Villa Collection: Cotino’s Most Compact Homes

Shea Homes is the current Villa builder, with three plans ranging from approximately 1,666 to 1,990 square feet.


The Patina begins at approximately 1,666 square feet with two bedrooms, two full bathrooms, and a two-car garage. Tapestry increases the interior to approximately 1,879 square feet and adds a powder room. Hue is the largest Villa design at approximately 1,990 square feet, with configurations offering two or three bedrooms and two or three full bathrooms.


Published starting prices ranged from $1,339,990 for Patina to $1,449,990 for Hue in July 2026.


Villa homes are distinguished by rear-entry garages. Moving the garage away from the primary front elevation changes the streetscape and gives the homes a more residential, pedestrian-oriented appearance. It also creates a different site-planning pattern from the conventional front-loaded garages found throughout much of the desert.


Most Villa plans emphasize two-bedroom living, although expanded Hue configurations can support a third bedroom.

Shea’s Grand plans begin with Sonora at approximately 2,782 square feet and extend through Panoramica at approximately 3,714 square feet. Melodia occupies the middle of the range, while Aerion and Panoramica provide two-story alternatives. Published starting prices for the Shea plans ranged from $1,924,990 to $2,249,990 in July 2026.


Davidson’s Grand lineup starts around 3,001 square feet and reaches approximately 3,935 square feet. The 16 individually named floor plans detailed below range from approximately 3,516 to 7,323 square feet and come from Woodbridge Pacific Group, Brian Foster Residences, and Davidson Communities.


Woodbridge Pacific Group offers nine plans from approximately 3,516 to 4,485 square feet. Bedroom and bathroom ranges are unusually broad because structural choices can substantially alter the layouts. Several designs can accommodate additional suites, expanded garages, or detached living arrangements where offered.


Published Woodbridge starting prices began at approximately $2.39 million in July 2026 and reached approximately $3.203 million for Westwind II. Some displayed prices included a stated $91,000 homesite premium.

Cotino’s product collections should not be confused with its architectural design collections. Villa, Cottage, Grand, and Estate describe the general housing category. Agrarian, Oasis, Aspiron, and Coachella describe exterior architectural languages.


Agrarian combines natural materials and contemporary forms. Oasis draws from Greater Palm Springs modernism. Aspiron takes a bolder contemporary approach with materials such as glass and concrete. Coachella interprets the region’s desert landscape and architectural history.


A floor plan may be available with more than one exterior style, and small square-footage differences can occur between elevations. Exterior availability also depends on the builder, plan, homesite, and neighborhood design requirements.

Cotino’s published “from” prices establish a starting point, not a likely all-in total. The gap between a base plan and a completed home can include:

Comparing Cotino homes by base price alone can therefore produce a distorted result. A completed Grand home with a pool and extensive design upgrades may cost more than an entry-level Estate plan before options.
