Travertine is one of south La Quinta’s largest approved development plans. This tracker follows the project from public approvals toward the permits, infrastructure, construction and eventual openings that will determine what actually takes shape.

  • Current official status: Approved. The City’s planning page continues to identify Travertine as an approved project.
  • Latest documented preparatory step: A geotechnical investigation order became effective July 1, 2025. Completion of that work has not been verified here.
  • Latest field record: Mark Miller’s September 30, 2026 photographs document the open land, dike, Trilogy edge and surrounding mountain setting.
  • Construction and sales: A vertical-construction start, residential sales launch and opening date have not been verified for this tracker.

What is planned?

The City describes an approximately 855-acre mixed-use project near Coral Mountain, south of Avenue 60 and west of Madison Street. TRG Land is the applicant identified on the City’s project page.

Residential

Up to 1,200 dwellings

The approved plan accommodates a mix of residential product types and two community parks. Final releases, builders, floor plans and prices will require separate confirmation.

Hospitality

Resort, spa and wellness

The program includes a boutique hotel, resort villas, restaurant and wellness facilities. Approval establishes permitted uses rather than an operating resort.

Recreation

Golf and public trails

The approved mix includes a golf academy, clubhouse and banquet restaurant, plus a public trail network. These should not be presented as amenities already open to visitors.

Open space

Conservation and drainage

Natural open space and drainage infrastructure are major parts of the plan. The land visible in a photograph should not automatically be classified as future housing.

1. Project approvals — established in 2024

City Council approved the main project resolutions on August 6, 2024. CEQAnet records a separate September 17, 2024 second-reading approval for Ordinances 616 and 617 covering zoning and the development agreement.

2. Site investigations — authorized in 2025

Order R7-2025-0018 authorizes temporary access-road clearing, 16 geotechnical borings and 12 test pits in preparation for future development. Disturbed areas are to be restored. This is an investigation authorization, not confirmation that the homes are under construction.

3. Access, drainage and utilities — next evidence to verify

Watch for issued grading and improvement permits, agency permissions for crossings, approved utility work and dated evidence of actual installation. A proposed road or an existing dirt track alone does not establish that this milestone is complete.

4. Vertical construction — not verified here

A building-permit record paired with dated foundations, framing or identifiable building work would support a construction milestone. Future updates should name the phase and location instead of describing all 855 acres as under construction.

5. Sales and openings — future confirmation

A verified homebuilder announcement, public sales release, occupancy approval or official opening announcement would establish a later milestone. Planned capacity and forecast dates are not completed homes or open amenities.

September 30, 2026 field record

The photographed views show extensive open ground, tracks and grid-like disturbance, existing flood-control infrastructure and the established Trilogy neighborhood. No unmistakable new vertical home construction is identifiable in these views. Without an earlier comparable photo or a matching permit record, the visible disturbance cannot be dated or attributed to a particular new construction phase.

What nearby residents should watch

Madison Street and Avenue 62 answer different access questions. The approved Madison alignment south of Avenue 60 is private emergency access, while the Avenue 62 crossing has prompted questions about road elevation, headlights, noise and views. The City’s August 2024 hearing record preserves residents’ concerns.

First dated photo baseline for this tracker

Mark photographed the project vicinity following the Madison–Avenue 60, Trilogy edge and southern-view route, with additional mountain and Lake Cahuilla context. The tracker launches with these photographs and annotated orientation views. No confirmed homebuilding start or opening date was established in this review.

  • Permits: an issued grading, infrastructure or building permit tied to a named phase.
  • Agency work: a documented crossing or utility approval and identifiable work on the ground.
  • Field change: comparable dated photographs showing new activity at the same location.
  • Sales: a verified builder, floor-plan release, pricing or official sales announcement.
  • Openings: an official, supported date for occupied homes or operating amenities.

Is Travertine approved?

Yes. La Quinta approved the main project resolutions on August 6, 2024. The zoning and development-agreement ordinances received second-reading approval on September 17, 2024. Later permits and infrastructure approvals remain separate steps.

Has home construction started?

This tracker has not verified a start of vertical home construction. The September 30, 2026 photographs show open land and existing corridors in the photographed views. The 2025 investigation authorization does not establish a homebuilding start.

When will Travertine open?

No confirmed opening date is established here. Dates in planning documents describe anticipated or approved schedules; permits, access, utilities and actual construction need to support any future opening claim.

Will Madison Street become a public through-road?

Are prices, builders and floor plans available?

This tracker has not verified a residential sales launch, current pricing, selected homebuilder or public floor-plan offering. The approval for up to 1,200 dwellings is an entitlement, not an inventory of homes for sale.
