How to read this study

Sun City Shadow Hills does not have one interchangeable resale market. The official community describes 3,450 single-level homes built in three phases from 2003 through 2016, with nearly 30 floor plans ranging from roughly 1,100 to 3,000 square feet. The development is complete, so today's market consists of resales rather than a mixture of resale homes and ongoing builder releases.


That breadth matters. A compact interior-lot home, a larger casita plan, a remodeled pool property, and a golf- or water-positioned home may share the same community name while competing in different buyer pools.


The latest MLS study shows more completed sales alongside softer typical prices. From September 16, 2025 through September 15, 2026, 199 MLS-reported sales closed, up 12.4% from the preceding 12 months. Median closed price declined 5.8% to $490,000, and median recalculated price per square foot declined 5.3% to $275.78.


The most accurate summary is more transactions clearing at softer prices. A larger concentration of compact and sub-$500,000 sales contributed to the lower median, but it was not the entire explanation: median price per square foot declined in every broad home-size category.

Six guardrails matter. All dollar figures are nominal and are not adjusted for inflation. Rolling and annual medians compare different homes rather than tracking one property. MLS-reported days on market may not include a home's complete exposure across prior listing numbers. Feature tags are incomplete and overlapping. Active and pending prices are asking prices, not known contract prices. Private, off-market, deed-only, and differently labeled transactions may be absent.

The community-wide median answers a narrow question: what was the middle price among the usable Sun City Shadow Hills sales recorded during the period? It does not establish the value of a specific San Benito, Avalino, Hideaway, Gathering, La Paz, or other plan after accounting for living area, condition, permitted additions, casita, pool, golf or water position, orientation, garage configuration, solar terms, furnishings, and lot privacy.

Closings increased from 177 to 199, a gain of 22 transactions. Closed dollar volume rose 5.8% to $102.47 million. Volume grew more slowly than transaction count because the average sale price declined from $547,393 to $514,909.


Median MLS-reported DOM declined from 60 to 58 days, while average DOM rose 10.0%, from 70.9 to 78.0 days. The 90th percentile increased from approximately 138 to 168 days. The middle sale moved slightly faster, but the slowest-selling portion of the market took longer to clear.

What Sun City Shadow Hills homes actually sold for

The full latest-period price range was $325,000 to $1.325 million, but the upper endpoint was a highly differentiated outlier and should not be treated as the community's normal ceiling.


A more useful range comes from the middle of the distribution:

Sub-$500,000 closings increased from 76 to 109, a gain of 33 transactions. Sales at $500,000 or more declined from 101 to 90, a loss of 11. All of the net increase of 22 closings occurred below $500,000.


Eight homes sold for $750,000 or more, including the $1.325 million outlier. This tier accounted for 4.0% of the latest sales, down from 7.9% in the prior period.

Why the median price declined

One visible difference is product mix. Compact homes represented more of the latest market:

  • Under-1,600-square-foot closings increased from 63 to 77.

  • Their share of the market increased from 35.6% to 38.7%.

  • The community-wide median sold home became smaller, moving from 1,835 to 1,763 square feet.

That shift likely contributed to the lower community-wide median, but medians cannot be decomposed into exact causes. The size-band evidence below shows that mix was not the only factor.

Median price declined in all four categories. Median price per square foot declined by approximately 5.5%–13.2% across those categories, with the largest drop in the 2,400-square-foot-and-larger group.


The community-wide median price per square foot declined 5.3%, slightly less than any individual size group. Compact homes generally command more per square foot, and their share of sales increased. This mix may have partly supported the overall price-per-square-foot result, making its decline less pronounced than declines within comparable size ranges.


This is why neither total price nor price per square foot should be used alone. Total price rises with home size; price per square foot generally declines as square footage increases. A useful valuation begins with the same plan or a narrow living-area range before adjusting for the individual property.

Where buyers found negotiating room

The negotiation evidence shows that sellers often adjusted their asking price before the successful sale. Among valid original-price records, 42.6% reduced before closing, up from 40.7% previously. The median reduction among reduced listings increased from $20,000 to $24,950.

  • Median sale-to-final-list ratio: 98.24%

  • Closed at or above final list: 62 sales / 31.2%

  • Reduced before sale: 84 of 197 valid original-price records / 42.6%

Once a listing reached a market-supported final asking price, the eventual sale generally stayed close to that number. Repricing before contract was more common than a large negotiation after the final price had been established.


The median gaps of 3.58% below original ask and 1.76% below final list describe relationships across different properties. They are not recommended offer discounts. Nearly one-third of sales met or exceeded final list, showing that well-positioned homes could still produce firmer outcomes.


Listing history matters. A buyer should examine the original ask, each reduction, time exposed, relisting history, condition, competing inventory, and the strength of the closest plan- and feature-matched sales. A withdrawn or expired listing may also contain an earlier price that did not carry into the successful listing number, so the export cannot reconstruct every property's complete pricing journey.

The latest 12 months produced 199 closings, or approximately 16.58 per month. Applying that pace to the snapshot gives two clearly defined supply measures:

  • All 61 active-status listings, including contingent: 3.68 months

  • The 50 apparently available listings: 3.02 months

Available-only supply is approximately 3.02 months; including the 11 contingent listings raises the ratio to 3.68 months. Pending listings are separate and are excluded from both calculations. These are snapshot-to-trailing-sales ratios, without seasonal adjustment or a forecast of future supply.

The asking inventory leaned toward the lower half of the market: 35 of 61 active-status listings, or 57.4%, were offered below $500,000. This broadly aligns with the expansion in sub-$500,000 closings, but asking prices are not completed-sale evidence.


This snapshot supports buyer choice and price sensitivity without proving an outright buyer's market. The best home within a narrow plan, condition, and lot comparison can behave differently from the community average. Live status should always be verified because contingent mapping and IDX coverage can change the count shown to the public.

How pools, golf, water, and views divide the market

These are market segments, not isolated premiums. Pool, golf, water, mountain position, plan, home size, lot, orientation, renovation, furnishing, and condition frequently overlap.


For example, private-pool homes were substantially larger than the community-wide median sold home. Golf- and water-positioned cohorts also contained larger homes. Their higher total prices cannot be assigned to one feature without controlling for the rest of the property.


The practical conclusion is narrower: the valuation of a pool, golf, or water home should begin with a comparison set that shares that feature whenever enough recent sales exist. A non-pool interior-lot sale may be useful background, but it should not carry the same weight as a similar plan with comparable orientation, outdoor improvements, and lot position.

Temporary 2026 golf-course context

The association’s published South Course refresh schedule lists a May 18, 2026 closure and a planned November 6, 2026 reopening. Its project update, published August 4 and updated September 4, reports that the project remains on schedule. Both notices were rechecked September 15. Confirm the scheduled reopening and access with the club before planning a visit. Most of the rolling 12-month period predates the closure, and the export cannot isolate a course-refresh effect on sale prices.

What closings through September 15, 2026 show

Shorter overlapping windows show lower price-per-square-foot readings, but they should be monitored rather than treated as proof of an accelerating decline.

The three-month median price of $542,500 exceeded the 12-month median of $490,000, while its median price per square foot was lower at $258.03. The three-month median home was much larger: 2,147 square feet versus 1,763. This difference in the homes sold prevents treating the higher short-term median price as clear evidence of rising values.


A separate January 1–September 15 comparison shows 146 closings in 2026 versus 140 in 2025. Median price declined from $515,000 to $491,250, and median price per square foot declined from $288.60 to $270.51. Median MLS-reported DOM shortened from 65.5 to 57 days. That window differs from the rolling comparison, where average and 90th-percentile DOM show a slower-moving tail.


One plausible interpretation is that transactions became easier to complete at lower market-clearing prices. The data describe the relationship, however; they do not prove that lower pricing caused the increase in closings.

The longer market trend since 2020

The annual table begins in 2020 because older records carry more reciprocal-feed duplication and a greater builder/new-construction component. Figures through 2024 remain from the earlier study. The sharpest repricing occurred from 2020 through 2022. The annual median reached $520,000 in both 2022 and 2024, while annual median price per square foot reached its high of $299.17 in 2022. Since then, the annual results have moved unevenly rather than following a straight line.


The 2026 year-to-date median and price per square foot sit below both 2024 and 2025. That is useful market context, but it is not a same-home appreciation index. Every year contains a different mixture of plans, sizes, conditions, views, pools, and transaction circumstances, and 2026 is incomplete.

The median of one 199-sale group was 5.8% below the median of a different 177-sale group. Lower results within every broad size category indicate softness, but the comparison does not control for every plan, renovation, lot, view, private improvement, solar arrangement, or furnishing package.

The September 15 snapshot shows 3.02 months of apparently available supply, or 3.68 months including contingent listings. Sellers often adjusted prices, but 31.2% of sales still met or exceeded final list. The evidence supports a price-sensitive market with varying conditions across plans, lots, and price ranges.


One standard pool, golf, water, or view premium

Feature groups overlap, and listing fields are incomplete. A pool home may also be larger, remodeled, golf-positioned, furnished, and better oriented. Segment medians identify useful comparison sets; they do not establish appraisal adjustments.

The ratio combines one day's active-listing count with the trailing 12-month closing pace. It changes when listings enter, leave, go contingent, close, or have their status mapping corrected. It is not a formal seasonally adjusted forecast.


A complete deed history or a historical HOA-fee ledger

The MLS export may omit private, off-market, deed-only, and differently labeled transfers. Historical association fields also mix old and inconsistent values. What the data mean for buyers and sellers

For buyers

The $490,000 median is a market reference point. A useful offer comparison begins with the same floor plan or a narrow living-area range, then accounts for permitted additions, renovation quality, lot privacy, orientation, pool, casita, garage configuration, solar terms, furnishings, and golf, water, or mountain position.


Listing history deserves attention. With 42.6% of valid original-price records reduced before sale and the highest-DOM observations taking longer, the original ask, reductions, relisting history, and total exposure help explain a home’s position in the market.


Approximately 3.02 months of apparently available supply created choice, yet 31.2% of recent sales met or exceeded final list. A rare plan, exceptional renovation, superior view, or correctly priced new listing may face a different competitive set.


For sellers

The market rewarded asking prices supported by comparable sales. About 43% of valid original-price records reduced before sale. Median DOM shortened slightly, but average DOM increased as the slow-moving tail lengthened. An ambitious opening price can result in longer exposure and public reductions.


The strongest launch price comes from recent like-for-like sales. A private pool, casita, three-car garage, owned solar, comprehensive renovation, or premium golf/water position may justify a narrower and higher comparison set, but each feature needs evidence. The highest active competitor is still an unconfirmed seller expectation.

Recorded closes span March 15, 2024 through September 11, 2026. Annual history through 2024 is retained from the August study; the newer export confirms 2025 and refreshes 2026.

  • Primary comparison: 199 closings from September 16, 2025–September 15, 2026 versus 177 from September 16, 2024–September 15, 2025. Each period contains 365 days; dates use the reporting cutoff rather than the last individual closing.
  • Community and duplicate review: All 533 supplied community records are retained. No duplicate listing numbers or supported same-property, same-price, same/adjacent-date closed transactions were identified. No lease-rate price artifacts were found. An inconsistent parcel prefix was checked against community and property descriptions rather than excluded automatically.
  • Prices and living area: Price per square foot is recalculated as each closed price divided by reported living area, then summarized across individual sales. All current prices and living areas are positive and plausible. Dollar figures are nominal. Distribution percentiles use inclusive linear interpolation.
  • Original-price calculations: The earlier study’s two unresolved original-price exclusions remain excluded only from original-price ratios and reductions: one apparent decimal/place-value error and one large upward original-to-final asking-price change whose original ask could not be verified. No corrected price is invented. This leaves 197 current and 177 prior observations; both sales remain in all other measures. Median dollar and percentage reductions are calculated separately among reduced listings.
  • Days on market: All 199 current-period and 177 prior-period closings have valid nonnegative MLS DOM. This may omit earlier exposure under other listing numbers and does not include the full escrow period.
  • Feature groups: Pool classification requires affirmative private-pool coding. Golf requires an affirmative golf-course lot or view field. Mountain and water groups require affirmative view fields; community amenities and water-service fields do not qualify. Groups overlap; a missing tag does not prove a feature is absent.
  • Inventory: The 50 active records without a contingent flag and 11 with a contingent flag partition the 61 active-status listings. Six pending records are separate. All-active asking statistics include contingent records. Supply equals the selected inventory count divided by 199/12 closings per month. Asking prices are not known contract prices.
  • Shorter periods: Three-month and six-month samples run June 16–September 15 and March 16–September 15, 2026. The same-date year-to-date comparison uses January 1–September 15 in both years. These periods overlap the primary rolling sample.
  • Historical reconciliation: The new export reproduces the earlier 203-sale rolling-period count, volume, median price and DOM, and the 2025 annual results. It adds 13 closes after August 7 to the former 133-sale 2026 YTD count. Earlier 2020–2024 figures remain from the August analysis; that older source’s off-community, lease-rate and reciprocal-feed cleaning has not been repeated from this shorter export.
  • Coverage limitations: Private, off-market, deed-only, certain builder and differently labeled transfers may be absent. Canceled, expired, withdrawn and relisted records do not form a complete property-level pricing history.
