At Cotino in Rancho Mirage, the Disney name describes the community experience, but four independent builders create the homes. Shea Homes, Davidson Communities, Woodbridge Pacific Group and Brian Foster Residences occupy different parts of the floor-plan catalog. Start with the space your household needs and the particular homesite, then compare builders.

A builder name does not tell you what is included in the price, whether a specific home is available, or whether its homesite is age-qualified. Those details change by release and contract. This guide uses the 41 named designs in DOI’s floor-plan library as a design catalog, with the official Cotino home-collection and builder pages as primary references. Longtable Park 55+ status follows a designated neighborhood and homesite. Its current published offering includes Villa, Cottage and Grand homes; confirm builder, age qualification and occupancy terms for the exact lot.

Shea Homes: The Broadest Range of Home Categories

Shea is the only builder represented in DOI’s Villa and Cottage profiles, and it also builds Grand homes. Villa uses a rear-entry garage and a smaller residential footprint; Cottage homes in the current catalog sit within the Longtable Park 55+ offering; Shea’s Grand plans add more room without moving into the Estate collection. That makes Shea the practical first stop when you have not yet decided between compact, age-qualified and mid-size living.

DOI’s catalog includes Patina, Tapestry and Hue in Villa; six Cottage designs from Pastel to Moderne; and Sonora, Melodia, Aerion and Panoramica in Grand. Study the home collections guide for differences in garage placement and homesite frontage. If you want 55+ living, do not assume every Villa or Grand lot qualifies. Disney identifies designated Villa, Cottage and Grand opportunities in Longtable Park, with status determined at the homesite level.

Ask Shea: Which exact homesites are available in the collection I want? Which elevations, bedrooms, garage changes and outdoor features are included in the quoted home? How do the base specifications differ among Villa, Cottage and Grand?

Davidson Communities: Grand to Large Estate

Davidson is the bridge between Cotino’s Grand and Estate collections. Its Grand designs begin with plans such as Cielo and Reverie and extend through larger variations such as Canvas II and Hideaway II. Its Estate profiles include Portrait, Portrait II and Season. This range makes Davidson relevant when a household needs more bedrooms, dedicated guest space, or a layout that can grow well beyond the middle of the Grand catalog.

The two collections should still be evaluated separately. An upgraded Grand home can overlap an entry Estate home in finished price, while the Estate homesite may change yard possibilities and the relationship to neighboring construction. Davidson describes opportunities to personalize homes, but buyers should request the actual structural-options sheet and an itemized finished-home worksheet rather than infer what a model includes.

Ask Davidson: Which base plan and elevation are priced? How do optional bedrooms, casitas, garage layouts and outdoor rooms affect both price and square footage? Which Grand or Estate homesites fit the same completed budget?

Woodbridge Pacific Group: Single-Level Estate Living

Woodbridge concentrates on Cotino’s Estate collection. The nine named profiles in DOI’s library include Windsong, Daybreak, Sandstone, Westwind and Harmony, plus related expanded versions. Its official Cotino presentation emphasizes covered outdoor space, large openings between inside and outside, entertaining yards and flexible rooms. That is a useful starting point for buyers who want Estate homesite scale while keeping daily living on one level.

A broad yard is only useful when the actual lot orientation, setbacks and permitted improvements suit your plans. Compare where the pool, shade, dining area and guest rooms would sit on each specific lot. The builder’s feature list distinguishes some included systems from options; get that distinction in writing. Westwind II is a helpful plan to examine for a larger Woodbridge configuration.

Ask Woodbridge: Which structural changes are available on this lot? What is included in landscaping, fencing, solar and mechanical systems? How much usable yard remains after a pool, setbacks and outdoor living areas?

Brian Foster Residences: Distinctive Estate Designs

Brian Foster’s Cotino offering sits in Estate. DOI profiles Mirage, Stellar, Serene and Pinnacle, with base areas above 4,000 square feet. Disney presents these homes around expressive architecture, large entertaining areas and options for substantial guest accommodation. Pinnacle shows a detached guest-house arrangement in its published plan, while Stellar offers a different mix of flex and garage space.

These designs warrant close inspection of what is built into the base home versus shown in an illustration or model. A striking elevation, larger glass openings and additional guest rooms can materially change a finished budget. Architecture should also be judged on the real homesite: afternoon exposure, privacy, view direction and neighboring homes matter as much as a rendering.

Ask Brian Foster: Which renderings depict included specifications? What design and structural options are available for the selected lot? How are the guest spaces, outdoor improvements and completion schedule priced?

How I Would Compare Two Cotino Homes

1. Match the household

Start with bedrooms, stairs, work space, guests, garages and whether a designated 55+ homesite is required.

2. Match the lot

Compare orientation, views, privacy, future construction, public-area proximity and usable outdoor dimensions.

3. Normalize finished cost

List the plan, lot premium, structural options, design choices, landscape, pool and any builder charges side by side.

4. Verify timing and access

Confirm completion, contract milestones, association documents and separate Artisan Club or beach arrangements.

No. Cotino is Disney branded and managed, DMB Development is the master developer, and independent participating builders construct and sell the homes. Builder warranties and home-specific obligations should be reviewed with the relevant builder and contract documents.

Does buying from any builder include Artisan Club membership or beach access?

No. Artisan Club membership is voluntary and separately charged, with eligibility and availability governed by club documents. A home purchase alone does not grant Cotino Bay or beach access; the planned public beach also has separate admission terms.
