confirmed by this tracker’s verification date.
New resort construction has not visibly restarted
Turnbridge stated that construction was on track to begin by summer 2027. The date is a target, not a groundbreaking, permit issuance or guaranteed schedule. Mark’s August 31 photographs did not show unmistakable active vertical work.
No verified home-sales or opening schedule exists
The hotel flag, builders, home prices, floor plans, HOA and resort fees, club terms, release dates and opening dates have not been publicly announced. Those details will belong in a separate SilverRock home-buying study guide when an actual residential offering exists.
What Mark saw on August 31, 2026
The site looks like a paused construction project because that is largely what remains visible. Mark's photographs show roofed but unfinished structures, exposed framing, concrete slabs, fencing, stored materials and broad areas of turquoise-treated ground. They do not show cranes, active concrete placement, a visible building crew or another unmistakable sign of fresh vertical construction.
The turquoise ground treatment is consistent with the dust suppressant Turnbridge reported applying across the site. It is evidence of site maintenance and stabilization—not proof that the hotel or residences are being built again. Some structures also appear covered or weather-protected, but a single visit cannot establish when that work occurred.
The largest visible structure had exterior sheathing and partial roof framing, while surrounding buildings remained incomplete.
These buildings should not all be called “houses.” The former Montage program included guest rooms spread among many small structures, alongside actual residential and shared-use buildings. Until current plans map each inherited shell, this tracker will use the more accurate term unfinished structures.
Why some reports made it sound like construction restarted
A separate project did happen at SilverRock during summer 2026: the City-owned golf course closed its back nine from May 18 through August 28 for a scheduled turf-renovation project. That work belonged to the operating public golf course. It was not a Turnbridge hotel, residence or resort-construction restart.
Bottom line: golf-course renovation, dust suppression, structural testing, protective covering, design work and utility engineering all count as real activity. None should be converted into the stronger claim that new resort construction is underway.
What SilverRock is and what Turnbridge plans
SilverRock is three related properties
The name “SilverRock” is used for several connected pieces of land and development, which is why ownership and progress are so often described incorrectly.
City-owned public SilverRock
The Arnold Palmer public golf course and SilverRock Park are operating City assets. Turnbridge did not buy the golf course when it purchased the adjacent private parcel.
Turnbridge's 130–134 acres
This is the former Talus development parcel with the unfinished structures. It holds the current hotel, first residential phase and resort-amenity framework.
Additional City option land
A later phase contemplates 253 residences, approximately 40,000 square feet of commercial space and a possible second private golf course. It is not current construction or present Turnbridge ownership.
The broader historic SilverRock area covers approximately 525 acres. Turnbridge's December 2025 purchase covered only the private resort-development parcel—not all 525 acres.
What Turnbridge currently plans to build
- One luxury hotel with approximately 154 rooms.
- Approximately 55,000 square feet of banquet and shared-use facilities.
- 445 residences overall: 192 in the current first-phase framework and 253 in a conditional future phase.
- A new public golf clubhouse of approximately 17,000 square feet near the Avenue 52 entrance.
- Residential amenities summarized at approximately 20,000 square feet.
- Approximately 40,000 square feet of commercial space and a possible second private course in the conditional later phase.
The first 192 residences are divided in the underlying 2025 planning materials into 29 branded single-family residences, 70 branded condominiums and 93 additional branded single-family residences. The later Planning Area 8 contains 253 residences, bringing the total to 445.
One City summary compresses the last parts of that count into an inconsistent “293 homes” figure. Because 29 + 70 + 293 equals 392—not 445—this tracker follows the underlying planning tables: 29 + 70 + 93 + 253 = 445.
The current plan is not the former Talus plan
Old Montage and Pendry renderings remain widely available online, but they are not current SilverRock renderings. Turnbridge says it has an agreement with a global luxury flag; it has not publicly identified the brand. Claims naming Montage, Pendry, Four Seasons or another operator remain unconfirmed unless Turnbridge, the City or the hotel company announces it.
The open land around the structures
Large parts of the project remain open or graded. These repeatable wide views will be especially useful once road work, grading, building pads or new structures begin to change the site.
Large portions of the development area remained open, with visibly disturbed or treated ground and no buildings in this section.
Where the real estate offering stands
SilverRock has an approved residential framework, but it does not yet have a verified public home offering. No authorized builder release, price list, consumer floor plans, deposit program or residential sales date was located by August 31, 2026.
Product and pricing
Final home designs, builders, release order and prices remain unknown.
Ownership costs
HOA dues, resort charges, club initiation, recurring fees, special taxes and assessments have not been published.
Golf and hotel privileges
Owner access to the public course, any future private course, hotel services and residential amenities is unresolved.
Rental rules
Some hotel-integrated or transient-occupancy-tax-producing use is contemplated, but eligible residences, owner-use limits, management terms and final City rules are not public.

SilverRock development history
La Quinta acquired the broader site
The former Redevelopment Agency purchased approximately 525 acres for $42.6 million with a vision for public golf, hotels, resort amenities and future commercial development.
The public golf course opened
The Arnold Palmer-designed course became SilverRock's first completed anchor and remains City-owned.
Two resort plans took shape
A Lowe development agreement stalled during the Great Recession. A 2014 deal later brought SilverRock Development Company to the project, and Montage and Pendry were announced in 2017.
Financing, grading, framing and another halt
A major construction loan supported mass grading, infrastructure and later framing. Pandemic disruption, rising costs, financing and execution problems contributed to repeated delays; commercial work stopped and the site was broadly paused.
The former owner entered Chapter 11
SilverRock Development Company and five affiliated entities filed bankruptcy after defaults, litigation and a scheduled foreclosure sale.
Turnbridge's revised plan was approved and the parcel sold
La Quinta approved a reduced one-hotel framework. The bankruptcy court authorized the sale on October 21, and Turnbridge closed its $65 million purchase on December 9.
Testing, preservation, design and utility planning
Engineers inspected the unfinished work, dust suppression was applied, consultants advanced design and preliminary electrical engineering began with IID.
Desert Oasis Insider establishes a field baseline
Mark's photographs documented the visible shells, open land and golf-course relationship. No unmistakable active vertical construction or obvious recent physical change was visible.
The next targets
Current renderings and site-development applications were targeted for late 2026, followed by a stated summer 2027 construction-start goal. Both remain targets until completed.

Frequently asked questions
Is SilverRock under construction now?
Not in the ordinary sense of a confirmed new hotel or residential construction restart. Structural testing, dust control, preservation planning, design and utility engineering have occurred, but Mark's August 31 photographs did not show unmistakable active vertical work. Turnbridge identified summer 2027 as a target for beginning construction.
What happened to Talus La Quinta?
Talus was the name used for the former two-hotel Montage and Pendry project. Construction stalled amid financing, execution, default and legal problems, and six related entities entered Chapter 11 in August 2024. A Turnbridge affiliate bought the private parcel in December 2025 and returned to the SilverRock name with a revised one-hotel plan.
What is currently planned for SilverRock?
The approved framework includes one approximately 154-key luxury hotel, shared banquet and resort facilities, 445 residences overall, a new public golf clubhouse and residential amenities. Who owns the SilverRock golf course, and is a new clubhouse being built?
The City of La Quinta owns the operating Arnold Palmer public golf course. Turnbridge does not own it. The current development framework includes a new public golf clubhouse of approximately 17,000 square feet near Avenue 52, but construction of that clubhouse was not confirmed as started by the verification date.

August 31, 2026 — Field baseline and construction-status check
- Mark Miller photographed the unfinished structures and surrounding land from broad and detailed viewpoints.
- No unmistakable active vertical construction or obvious recent change was visible.
- The separate summer golf-course turf renovation was not counted as private resort construction.
- No official source located through this date changed the late-2026 detailed-application target or summer-2027 construction target.
July 21, 2026 — Preliminary electrical engineering confirmed
The City reported multiple meetings between Turnbridge and the Imperial Irrigation District and said preliminary engineering was underway for power needs. No site-development application, hotel brand, construction restart or sales launch was announced.
June 2, 2026 — City and Turnbridge project presentation
Turnbridge reported structural testing, dust suppression, planned weather protection, design-consultant work and IID coordination. Current renderings and detailed applications were targeted for the end of 2026; construction was targeted for summer 2027.
May 21, 2026 — Settlement and sale challenge resolved
The bankruptcy court approved an amended global settlement and dismissed the appeal challenging the sale. Administration of disputed claims could continue, but the appeal was no longer blocking Turnbridge's ownership.
December 9, 2025 — Turnbridge purchase closed
A Turnbridge affiliate acquired the approximately 130–134-acre private development parcel for $65 million. The sale did not include the entire historic 525-acre SilverRock area or the City-owned public golf course.
September 22, 2025 — Revised framework approved
La Quinta approved the current one-hotel, 445-residence framework and related agreements. Detailed design review, mapping and construction permits remained later steps.
August 5, 2024 — Former owner entered Chapter 11
SilverRock Development Company and five affiliated entities filed bankruptcy, freezing active litigation and the scheduled foreclosure process while the project's future was resolved.
