From June through August 2026, the covered Coachella Valley areas recorded 1,760 sales of single-family homes, condos and townhomes in the supplied MLS data. The median sold price was $572,250, compared with $589,000 in the same three months of 2025—a 2.8% decrease. Median reported marketing time was 55 days. These are market-level comparisons of different homes sold, not a measurement of any one home’s appreciation.
At the September 19 snapshot, this market had 2,665 active listings without a contingent flag, 300 active listings with a contingent flag, and 273 pending listings.

Reading the market
Does the median price tell me what my home is worth?
No. It is the middle price among the selected recorded sales. The mix of sizes, locations, property types and conditions can change from one period to another. A specific home needs recent comparable sales and property-level analysis.
Why do some comparisons or prices show a dash?
Price and negotiation medians require at least five usable sales. Year-over-year changes require at least ten usable sales in both periods and complete supplied coverage for both windows. Missing data is never treated as zero sales.
Why can’t I compare every period with last year?
Year-over-year comparisons require matching date coverage and enough usable sales. The latest twelve-month comparison includes two unverified dates in October 2024, so its percentage is withheld. Recent three-month, latest-month and year-to-date comparisons are available when sample sizes allow.
How current are active and pending listings?
They reflect the supplied September 19, 2026 export, not a live listing feed. Listings may have changed since that snapshot. Active listings carrying a contingent flag are shown separately. Visit Bloom for current home-search availability.
Which properties and locations are included?
The default includes single-family homes, condos and townhomes in nine cities plus Bermuda Dunes. Manufactured-on-land listings have a separate filter. RV lots, timeshares, co-ownership, stock cooperatives, unspecified types and two-to-four-unit properties are excluded. Other unlisted areas, off-market transfers and builder sales outside the MLS are not represented.
Sources, coverage and calculation methods
Source: six MLS CSV exports supplied by Mark Miller on September 19, 2026. Source filenames do not consistently describe their actual date ranges. Calculations use the records’ dates and statuses.
- Coverage: February 19, 2024–September 19, 2026. October 19–20, 2024 remain unverified in the supplied exports; October 2024 is labeled partial and excluded from the full-month trend line. The files do not prove that every transaction in an area was included.
- Reconciliation: 23,157 source rows; 38 repeated listing rows and 17 same-property, same-date, same-price duplicate transaction rows removed. Repeat sales on different dates remain.
- Property scope: 22,752 records in the default house/condo/townhome scope, including 19,514 closings across all supplied dates. Another 79 manufactured-on-land records are available separately. 271 records in other property classes are excluded.
- Geography: Grouping follows MLS city and subdivision fields. Obvious trailing subdivision codes and a small set of known aliases are normalized. Ambiguous subdivision names remain separate. “Unspecified / other subdivision” is not a single community. PGA WEST phases remain separate.
- Medians: Sold prices are medians of recorded closing prices. Price per square foot is the median of each sale’s price divided by its reported living area. These are nominal dollars and are not adjusted for inflation, concessions or changes in property mix.
- Field quality: Negative or missing MLS days are excluded from time metrics. Nonpositive square footage is excluded from price-per-square-foot metrics. Original and final asking-price ratios outside 25%–200% are treated as unusable denominators; the sale remains in price and volume measures. Each metric uses its own usable-record count.
- Small samples: Fewer than five usable sales suppress a median. Five to nine is a small sample. Year-over-year changes require ten usable sales in each period; this threshold is an editorial guardrail, not a statistical confidence guarantee.
- Inventory: Counts retain separate active, contingent-flagged active and pending listings. They describe listings rather than deduplicated properties. The current files cannot reconstruct earlier monthly inventory. No historical inventory or months-of-supply trend is implied.
- Privacy: Interactive data contains only the numeric and categorical market fields needed for calculations. Private remarks, showing instructions, access codes, addresses, parcel IDs and agent information are omitted.
- Update process: Preserve this baseline and append validated new exports. Extend coverage only when the missing period has actually been supplied. Future updates should include completed-month sales plus a dated active/pending snapshot.
