Choosing a Sun City Palm Desert floor plan is easier when you can see how the rooms connect and picture your everyday routine. Whether you need space for overnight guests, a quiet home office or relaxed entertaining, this guide lets you explore 50 archived drawings, compare layouts side by side and build a shortlist of homes to tour.

  • Explore 50 archived floor plans, from 979 to 3,236 sq ft. Open the original drawings, filter the choices and compare up to three models.
  • Count rooms by how you will use them. Two bedrooms plus a den is different from two bedrooms with a den option that replaces the guest room.
  • Compare where the space goes. Guest privacy, kitchen connections, office placement and garage storage can matter more than a small difference in square footage.
  • Use the drawing to build a shortlist. Builder options, mirrored layouts, guest suites and later changes mean the individual home still needs its own review.

Four comparisons that explain the tradeoffs

These are starting points for understanding layouts, not a popularity ranking. The observations below come from reading the archived drawings; renovations and builder options can change what you find on a tour.

Compact home or separate office?

Lanai vs. Morocco

Lanai: 1,199 sq ft. Morocco: 1,649 sq ft. Both show two bedrooms. Morocco adds a separate den/study, while Lanai has distinct living and dining spaces without a separate den. Morocco’s additional 450 sq ft changes the room choices, not just the room sizes.

Lanai also shows an oversized garage. A smaller interior does not automatically mean less useful garage space.

Similar room count, different placement

Morocco vs. St. Croix

Morocco: 1,649 sq ft. St. Croix: 1,995 sq ft. Morocco’s den sits beside the rear great room and primary bedroom. St. Croix’s den is near the entry, between the kitchen side and guest-bedroom wing.

Picture an office call while someone cooks or watches television. Which position better suits your routine? Check the actual doors and walls; an opening drawn on the sheet does not promise acoustic privacy.

Three bedrooms or two plus a den?

Monaco vs. Monterey

Monaco: 2,177 sq ft. Monterey: 2,322 sq ft. Monaco labels three bedrooms and separates living and family spaces. Monterey shows two bedrooms plus a den/third-bedroom option and a great room with a separate dining area.

The difference is only 145 sq ft. The more useful distinction is how each plan divides the space, where visitors sleep, and whether an office needs to stay available when guests arrive.

Guest suites and larger homes

Marseille vs. Tuscany

Marseille: 2,895 sq ft. Tuscany: 3,146 sq ft. Marseille’s drawing places a guest suite across the courtyard and a den inside the main house. Tuscany shows two primary suites, a study, formal living/dining and a family room.

More square footage does not guarantee more designated bedrooms. Decide whether your priority is a separate guest entrance, two substantial suites, or the arrangement of indoor entertaining spaces.

How to read a floor plan before a tour

Trace an ordinary day through the house

Find the front entry, garage entry, kitchen, primary bedroom and patio doors. Follow the route for carrying groceries, doing laundry, having breakfast and taking dinner outside. Look for paths that cut through furniture groupings or force frequent trips through a room you expected to keep quiet.

Give each room one job before giving it two

A guest bedroom that doubles as an office can work well for occasional visits. It works differently if a visitor stays several weeks and you still need a desk every morning. On plans such as Hummel, Garnet, Towle and Lalique, the den can be an alternative use of a bedroom. On plans such as Morocco and St. Croix, the den is separate from the two bedrooms.

Words such as optional, den/bedroom, retreat and study need to be read in context. They do not establish that every home has an additional enclosed bedroom.

Look at bathroom access, not only the total

Three bedrooms sharing a hall bath can feel very different from three bedroom suites. Find the door to each bathroom. Ask whether daytime guests would enter someone’s bedroom, whether a powder room serves the living area, and how much privacy overnight visitors would have.

Compare a great room with divided living spaces

A great room makes it easier to gather around cooking, conversation and television in one area. Separate living and family rooms give people more options to use different spaces at the same time. Neither arrangement is automatically better. Stand where the sofa, dining table and television would go and check the view from each position.

Measure the garage as carefully as a room

A cart/storage area is not automatically a third full-size car bay. Door width, garage depth, the shape of the extra space and installed cabinets determine what fits. Bring the dimensions of your vehicles, golf cart, bikes and storage needs. The archived St. Croix sheet, for example, shows a two-car garage; a listing with another arrangement needs to be checked as an individual variation.

Bring your furniture measurements. Room dimensions are useful, but doors, windows, circulation paths, built-ins and television placement decide how much of the room can actually hold furniture. The drawings are reference illustrations and are not a substitute for measuring the home.

Living area versus “total under roof”

The garage, covered patio and porch can be included in a brochure’s total under roof. They are not all interior living area. Keep those figures separate when comparing home sizes.

Lanai: 1,199 sq ft of living area + 558 sq ft of garage + 40 sq ft of entry porch = 1,797 sq ft under roof. Use the living-area number when comparing interior size.

These totals apply to the particular archived sheets. An optional covered patio, guest house or expanded room can produce another total. Before treating an addition as living area, check the listing’s measurement source and the property’s supporting records.

The six plan families, without the guesswork

The archive groups the 50 reference models into six families. The size ranges overlap: an Estate can be smaller than a Premier, and a Terrace can exceed 2,000 sq ft. Use the family to organize your search, then judge the actual drawing.

Terraces5 reference plans · 979–2,196 sq ft

Five references, including Limoges and Hummel plus Plans 5173, 5174 and 5175. The broad range is a reminder to compare drawings instead of assuming every Terrace is a compact seasonal home.

Classics11 reference plans · 1,021–1,603 sq ft

Eleven references, from Maui through Jensen. Several are compact two-bedroom layouts, but den arrangements vary: a guest-bedroom alternative is different from a separate flex room.

Models: Maui, Gorham, Lanai, Christofle, Barbados, Antigua, Towle, Tiffany, St. Maarten, Cayman, Jensen.

California Casual2 reference plans · 1,080–1,160 sq ft

Pasadena and Newport. Compare Pasadena’s one-bedroom/den options with Newport’s two-bedroom arrangement rather than treating the two small plans as interchangeable.

Duplexes4 reference plans · 1,174–1,766 sq ft

Garnet, Topaz, Opal and Amethyst. These are the archive’s attached-plan group. Inspect the actual shared-wall, patio and maintenance conditions when touring.

Premiers16 reference plans · 1,319–2,322 sq ft

Sixteen references with a wide range of room divisions, including Morocco, St. Croix and Monterey. Some have a great room; others divide living and family spaces. Their size range overlaps the Estates.

Models: Waterford, Orrefors, Fostoria, Dublin, Morocco, Lalique, Lenox, Tangier, Marrakech, Baccarat, Montego, St. Croix, Casablanca, Sonora, Victoria, Monterey.

Estates12 reference plans · 1,975–3,236 sq ft

Twelve references beginning with Emerald and ending with Provence. Additional size may go to suites, separate entertaining rooms, a study or cart storage. More square footage does not automatically add another bedroom.

Models: Emerald, Solitaire, Monaco, San Remo, Pavé, Marquis, St. Tropez, Portofino, Regent, Marseille, Tuscany, Provence.

For Duplex plans, examine the shared-wall location, patio privacy, exterior maintenance obligations and any additional assessments for the specific property. “Attached” describes the building arrangement; it does not answer every question about ownership or responsibility for repairs.

Why a listing may differ from the brochure

The association’s archive explains that original options, mirrored builds, interior alterations, expansions and guest-house additions can create variations. That is why a model name is a useful starting point for research, but not a complete description of the home.

  • Mirrored layout: the same room arrangement may be reversed left to right. That can change which rooms face a neighboring home, a view or afternoon sun.
  • Different option package: a den may have been enclosed, a bedroom configured differently, or a guest-suite option included.
  • Later work: remodeled kitchens, changed openings and room additions can make two homes with the same model name feel different.
  • Different area figures: ask whether the stated size comes from the original brochure, assessor records, a floor-plan measurement or another source. Resolve a material discrepancy before relying on it.

Also compare patio orientation, window exposure, usable shade, side-yard privacy and the relationship to golf or perimeter roads. A reversed plan on a different lot can produce a different living experience even when the interior room list is the same.

Layout fit and market value are separate questions. A high number of sales in one size band does not prove that buyers prefer that model; the community may simply contain more homes of that size. Frequently asked questions

How many Sun City Palm Desert floor plans are there?

This guide includes 50 reference plans from the association’s archived May 26, 2024 flipbook, grouped into six families. The association describes more than 50 plans overall. Original options, mirrored versions and owner changes mean the 50 reference sheets do not represent every built variation.

Which floor plan is best for two bedrooms and an office?

Start by looking for a separate den, study or flex room in addition to two bedrooms. Morocco, St. Croix, Montego and Monterey are useful starting examples. Confirm that the flex room is actually present and separate from the guest bedroom, and check doors and noise before deciding it will work as an office.

Why does a listing show a different bedroom count or square footage?

The home may have a different original option, an enclosed den, a guest suite, an expansion or another alteration. The listing may also use a different measurement source. Compare the actual room arrangement and supporting property records with the archived drawing; do not assume the model name resolves the difference.

Do all Sun City Palm Desert homes have a golf-cart garage?

No. The archived sheets show different garage arrangements. Some label a cart/storage area, some describe a two-car garage, and Limoges shows a smaller garage. A cart area is not necessarily a full third-car bay. Measure the clear dimensions and door openings of the home you are considering.

Are the archived plans the same as the homes for sale today?

They are reference layouts. The association describes single-level homes and notes that original options, mirrored plans and subsequent changes can produce differences. Use the drawings to choose homes to tour, then verify the actual layout, steps, room dimensions, outdoor spaces and additions.

Sources, drawing notes and corrections

It is an archive of plans and options, not a census of every built variation or a list of available homes.

Method: living-area figures and families follow the archive’s two-page index. Room descriptions and flex-space labels were checked against the corresponding plan drawings. We mapped the actual drawing pages because some embedded index links land on facing elevations or blank pages. Descriptions of how a layout may suit a buyer are editorial interpretations of the drawings.

Corrections: Emerald’s sheet shows 2½ baths, rather than the index’s two. Hummel, Garnet, Towle and Lalique show two-bedroom arrangements with a den alternative; those rooms are not counted twice. Marseille, Tuscany and Provence show a den or study omitted by the index’s flex flag. Portofino shows a retreat/office, and St. Maarten notes an optional third bedroom. A den, study or retreat is not automatically another legal bedroom.

Area notes: card values are approximate archived living areas, not total-under-roof figures. Limoges has a separately labeled two-bedroom option at approximately 1,002 sq ft. Options and later changes may affect square footage, bath counts, garages and guest accommodation. Confirm the current home’s layout, measurements and supporting records before relying on a brochure.
