Living Near Eisenhower Health: A Rancho Mirage Neighborhood Guide
Compare nearby homes, community approaches and everyday surroundings—from lakefront condominiums to new construction and hillside neighborhoods.
For a homebuyer who expects to use Eisenhower Health regularly, a nearby Rancho Mirage address can be practical. The more useful question is what kind of home and daily routine come with that location.
These communities sit within a compact part of the city, yet offer markedly different ways to live. Original aerial photographs and a route comparison help connect the housing, the streets and the hospital campus.
- Compare six residential options across five nearby areas, including separate Thunderbird Heights and Cove approaches.
- The mapped routes are roughly 0.8–2.7 road miles to an Eisenhower campus reference; home-to-gate and campus arrival time are additional.
- Condominium ownership, detached-home upkeep, new construction and hillside properties create different responsibilities.
- Check a real appointment destination and an ordinary errand route before choosing a neighborhood.
Start with the campus, then choose the home
Eisenhower Health’s main campus is at 39000 Bob Hope Drive in Rancho Mirage. That gives a home search a useful geographic anchor. It does not make every nearby neighborhood interchangeable.
Desert Island offers multi-story condominium living beside a lake. Rancho Mirage Country Club has a lower-rise residential layout. Victoria Falls offers detached homes and neighborhood courts. Cotino brings new construction and a developing community plan. The Thunderbird area adds established golf surroundings and distinct hillside neighborhoods.
This guide compares that focused group. It is not a list of every community near Eisenhower, and the closest route is only one part of the decision.

Map the community approaches
The map uses six named public-road reference points near community entrances and a shared Eisenhower campus reference. It keeps the comparison consistent without pretending every driveway starts in the same place.

Approximate road distance and a planning allowance
| Community | Starting reference | Road distance | Planning range | Directions |
|---|---|---|---|---|
| Desert Island | Island Drive / Frank Sinatra Drive | About 1.3 mi | 5–10 min | Check route |
| Rancho Mirage Country Club | Kavenish Way / Bob Hope Drive | About 0.8 mi | 5–10 min | Check route |
| Victoria Falls | Victoria Falls Drive / Gerald Ford Drive | About 2.3 mi | 10–15 min | Check route |
| Cotino | Oasis Way / Gerald Ford Drive reference | About 2.5 mi | 10–15 min | Check route |
| Thunderbird Heights | Thunderbird Road / Highway 111 | About 2.4 mi | 10–15 min | Check route |
| Thunderbird Cove | Evening Star Drive / Highway 111 | About 2.7 mi | 10–15 min | Check route |
How to read this: distances come from an OSRM road-routing model checked for this article. Time ranges are editorial planning allowances, not recorded drives or live traffic forecasts. They exclude the trip from the home to the gate, access delays, parking and walking to an appointment. Signals, permitted turns and the chosen campus entrance can change the route. The Cotino reference is its Gerald Ford / Oasis Way approach; confirm the current arrival point for a specific home or model visit.
The short distances are useful context: the modeled routes here are roughly 0.8–2.7 road miles. A few tenths of a mile should not outweigh a floor plan, an ownership arrangement or a setting that works better over years of living in the home.
Compare the housing, not just the hospital drive
| Community | Defining residential character | The useful comparison |
|---|---|---|
| Desert Island | Condominiums in three multi-story buildings, surrounded by a lake and golf. | Elevated outlooks and shared-building living versus a detached home and its own yard. |
| Rancho Mirage Country Club | Established lower-rise homes around lakes and open landscape; condominium ownership is common. | The specific home’s layout and association responsibilities, with current golf arrangements checked separately. |
| Victoria Falls | Gated detached homes, landscaped streets and shared tennis, pickleball and basketball facilities. | Private outdoor space and home upkeep, without an on-site golf course. |
| Cotino | New homes across several collections, with all-ages areas and the Longtable Park 55+ neighborhood. | Builder, collection, homesite and optional club costs; the surrounding community is still developing. |
| Thunderbird Heights | An established hillside neighborhood of custom homes across Highway 111 from the main club. | View, orientation, access and the condition of the individual property and hillside improvements. |
| Thunderbird Cove | A separate residential enclave on the hillside side of Highway 111. | The exact address and association, rather than assumptions attached to the broader Thunderbird name. |
Desert Island: lakefront condominium living
Desert Island is the clearest contrast to a conventional detached-home search. Its 226 condominiums occupy three buildings, and the lake is central to the setting. Floor level, terrace orientation and the position of neighboring building wings change the experience from one residence to another.
The residential association’s services and the golf club’s offerings are separate questions. The club advertises nonmember tee times; being beside the course should not be read as unlimited golf included with a home.

Rancho Mirage Country Club: an established lower-rise setting
Rancho Mirage Country Club is close to the hospital along Bob Hope Drive. The aerial views show homes, patios, palms and lakes rather than residential towers. That architectural difference can matter more than its short road distance from Eisenhower.
The golf landscape has changed since the original 18-hole course closed in 2015. A January 2025 report described a restored ten-hole perimeter layout. Current access and operations need direct confirmation; the neighborhood name and green space alone do not establish what golf privileges are available today.

Victoria Falls: detached homes and neighborhood recreation
Victoria Falls sits near Gerald Ford and Bob Hope drives. Its association identifies 338 homes, with tennis, pickleball and basketball among the shared recreation facilities. It is a non-golf community.
The comparison here is often about the house and yard: one- versus two-story living, patio privacy, landscaping and whether a particular property has a pool or solar equipment. Those individual features bring their own upkeep and should not be assumed from the community name.

Cotino: choose the collection and homesite first
Cotino belongs in this comparison for buyers considering new construction. It contains different home collections and both all-ages living and the Longtable Park 55+ neighborhood. The collections guide explains those distinctions.
Compare the actual builder, plan, homesite, completion stage and optional Artisan Club arrangements. A community-level route from Gerald Ford Drive cannot describe the drive from every current or future Cotino home. For the wider shopping and airport context, use the Cotino location guide.

Thunderbird: distinguish the club, Heights and Cove
The Thunderbird area combines the country club and several residential neighborhoods. Thunderbird Heights and Thunderbird Cove are distinct communities with their own associations. They should not be treated as one HOA or as interchangeable with membership in Thunderbird Country Club.
The map separates the Thunderbird Road approach used for Heights from Evening Star Drive at the Cove. Both connect to Highway 111, but a home farther into either neighborhood adds its own internal drive. Hillside outlooks also make orientation, shade, driveway access and the condition of retaining and drainage improvements property-specific considerations.
The private club’s main address is on Country Club Drive. Its racquets facilities have a separate Highway 111 address, which is one reason a tennis court seen from above does not identify the surrounding homes’ HOA.

A nearby hospital is one part of healthcare access
The hospital campus, an outpatient clinic and a physician’s office are different destinations. Eisenhower operates locations around the valley, and the Rancho Mirage urgent-care location on Country Club Drive is separate from the hospital campus.
For an existing care routine, identify the actual office address, confirm whether the provider is accepting patients and check insurance participation directly. For an appointment at the main campus, use the building and suite in the appointment instructions and Eisenhower’s official campus maps.
The Eisenhower Medical Center photo guide provides more campus context. The Coachella Valley healthcare guide covers regional hospitals and selected urgent-care resources. These neighborhood routes are for ordinary location planning; call 911 for a medical emergency.
Test the errands as well as the appointment
Bob Hope Drive provides a useful north–south reference. Gelson’s is near Gerald Ford Drive; Sunnylands Center & Gardens offers a nearby cultural and garden outing. Farther south, The River groups dining and entertainment near Highway 111.
The Rancho Mirage Library & Observatory adds another kind of regular destination. Palm Desert’s El Paseo and Bump and Grind Trail broaden the picture beyond medical appointments. Opening days, programs and trail conditions still need checking for the intended visit.
A useful scouting visit tests two routines: the drive to a real appointment destination, and a normal grocery or evening trip. Repeat the route at the time it would usually happen. Arrange access for gated-community viewings, and include the minutes between the property and its exit.
Build a shortlist around the home and the routine
A sensible shortlist can span very different properties within a compact part of Rancho Mirage. Start with the housing form and floor plan, then compare outdoor upkeep, association obligations, optional club participation and the trips that recur each week.
Current asking prices and available homes belong in a live search. No sale-price premium, neighborhood ranking or current HOA amount is inferred from these photographs or route distances.

Questions about living near Eisenhower
Which of these communities has the shortest mapped drive to Eisenhower?
Using the road-reference points in this guide, Rancho Mirage Country Club has the shortest modeled route, at about 0.8 mile. That does not include the drive from an individual home to the gate, or parking and walking on campus.
Are the displayed driving times live traffic estimates?
No. They are editorial planning ranges informed by an OSRM road model. Use the linked directions for the actual departure time and destination, and allow for gate access, parking and the correct medical building.
Are Thunderbird Country Club, Heights and Cove the same community?
No. Thunderbird Heights and Thunderbird Cove are distinct residential communities. The country club and its membership arrangements are separate from the homes’ associations. This guide maps the Heights and Cove road approaches separately.
Which choices offer a different alternative to a golf-club lifestyle?
Victoria Falls is a non-golf neighborhood of detached homes with shared courts. Cotino offers new homes with different collections and optional club arrangements. Desert Island’s golf setting still involves separate residential and golf-access considerations.
Does living near Eisenhower guarantee access to a particular doctor?
No. A nearby address does not establish provider availability, insurance participation or an appointment location. Confirm those details directly with the medical office; Eisenhower also operates off-campus locations.
Sources, photography and route method
