Cotino is not simply a collection of new homes with Disney branding. It is a developing residential community built around three overlapping experiences: privately owned homes and neighborhood amenities, an optional private Artisan Club, and a separate public-facing waterfront district planned around Cotino Bay.

That structure is the key to understanding the community. The right Cotino purchase depends not only on the floor plan, but also on the builder, collection, age designation, homesite, association obligations, club decision, nearby construction and how much certainty a buyer expects from a community that is still being built.

  • Disney shapes the identity, but third-party builders sell the homes: DMB Development is the master developer, while multiple builders participate across four home collections.

Villa homes generally provide the most approachable footprint within the current catalog and may fit buyers who value new construction without moving into the community’s largest residences.

Cottage Collection

Cottage homes are associated with Longtable Park, Cotino’s designated 55+ neighborhood. Age qualifications and occupancy rules should be confirmed through the controlling documents.

Grand Collection

Location and Everyday Life

Cotino occupies a central Rancho Mirage position framed generally by Gerald Ford Drive, Bob Hope Drive, Frank Sinatra Drive and Monterey Avenue. The location provides practical access to Eisenhower Health, Sunnylands, The River, Palm Desert and Palm Springs International Airport.

Inside the community, the plan emphasizes promenades, parks, neighborhood connections and Cotino Bay. Outside the community, most errands and regional destinations remain car-oriented. Cotino may feel internally walkable without functioning like a conventional urban downtown.

How Ownership, Artisan Club and Cotino Bay Access Work

Cotino’s most important ownership distinction is that one home purchase does not unlock every community experience. Costs and access operate in three separate layers.

The applicable HOA and any neighborhood-specific obligations attach to the home. Included common areas and resident privileges depend on the governing documents for that property.

Optional private layer

Artisan Club

Eligible homeowners may apply and pay separately for private club beaches, water recreation, dining, fitness, sports, wellness and programming. Ownership alone is not membership.

Separate public layer

Cotino Bay Beach, Dining & Shops

The future public-facing waterfront district is separate from both homeownership and the private club. Admission, purchases, hours, capacity and visitor rules may apply.

Buyer rule

Verify the specific home’s association obligations, club eligibility, membership costs, access terms and any special assessments before signing. Marketing summaries do not replace the current governing and transaction documents.

How to Evaluate a Cotino Home and Homesite

The model-home experience can make the interior plan feel like the main decision. In practice, the homesite may have just as much influence on daily life and long-term desirability.

Evaluate:

  • Builder, collection and controlling purchase documents
  • What is included compared with model-home upgrades
  • Sun orientation and afternoon heat exposure
  • Mountain, water or neighborhood views
  • Privacy, lot shape and relationship to neighboring homes
  • Proximity to parks, gates, roads, amenities and public areas
  • Current and future construction around the property
  • The all-in cost of landscaping, pool, shade, window coverings and other improvements

An east-facing outdoor area may become comfortable earlier in the afternoon, while western exposure can intensify heat and shade requirements. Orientation also changes views, window exposure, pool conditions and outdoor dining. Visit the homesite at different times of day whenever practical.

What Is Open Now—and What Is Still Developing

As of August 2026, Cotino is operating but remains an active phased development. The distinction between open, available and planned matters because construction conditions and access will continue changing.

Use the Cotino market and development update for the current model lineup, inventory, recent sales and construction milestones rather than relying on a market paragraph that becomes stale.

Rental Rules and Tenant Amenity Access

Rancho Mirage prohibits residential rentals of 27 consecutive calendar days or fewer. A Cotino rental listing therefore needs a minimum stay of at least 28 consecutive days, and advertising a shorter stay is prohibited even if no reservation is accepted. Cotino’s association documents may impose additional leasing restrictions.

Current club guidance indicates that tenants do not receive Artisan Club privileges. Owners should not advertise the private beaches, pools, fitness facilities, courts, dining, programming, Parr House or other club experiences as tenant amenities.

Once the public-facing Cotino Bay district opens, renters may be able to use its dining, shopping, events and designated beach experiences in the same manner as other public visitors, subject to admission charges, operating policies, capacity and availability. That public experience will remain distinct from private Artisan Club membership.

Rental value should stand on the home and lawful public experience.

Evaluate the property based on the residence, minimum rental period, association restrictions, location and future public destinations—not an assumption that a tenant will inherit the owner’s private-club access.

Who Cotino Fits—and Who May Prefer an Alternative

Cotino is likely to appeal most strongly to buyers who value new construction, water-centered recreation, Disney-influenced placemaking, social programming and the opportunity to participate in a community while it is still taking shape.

Other buyers may prefer an established neighborhood, a golf-centered club, fewer layers of recurring cost, larger finished homesites, greater certainty about surrounding development or a community where the principal amenities are automatically included with ownership.

Is Artisan Club membership mandatory for Cotino homeowners?

No. Artisan Club membership is voluntary and separately paid. A buyer should decide whether the home and non-club portions of Cotino justify the purchase independently, then evaluate whether the private beaches, fitness, dining, sports and programming add enough value to support membership.
