Four Seasons at Terra Lago: Home Buying Study Guide

A buyer-focused look at detached 55+ homes, The Lodge, public golf, HOA costs, floor plans, lot tradeoffs, and the resale market.

Last Updated: August 31, 2026 Time to Read: 17 minutes Author: Mark Miller

Four Seasons at Terra Lago is a gated 55+ community in north Indio built around newer detached homes, a substantial resident clubhouse, and two adjacent public golf courses. It sits within the broader Terra Lago master-planned area but operates as its own age-qualified neighborhood with its own HOA, amenities, and purchase considerations.

The community’s strongest proposition is flexibility: detached resale homes and private yards pair with active-adult amenities, while golf remains optional rather than bundled into a private-club membership. That separation also makes the fine print important. HOA benefits, public golf access, nearby all-ages Terra Lago neighborhoods, taxes, and operating costs should be evaluated independently.

This guide brings those pieces together with a cleaned MLS resale analysis, a legacy floor-plan reference, current amenity and access notes, and the property-level tradeoffs that usually matter most.

  • Approximately 715 detached resale homes in a 55+ setting, primarily built from 2014 through 2024.
  • Most homes are single level, with MLS-observed sizes generally ranging from about 1,555 to 2,765 square feet.
  • The Lodge is the HOA amenity center, with indoor and outdoor recreation, fitness, gathering, and social spaces.
  • The adjacent 36-hole Golf Club at Terra Lago is public; homeownership does not include a golf membership or preferred tee times.
  • In the latest 12-month MLS snapshot through August 7, 2026, the median closed price was $477,500, while typical marketing time lengthened.

What Four Seasons Is—and Is Not

Included through the HOA

Four Seasons and The Lodge

The gated residential community, private streets and gates, common areas, resident programming, and Lodge amenities form the core HOA relationship. Current governing documents and the resale disclosure package control the exact rights, restrictions, and charges.

Separate public operation

Golf Club at Terra Lago

The North and South courses are public. Green fees, passes, golf programs, food service, and operating schedules are set by the golf operator rather than the Four Seasons HOA.

Nearby but distinct

All-ages Terra Lago

Other Terra Lago neighborhoods are not part of Four Seasons. Similar naming and shared roads can make listing searches look broader than the actual 55+ community boundary.

Resale community

No active builder release

Four Seasons is effectively sold out. Available homes are resales, so plan, lot, finish level, solar terms, yard improvements, and maintenance history carry more weight than a builder’s current options list.

Location and Access

Four Seasons occupies the north side of Indio near Golf Center Parkway, Terra Lago Parkway, and Interstate 10. The setting provides convenient freeway access and proximity to the Golf Club at Terra Lago, while placing the community farther from central La Quinta, El Paseo, and much of Palm Desert than many south-valley active-adult options.

Access conditions are also changing around Avenue 44. As of August 31, 2026, the City of Indio continued to describe the Avenue 44 crossing near the Coachella Valley Stormwater Channel as closed and detoured during bridge construction. The city’s current Avenue 44 Bridge update is the appropriate source before evaluating a commute or routine route.

Development and Home Design

The neighborhood contains approximately 715 detached, fee-simple homes, with most construction occurring from 2014 through 2024. Public descriptions sometimes cite different totals because they reflect different phases or publication dates, so the figure is best treated as an approximate community count rather than a parcel audit.

Most homes are single story, but the community should not be described as universally one level. Several plans include dens, offices, flex rooms, or expanded guest arrangements, and some Inspiration Peak configurations include an upstairs bonus area. Garages, casitas, room counts, and plan names can vary across phases and MLS records.

Detached homes, private yards, and varied lot relationships shape the resale choice as much as build year.

Homes and Floor Plans

MLS records place the observed living-area range at roughly 1,555 to 2,765 square feet. The legacy catalog is useful for orientation, but recorded square footage, room count, options, and physical condition should be verified for the specific property.

About 1,559–1,706 sq. ft.

Compact plans

Black Hill, Collage, Cactus Springs, and Fan Hill emphasize efficient two-bedroom living with den or flex variations.

About 1,884–2,166 sq. ft.

Mid-size plans

Fox Canyon through Mecca Hills add larger gathering areas, study or dining flexibility, and in some cases expanded guest or bonus space.

About 2,283–2,747 sq. ft.

Larger plans

Mirage Trail through Sawmill Trail offer broader guest, office, flex, and garage possibilities, with configuration differences by phase.

Open the 14-model legacy floor-plan reference
Plan Approx. sq. ft. Common configuration notes
Black Hill 1,559 Two bedrooms, two baths, frequently a den
Collage 1,600 Two to three bedrooms, two baths, flex variations
Cactus Springs 1,600 Two bedrooms, two baths, den or flex room
Fan Hill 1,706 Two bedrooms, two baths, den
Fox Canyon 1,884 Two bedrooms, two baths, den
Indio Hills 2,018 Two bedrooms, two baths, dining or flex room
Inspiration Peak 2,036 Two to three bedrooms, two baths, den; some configurations include an upstairs bonus area
Keys View 2,100 Two bedrooms, two baths, study or dining room
Mecca Hills 2,166 Two bedrooms, two-and-a-half baths, den and dining flexibility
Mirage Trail 2,283 Two to three bedrooms, two-and-a-half baths, den
Murray Peak 2,411 Two to three bedrooms, office, approximately two-and-a-half to three baths
Painted Canyon 2,491 Expanded guest capacity, office or den, approximately two-and-a-half to three baths
Pinyon Flats 2,519 Larger guest wing, office or den, approximately two-and-a-half to three baths
Sawmill Trail 2,747 Largest legacy footprint, expanded flex space, varying garage configurations
Plan-name caution: Legacy marketing names, assessor records, and MLS entries do not always align. Recorded living area, permits, room configuration, garage depth, and any bonus space should be confirmed property by property.

What Separates One Home From Another

Plan and function

Room separation, guest privacy, office placement, laundry access, and indoor-outdoor flow usually matter more than small differences in build year.

Yard and outdoor work

Completed shade structures, pools, spas, hardscape, landscaping, and low-maintenance improvements can represent substantial replacement cost.

Lot and privacy

Golf frontage, open-space adjacency, perimeter exposure, street position, and rear-neighbor relationships affect both enjoyment and resale audience.

Garage and storage

Garage configuration, depth, driveway usability, storage, and golf-cart space vary enough to deserve direct measurement.

Solar and operating costs

Owned, financed, leased, prepaid, or power-purchase arrangements can create very different economics and transfer obligations.

Finish and condition

Original interiors, refreshed finishes, mechanical age, roof and exterior history, and deferred maintenance influence the effective cost after closing.

Home Prices and Market Trends

A raw Terra Lago export produced 906 records, but 489 belonged to other Terra Lago neighborhoods or otherwise fell outside the Four Seasons boundary. The cleaned Four Seasons cohort contains 417 records: 403 closed sales, nine active listings, and five pending listings in the August 2026 snapshot.

For the latest 12 months through August 7, 2026, 34 homes closed at a median price of $477,500 and a median $249 per square foot. Median MLS days on market rose to 94 from 54 in the prior 12-month period, while the prior median price was $476,007. That combination points to broadly stable closed pricing with slower movement—not a uniform gain or decline for every plan and lot.

Active asks span $398,950–$699,900; pending last-list prices span $425,000–$575,000. The higher active median is consistent with a typical home about 29% larger than the typical recent sale. Pending contract prices are unknown. Active-only supply is a rough 3.2 months.

The raw MLS subdivision label incorrectly combines Four Seasons at Terra Lago with older all-ages Terra Lago and Aguila records. This explorer uses a cleaned Four Seasons-only cohort: 403 closed, 9 active, and 5 pending records.

  • Active and pending prices are seller expectations, not closed-sale evidence.
  • MLS days on market is listing-specific and may not include prior relisted exposure.
  • Pool, golf, lot, and view comparisons are directional medians—not appraisal adjustments.
  • Annual figures mix changing floor plans and builder activity through 2024.

Public Golf at Terra Lago

The Golf Club at Terra Lago operates two public 18-hole courses—the North and South—designed by Schmidt-Curley and opened in 1999. The North Course hosted the Skins Game from 1999 through 2002. Current golf operations also describe practice facilities and instruction.

What proximity provides

Convenient access to 36 holes of public golf, practice facilities, golf-oriented views for some homes, and the atmosphere of living beside an active course.

What homeownership does not provide

Golf privileges, green fees, preferred tee times, dining credits, private-cart access, or a private-club membership are not included with a Four Seasons home.

Passes, programs, maintenance schedules, overseeding, food service, and course availability can change independently of the HOA. The Golf Club at Terra Lago should be checked directly for current operations.

HOA Dues and Ownership Costs

Recent resale listings commonly describe HOA dues near $300 per month, but listing fields are not the controlling source. The current resale package, budget, fee schedule, governing documents, reserve disclosures, insurance information, and title report should be reviewed together.

Cost or benefit Working assumption Controlling check
HOA dues Often shown near $300 per month in recent listings Current HOA demand and resale package
HOA membership Mandatory for owners Recorded governing documents
The Lodge Resident amenity access, subject to rules and possible activity charges Current HOA rules and fee schedule
Golf Separately priced public golf Current golf operator rates and policies
Golf initiation fee None tied to homeownership Golf operator for optional programs
Transfer, setup, capital, or gate fees Not reliably established by public summaries Current escrow demand and resale disclosures

Utilities, front-yard or rear-yard work, cable, internet, trash, and other services should not be assumed from an MLS checkbox. Long-term ownership analysis should also consider reserves, private-street and gate obligations, common-area insurance, amenity upkeep, and scheduled capital work.

Dining at The Lodge and Golf Club

Inside Four Seasons

The Lodge Bistro room

As of August 2026, the Bistro area functions primarily as a resident gathering space with vending rather than a guaranteed staffed restaurant. A staffed dining operation should not be treated as an HOA-included amenity without current confirmation.

At the golf club

Separate and operationally variable

Golf-club food and beverage service is separate from the HOA and can be seasonal or schedule-dependent. Current hours and menus should be verified with the golf operator.

55+ Occupancy, Rentals, and Rules

Four Seasons is marketed and operated as a 55+ community. A qualifying resident generally must satisfy the age requirement, but the exact rules for household members, under-55 occupants, guests, caregivers, inheritances, and occupancy verification come from current governing documents and applicable law. The federal 80% framework is a housing-compliance standard; it is not automatic permission for a particular household.

Public descriptions of rental limits have not been consistent enough to support a universal rule. The current HOA leasing policy controls minimum terms, caps, approvals, tenant requirements, and enforcement. The City of Indio separately regulates rentals of 30 days or fewer, and a city permit cannot override a stricter HOA restriction.

Architectural changes, exterior colors, landscaping, parking, recreational vehicles, pets, signs, and use of common facilities likewise depend on current rules. The resale document period is the right time to resolve any use that materially affects the purchase decision.

Property Taxes, Utilities, and Solar

Four Seasons spans more than one assessment context. Some known phases have appeared within Improvement Area No. 2 of Community Facilities District 2004-3, where infrastructure levy authority ended in 2014, but that does not mean every parcel is free of all community-facilities, public-safety, landscape, bond, or special assessments. The APN-specific tax bill, preliminary title report, and the City of Indio’s Mello-Roos and CFD records are the appropriate checks.

Electricity

Imperial Irrigation District serves the area. Usage history, rate plan, pool equipment, HVAC, and solar terms can materially change monthly cost.

Water and sewer

Indio Water Authority and Valley Sanitary District are the relevant public providers. Landscape and pool demands deserve property-specific review.

Gas, waste, and communications

Southern California Gas and Indio’s waste provider arrangements apply; cable and internet availability should be confirmed for the property.

Solar should be reviewed as a contract and property component, not merely a listing feature. Ownership, remaining financing, lease or power-purchase terms, liens, transfer requirements, roof coordination, system production, and historical utility bills all matter.

Choosing the Right Lot

Golf frontage

Views and openness can be appealing, while ball exposure, privacy, maintenance activity, irrigation, noise, and seasonal turf appearance remain part of the tradeoff.

Orientation and outdoor comfort

Afternoon sun, shade structures, pool placement, wind exposure, and usable patio depth often matter more than a generic view label.

Perimeter and open land

Fewer immediate rear neighbors may improve privacy, but road noise, future land use, security perception, and drainage conditions require separate review.

Property-specific risk

Flood information, drainage, insurance, easements, wall responsibility, assessments, and phase-specific documents should be tied to the exact parcel rather than the community name.

Who Four Seasons at Terra Lago Fits

Often a strong fit

  • Detached, newer resale homes in a gated 55+ environment
  • Mostly single-level plans with den, office, or guest flexibility
  • A substantial HOA amenity center and organized social options
  • Public golf proximity without mandatory private-club dues
  • Private yards and meaningful lot-to-lot differences
  • North Indio and Interstate 10 access

Potential mismatch

  • A household needing under-55 occupancy certainty before document review
  • A preference for minimal HOA structure or few shared amenities
  • Guaranteed member tee times or a fully private golf-club experience
  • An assumption that all exterior or yard maintenance is included
  • Active builder customization or new-home release choices
  • Immediate proximity to central La Quinta, El Paseo, or Palm Springs

Final Perspective

Four Seasons at Terra Lago stands out for pairing newer detached active-adult homes with a genuine amenity campus and optional public golf next door. Its best purchases are not defined by a single “best” floor plan or a universal golf premium. They are defined by the interaction of plan utility, lot exposure, outdoor improvements, garage function, solar terms, condition, HOA documents, and parcel-specific ownership costs.

The community rewards careful comparison. A lower-priced home with unresolved solar, limited shade, a less functional plan, or an unfavorable lot can be more expensive in practice than a higher-priced resale with the right improvements already in place.

Frequently Asked Questions

Is Four Seasons at Terra Lago a 55+ community?

Yes. It is operated as an age-qualified 55+ community. The current governing documents control qualifying-resident, household-member, guest, caregiver, and occupancy-verification rules for a specific purchase.

Is golf included with a Four Seasons home?

No. The Golf Club at Terra Lago is a separate public golf operation. Homeownership does not include green fees, preferred tee times, dining credits, private-cart access, or private-club membership.

Does The Lodge have a restaurant?

As of August 2026, the Bistro area is primarily a resident gathering space with vending, not a guaranteed staffed restaurant. Golf-club food service is separate and can vary by season and operating schedule.

How much are the HOA dues, and what do they include?

Recent resale listings commonly show dues near $300 per month, but the current HOA demand and resale package control. The Lodge and common-area program are central benefits; utilities, yard work, communications services, transfer charges, and activity fees require current confirmation.

Does Four Seasons at Terra Lago have Mello-Roos?

The answer is parcel-specific. Some phases have different CFD histories, and separate public-safety or other special assessments may still appear. The current tax bill, APN, title report, and city assessment records should be checked for the home under consideration.
