Trilogy Polo Club Real Estate Agent | Mark Miller
Buying, selling and rental representation from a Trilogy Polo Club resident with deep experience across the Coachella Valley’s 55-plus communities.
I'm Mark Miller, a Trilogy Polo Club real estate agent and resident. I've lived here for about three years and have been selling homes in the community since its early days. I help buyers, sellers and rental clients connect the details of a home with the life they want around it.

I live here. I also know the alternatives.
Living in Trilogy Polo Club gives me a perspective that continues after a showing ends. I experience the neighborhood as a resident, while my work brings me into conversations about its homes, floor plans and resale market. That combination helps me explain the community with the detail buyers need and the context sellers want represented.
My connection to Polo Club grew naturally from more than a decade with Trilogy La Quinta's on-site real estate team. Many buyers consider both communities: they recognize the appeal of Shea Homes and a lifestyle built around recreation and connection. I have a great deal of respect for Shea's work, developed through years of working with these homes and the people who choose them.
Creating community videos, photography, floor-plan resources and market studies has made me a better agent. It pushes me to keep learning, ask better questions and explain a home's advantages in a way that people can understand.
Buying: connect the home to the lifestyle
Trilogy Polo Club is in south Indio at the La Quinta border. Its mix of age-qualified and all-ages neighborhoods, varied housing types and separate private Club makes the details of the individual property especially important.
Our first conversation is about how you plan to live: full time or seasonally, space for guests, outdoor privacy, fitness, pickleball, social activities and how much home you want to maintain. Then we work through four questions.
Which part of the community?
Verify the home's age designation and location. A community name alone doesn't tell us whether a particular parcel is age-qualified or all-ages.
What does ownership include?
Separate HOA responsibilities from private Club membership, dues and any transfer terms. Review maintenance obligations for the actual home.
Does the plan fit?
Compare guest separation, den space, storage, garage use and indoor-outdoor flow. Then consider the lot, patio exposure, privacy and surroundings.
What should we investigate?
Look at condition, improvements, solar arrangements and ongoing costs, then use inspections, disclosures and current documents to inform the purchase.
Bring these questions on your community tour
- Which spaces would you use every week, and does the available Club membership support that routine?
- How does this home's location feel for walking, privacy, nearby activity and access?
- What changes between the floor plan on paper and this home's actual configuration?
- What are the total ownership costs and responsibilities for this address?

Compare communities without starting over
I specialize in the Coachella Valley's 55-plus communities, including Trilogy La Quinta, Sun City Shadow Hills, Sun City Palm Desert and Del Webb Rancho Mirage. A buyer may begin in one neighborhood and discover that another better fits the budget, floor plan or daily routine.
Trilogy La Quinta and Polo Club share a builder and overlapping appeal, but their setting, housing choices and ownership structure differ. I help connect those differences to your priorities so you can make an informed choice.

Trilogy Polo Club · MLS research
Start the price conversation with the market
My Trilogy Polo Club Home Prices & Market Trends report provides recent sales, pricing, market activity and comparisons from MLS data. I maintain it as part of my monthly market research; check the date and reporting period on each dataset.
For buyers, it provides context for an asking price. For sellers, it is the starting point for positioning your home. A paired home, a larger detached plan and a property with a private pool may compete in different parts of the market.
We then narrow the analysis to relevant comparable sales and current competition, accounting for the plan, lot, condition, improvements and membership circumstances.
Selling: explain why this home fits
A strong listing helps a buyer understand the property, imagine using it and decide whether to take the next step. My approach combines pricing, presentation and the ability to tell that story clearly.
Professional photography
High-quality interior and exterior photographs show the home's layout, light and features. Drone imagery adds setting and context where appropriate; night photography is available at the seller's request.
A video for your home
Every listing receives its own video presentation: a complete, room-by-room walkthrough that helps prospects understand how the spaces connect.
The community story
My amenity-photo library helps explain the surroundings. Relevant community images follow the property's own photographs so buyers can distinguish the home from shared facilities.
Connections across communities
Working with buyers throughout the valley's 55-plus market creates opportunities to introduce Polo Club when it fits their needs. It adds another route for relevant prospects to discover your home.
That work is supported by direct communication, hospitality and follow-through—from preparing the property and responding to inquiries to evaluating offers and working through escrow.
See the listing-video approach: Rosewood Drive
My presentation of 82647 Rosewood Drive, an Aria floor plan in Trilogy Polo Club, shows how a walkthrough can make the layout easier to understand than still photographs alone. Buyers can follow the rooms, see their relationship and arrive at a showing with more focused questions.

Show the lifestyle around the home
A buyer is also choosing what happens outside the front door. These are selections from my Trilogy Polo Club photography library: fitness, pools, dining, courts, gathering spaces and neighborhood surroundings.
I use relevant amenity photographs alongside a home's own photography in sale and rental marketing. They help prospective buyers and tenants picture the wider experience. The HOA and private Club remain separate; which facilities a buyer or tenant can use depends on the applicable membership and current rules.

Rental representation with the same local context
I also help owners present rental homes and help prospective tenants evaluate a stay in Polo Club. The right match involves the home, timing, furnishings, lease terms and expectations about community access—not just the monthly rent.
We'll review the applicable rental requirements and any tenant Club-access arrangements before relying on them in a listing or lease.
A clear next step, wherever you are in the process
You don't need to have every detail figured out before calling. Tell me what you're considering, what you already know and where you want help. I'll bring the local perspective, research and attention needed to move the conversation forward.
Selling? Let's review your home's position and presentation. Buying? Let's connect your priorities with the right homes and communities. Renting? Let's clarify the property, timing and access requirements.
