Desert Island vs. Rancho Mirage Condo Communities: Which Fits You?
Compare Desert Island, Rancho Las Palmas and Rancho Mirage Country Club using MLS sales, HOA costs, layouts, terraces, patios and amenity access.
Desert Island offers a different version of Rancho Mirage condominium living: a residence in a tower, a terrace above the landscape and shared building systems. If you are also considering a home with a patio, an attached garage or a more direct connection to the ground, Rancho Las Palmas and Rancho Mirage Country Club make useful alternatives.
This comparison starts with how you want to live, then looks at recent sales, the association bill and recreation access. It focuses on these three communities, rather than attempting to rank every condominium development in Rancho Mirage.
- Compare tower-and-terrace living with patio and garage alternatives.
- Read matching MLS windows alongside sample sizes and different home sizes.
- Build a complete ownership budget and verify recreation access separately.
Tower, patio or a larger home layout?
The biggest difference is the daily routine
Desert Island
Start with the building, floor and terrace. Compare the elevator route, parking, storage, outlook and privacy within the three Island Drive buildings.
A residence can feel spacious while having a very different arrival and outdoor routine from a ground-level home.
Read the Desert Island studyRancho Las Palmas
Start with the plan, atrium and patio. The residential setting offers a different connection to the ground, with garages and lower-rise homes in the study.
Compare the actual garage-to-kitchen route, guest-room separation and patio exposure. Altered plans need individual review.
Read the Rancho Las Palmas studyRancho Mirage Country Club
Start with the larger layout and garage. The Kavenish Drive study includes generous living spaces, single-level and two-level descriptions, and some private pool or guest-space arrangements.
A house-like appearance does not establish detached ownership or a particular maintenance package.
Read the Rancho Mirage Country Club studyIf you want an elevated terrace and are comfortable with shared-building living, Desert Island deserves an early visit. If walking directly from an attached garage into your home and out to a patio is central to your routine, start by comparing the actual floor plans at the other two.
That is a lifestyle distinction, not a quality ranking. An elevator, courtyard, private pool or large garage is useful only if it suits how you will use the residence.
What the same year's sales show
All three retained studies use an October 19, 2026 snapshot. The latest-year window runs October 19, 2025 through October 19, 2026. Change the period or choose a common bedroom or size filter below.
October 19, 2025 through October 19, 2026 · All study homes
| Measure | Desert Island | Rancho Las Palmas | Rancho Mirage Country Club |
|---|---|---|---|
| Closed sales | 13 | 29 | 26 |
| Median sold price | $675,000 | $512,500 | $650,000 |
| Median reported interior sq. ft. | 1,931 | 1,621 | 2,324 |
| Median individual sold price / sq. ft. | $361.54 | $356.16 | $287.40 |
| Median listing days | 29 | 42 | 45 |
| Median sale / final asking | 96.30% | 98.57% | 97.67% |
All figures use the October 19, 2026 studies. The controls filter completed sales; they do not refresh inventory. A dash means no usable observations. Room and area fields are reported data, not verified layouts or measurements.
Similar prices can buy a different kind of space
The latest-year medians were $675,000 at Desert Island from 13 sales, $512,500 at Rancho Las Palmas from 29, and $650,000 at Rancho Mirage Country Club from 26. Median reported interior areas were 1,931, 1,621 and 2,324 square feet, respectively.
Desert Island and Rancho Mirage Country Club therefore had relatively close headline price medians but different median interior sizes and housing arrangements. That makes layout, terrace versus patio, parking and shared-building obligations worth considering before price per square foot.
The median of individual sold-price-per-square-foot ratios was $361.54 at Desert Island, $356.16 at Rancho Las Palmas and $287.40 at Rancho Mirage Country Club. Those figures describe different transactions; they do not prove a discount or a location premium for equivalent homes.
Narrowing the size range helps—and exposes small samples
For homes with 1,800 through 2,400 reported interior square feet, the latest year has nine Desert Island sales at a $675,000 median, four Rancho Las Palmas sales at $660,000, and 14 Rancho Mirage Country Club sales at $637,500.
The four-sale Rancho Las Palmas group and nine-sale Desert Island group are small. Even within the common range, median size differs: 1,931, 1,910 and 2,136 square feet. Use these groups to find relevant individual examples, not to declare a dependable price advantage.
Bedroom labels need the room layout
A two-bedroom tower residence is not interchangeable with a two-bedroom patio home, and a den or converted atrium may change how the advertised bedrooms function. In the latest year, Rancho Mirage Country Club's two-bedroom group contains only four sales and has a larger median reported area than its three-bedroom group. The label alone cannot explain value.
Desert Island's latest six-month group has just five closings. Its short-window listing-time figure is consequently sensitive to a few transactions. The market controls show the sample size so you can choose a longer period when that provides more context.
Read the HOA bill alongside the services and responsibilities
Desert Island
All 14 Active listings reported $1,735 monthly in total association fees.
The source descriptions often mention utilities and shared systems, but the wording varies. Establish what is included, separately billed or an owner repair obligation for the particular residence and building.
Rancho Las Palmas
The ten Active records reported $667–$839 monthly in association fees.
Confirm the roof, exterior, landscape and insurance coverage, additional charges and the optional recreation program you intend to purchase.
Rancho Mirage Country Club
All 11 Active listings reported $1,090 monthly in association fees.
Check the actual maintenance allocation, shared services, private pool or spa costs and any owned or leased solar equipment.
These are MLS-reported amounts as of October 19, 2026, not independently verified association invoices or complete ownership budgets.
The difference in reported dues is a real question to investigate, but it is not a clean measure of the difference in total cost. Compare the services in writing. A utility included in one bill may be paid separately elsewhere; the owner's repair responsibility may also differ.
For each shortlisted property, build one list covering association and building charges, any special assessments, utilities, insurance, taxes, interior maintenance, optional club costs and equipment obligations. Read the current budget, reserves, meeting minutes and planned work. A larger monthly payment with more included services and a smaller payment with separate bills need a line-by-line comparison.
Shared-building ownership changes the document review
At Desert Island, pay particular attention to the building systems, elevator arrangements, terrace surfaces, parking rights and the division of repair responsibilities. Ask who maintains and pays for the cooling equipment and connections serving the residence rather than relying on a broad “A/C included” statement.
At the other two communities, focus on the roof and exterior allocation, altered atriums or additions, garage arrangements and any private pool, spa or solar contract. Shared maintenance still matters in a home that looks more like a house.
Have your lender and insurance professional review the actual project and documents early. The point is to understand the purchase you are considering, not to assume one housing form is automatically simpler to finance or insure.
A view of golf or a pool does not establish access
Desert Island
The residential community and the golf operation are separate parts of the decision. The current club website welcomes members and nonmembers and advertises golf and membership options.
Confirm residential amenities with the association, and obtain separate current terms for any club privileges you want. A home purchase does not establish unlimited golf.
Rancho Las Palmas
Separate residential amenities, country-club privileges and the Omni resort. The operator advertises annual and seasonal golf and racquet options.
Its benefits page explicitly excludes Omni resort pool access from country-club benefits. Spa and fitness memberships are sold separately.
Rancho Mirage Country Club
The source descriptions contain inconsistent golf hole counts, charges and access statements. This comparison does not establish a current operating course or a standard golf entitlement.
Request written confirmation of today's facilities, who can use them, costs and the agreement behind any claimed access. Verify shared pools and private equipment separately.
For all three, ask about guest use, reservations, seasonal closures and the activities you expect to do each week. A nearby amenity, a photograph or a repeated listing phrase cannot substitute for the actual access terms.
Tour the outlook and the route, not just the living room
At Desert Island, stand on the actual terrace, sit down and check the outlook at your intended hours. Floor, building position, terrace depth, neighboring balconies and the surrounding landscape change the experience. Test the trip from parking to the front door with groceries or luggage in mind.
At Rancho Las Palmas, spend time at both the entrance and the rear patio. Compare an open fairway position with a more sheltered setting, the distance to a residential pool, and the effects of nearby recreation or service routes.
At Rancho Mirage Country Club, compare the living area with the patio, lake or open-landscape position and garage. If a loft, guest suite or private pool is important, walk through its actual use and maintenance requirements.
For any view-sensitive purchase, check current city planning records and association information for nearby land. Older development announcements, marketing plans or a presently open outlook do not guarantee what can happen in the future. This article does not claim that a particular project is approved, scheduled or under construction.
Which community should you see first?
Start with Desert Island if…
- You prefer a tower residence and an elevated terrace.
- You want to compare building positions, outlooks and larger interior layouts.
- You are comfortable evaluating shared systems and the full building-related budget.
Start with Rancho Las Palmas if…
- You want lower-rise condominium living with a patio and garage.
- You are comparing compact or altered plans within your purchase budget.
- You want to choose golf or racquet options separately from your home search.
Start with Rancho Mirage Country Club if…
- You want to investigate larger layouts and attached garages.
- A particular guest arrangement, patio or private pool makes a home worth seeing.
- You will verify legal ownership, maintenance boundaries and recreation claims property by property.
Tour at least two housing styles if you are undecided. A tower residence and a patio home may make your preference clearer than several similar listings. Bring the same checklist: arrival, rooms, outdoors, storage, maintenance, monthly costs and recreation rights.
If seasonal rental use is part of the plan, verify the current city and association requirements for the exact address and proposed stay. Neither the condo label nor a seller's past use establishes your permissions.

Questions about Rancho Mirage condo choices
Which communities does this comparison cover?
Desert Island, Rancho Las Palmas and Rancho Mirage Country Club. They offer three different residential arrangements within Rancho Mirage. This is a focused shortlist, not a ranking of every local condominium community.
Why compare a tower condo with a patio home?
A buyer may be choosing between an elevated terrace and shared-building living, or a home with an attached garage and more direct outdoor access. Testing that preference can narrow the search before comparing individual addresses.
Which has the lowest recent median price?
In the October 19, 2025–October 19, 2026 window, Rancho Las Palmas had a $512,500 median, Rancho Mirage Country Club $650,000, and Desert Island $675,000. Median sizes and housing arrangements differ, so these are not equivalent-home values.
Does Desert Island have higher monthly fees?
All 14 Active listings in its October 19 snapshot reported $1,735 monthly association fees, compared with $667–$839 at Rancho Las Palmas and $1,090 in Rancho Mirage Country Club Active listings. Included services and owner responsibilities differ. Obtain actual current statements before comparing total costs.
Is golf included when I buy a home?
Do not assume that. Residential amenities, golf operations and club benefits require separate verification. The Desert Island operator advertises access for members and nonmembers; Rancho Las Palmas sells membership options; current Rancho Mirage Country Club access claims need written confirmation.
Can the size filter tell me which community is the best value?
No. The common 1,800–2,400-square-foot group still mixes buildings, plans, condition, services and outlooks, and some samples are small. Use it to find relevant comparable sales, then investigate the particular residence.
Are the data live?
No. The article filters the reviewed October 19, 2026 MLS snapshots. Request a current availability check before touring. Later market updates require new reviewed data.
Sources and comparison methodology
Prepared October 21, 2026 using the retained October 19, 2026 Flexmls studies. No new MLS export was needed. Closing windows use inclusive anniversary starts and end October 19, 2026.
- Desert Island study: exact subdivision in Rancho Mirage, 54 records across 899, 900 and 910 Island Drive; 40 closing events and 14 Active records, all CN-coded. The 40 events represent 38 unit-level parcels.
- Rancho Las Palmas study: 98 raw records, with one 1969 Desert Air enclave closing excluded from the main cohort. Its 97 included records contain 87 closings and ten Active listings. A geographically matching SF-coded record marketed as a typical condominium remains included.
- Rancho Mirage Country Club study: 69 Kavenish Drive records, including 57 closings, 11 Active and one Active Under Contract. Both CN and geographically matching SF labels remain included. Appearance and subtype do not independently establish legal ownership.
- All-home counts and price, area, price-per-square-foot, DOM and sale-to-final-asking medians were recalculated from the retained public-field CSVs and checked against each source study. Separate-date resales remain events. Original audits found no duplicate listing or same-property, same-date sale event. Other subdivision labels and non-MLS transfers can be absent.
- Additional filters use reported two or three bedrooms, or reported interior area at least 1,800 and at most 2,400 square feet. They are analytical groups, not verified plans. Medians are unweighted. Price per square foot is calculated per transaction before taking the median; terrace area is not added to the interior-area denominator. Zero DOM remains; negative DOM is omitted only from timing, with reduced samples shown. Ratios do not deduct concessions. Inventory stays fixed to October 19.
- Desert Island's current public club homepage and membership/golf pages and Rancho Las Palmas' current operator membership and benefits pages were checked October 21. The Desert Island association website could not be retrieved during this comparison; residential-service descriptions therefore remain attributed to the prior study and listing evidence, requiring direct confirmation. A current official Rancho Mirage Country Club operating and golf-access schedule was not established. No current course count or fee is asserted.
- Monthly fees and service descriptions are dated MLS observations from the source studies, not verified invoices, reserve reports or contracts. Shared-building, pool, solar, insurance and recreation responsibilities require property-specific documents.

The article covers three selected alternatives rather than the full Rancho Mirage market. No private remarks, access codes, showing instructions or private contact data are published. Sales medians are not appraisals, a same-home appreciation index or a guarantee of future results.
