More closings, a higher median

Palm Springs recorded 94 closed sales in October 2026, with a median sold price of $647,500. Compared with September 2026, the number of closings rose 10.6% while the median rose 15.8%. What changed this month

Closed sales fell 26.6% from October 2025. The median sold price rose 12.2% over that same comparison. The median price per square foot rose 11.9% from a year earlier. At $397.1 per square foot, that measure adds another view of the mix of homes sold, although it still reflects differences in property type, condition and location.

The typical completed sale reported 41 days on market. That compares with 51.5 days in September 2026; these are the marketing times of the homes that closed in each month. A closing count is a completed-sale measure, so it should not be read as a count of new contracts signed during the month.

The three-month perspective

Across August–October 2026, Palm Springs recorded 266 sales at a $587,000 median. Sales volume fell 25.1% from the same three months a year earlier. The median price fell 2.2% over that comparison. The median price per square foot fell 2.9% from a year earlier. Median marketing time was 52 days versus 66.5 days a year earlier. The monthly increase in closings therefore sits alongside a lower year-over-year sales pace across the three-month period. Reading the two periods together helps separate a one-month change from a broader trend. Neither comparison holds the mix of homes constant.

Which homes shaped the median?

Single-family homes accounted for 50 of the 94 closings, with a $954,000 median sold price. There were 44 condominium sales. Townhomes accounted for 0 closings. The largest price band was below $500,000, with 32 sales (34%). The next largest was $500,000–under $750,000, with 22 sales. The citywide median therefore belongs in context. Use the community, property-type and price filters below to narrow the comparison to the homes you are considering.

Negotiation and the listing picture

The median sale closed at 97.6% of its final asking price and 96% of its original asking price. 69 of 94 sales with usable asking-price data (73.4%) closed below the final asking price. Final asking prices can already reflect earlier reductions. These ratios do not deduct seller credits or other concessions, and they are not a promise of a particular discount.

The separate November 1, 2026 inventory snapshot contained 707 active listings without a contingent flag, 66 active listings with a contingent flag and 64 pending listings. The median active asking price was $749,999. This is a dated listing snapshot, not today’s live availability, and it does not move forward merely because another month of closings is added.

How to use this report

For buyers: Start with the neighborhood and home type, then check recent comparable closings and live competition. A lower citywide median alone does not show that an otherwise comparable home has become cheaper.

For sellers: Review the original asking price, reductions and marketing time of competing homes as well as their closing prices. The negotiation figures help frame expectations; the correct pricing comparison is still the relevant set of comparable properties.

Source: retained Flexmls closed-sale history and the shared market release. Each median uses its own valid records; fewer than five is withheld and percentage comparisons require ten in both periods. This citywide report stays separate from any filters selected below.

Reading the market

Does the median price tell me what my home is worth?

No. It is the middle price among the selected recorded sales. The mix of sizes, locations, property types and conditions can change from one period to another. A specific home needs recent comparable sales and property-level analysis.

Why do some comparisons or prices show a dash?

Price and negotiation medians require at least five usable sales. Year-over-year changes require at least ten usable sales in both periods and complete supplied coverage for both windows. Missing data is never treated as zero sales.

Why can’t I compare every period with last year?

Year-over-year comparisons require matching date coverage and enough usable sales. Available covered comparisons include latest 3 complete months, latest complete month, latest 12 complete months, 2026 through october. Comparisons with incomplete supplied history or too few usable sales are withheld.

How current are active and pending listings?

They reflect the supplied November 1, 2026 export, not a live listing feed. Listings may have changed since that snapshot. Active listings carrying a contingent flag are shown separately. Visit Bloom for current home-search availability.

Which properties and locations are included?

The default includes single-family homes, condos and townhomes in nine cities plus Bermuda Dunes. Manufactured-on-land listings have a separate filter. RV lots, timeshares, co-ownership, stock cooperatives, unspecified types and two-to-four-unit properties are excluded. Other unlisted areas, off-market transfers and builder sales outside the MLS are not represented.

Sources, coverage and calculation methods

Source: one all-area Flexmls closed-sales export downloaded November 1, 2026, covering August 1, 2026–October 31, 2026, plus the preserved six-export baseline supplied September 19, 2026 for earlier sales. Calculations use record dates and statuses. The verified search includes GPS MLS, CLAW, Conejo Simi Moorpark, CRMLS, High Desert and Southland Regional data sources. A separate all-area inventory export downloaded November 1, 2026 supplied 3,813 raw active, contingent-active and pending records; 3,813 records match the supported property types.

  • Coverage: Supplied closing intervals are February 19, 2024–October 18, 2024; October 21, 2024–October 31, 2026. Dates between these intervals remain unverified. Partial months are labeled and excluded from the full-month trend line. These files do not prove that every transaction in an area was included.
  • Reconciliation: The refreshed window contains 1,423 closed records, with no repeated listing numbers or same-property/date/price duplicate candidates. Its aggregates replace 1,269 overlapping records in the input master; earlier history is retained. Changes from the previous release are saved in the refresh reconciliation report.
  • Property scope: The refreshed window includes 1,415 default-scope sales: 1,025 single-family homes, 384 condos and 6 townhomes. 8 manufactured-on-land sales are available separately. Other property classes are excluded.
  • Geography: Grouping follows MLS city and subdivision fields. Obvious trailing subdivision codes and a small set of known aliases are normalized. Ambiguous subdivision names remain separate. “Unspecified / other subdivision” is not a single community. PGA WEST phases remain separate.
  • Medians: Sold prices are medians of recorded closing prices. Price per square foot is the median of each sale’s price divided by its reported living area. These are nominal dollars and are not adjusted for inflation, concessions or changes in property mix.
  • Field quality: Negative or missing MLS days and nonpositive or missing square footage are excluded from their respective metrics. Original and final asking-price ratios outside 25%–200% are excluded; sales remain in price and volume measures. Each metric uses its own usable-record count. In the refreshed window, 13 days-on-market values, 0 square-footage values, 1 final-list denominators and 6 original-list denominators are excluded.
  • Small samples: Fewer than five usable sales suppress a median. Five to nine is a small sample. Year-over-year changes require ten usable sales in each period; this threshold is an editorial guardrail, not a statistical confidence guarantee.
  • Inventory: Counts retain separate active, contingent-flagged active and pending listings. They describe listings rather than deduplicated properties. The current files cannot reconstruct earlier monthly inventory. No historical inventory or months-of-supply trend is implied.
  • Privacy: The refreshed quarter is published as precomputed aggregate statistics, with medians suppressed below five usable sales. Historical sales and the dated inventory snapshot are also published only as aggregates; no individual sale rows are embedded. Private remarks, showing instructions, access codes, addresses, parcel IDs and agent information remain local and are never included in this update.
  • Update process: Preserve the private master, replace overlapping closing windows with verified complete exports, and retain older history. Replace inventory in full with each verified snapshot; retain prior snapshots separately. Inventory is dated November 1, 2026. The same versioned aggregate release supplies every connected city page and the configured comparison snapshots.
