Eldorado Country Club combines a long Indian Wells history with homes whose architecture, renovations and ownership arrangements can differ considerably. A useful buying study connects the setting you like with the specific property and the documents behind it.

This guide combines my original photographs, a fresh three-year MLS export and current official community information. The Market Explorer makes the small samples and recorded-exposure limitations visible, while the ownership sections separate association charges from club privileges.

Start with homes, the market or your purchase plan.

  • Compare the individual home. Original architecture, later renovation, guest space and shared facilities can change the ownership experience.
  • A specific MLS snapshot. One Active listing asks $5.5 million; the latest year contains eight recorded closings.
  • Read timing carefully. Seventeen of 27 closings report zero DOM; positive-DOM context is shown separately.
  • Check the actual assessment. Historical records use several billing periods and sometimes multiple components.
  • Keep membership separate. The club describes an invitation process independent of real estate ownership.

A mountain cove with a long residential history

Eldorado Country Club occupies a distinctive setting in Indian Wells, with homes and fairways framed by the Santa Rosa Mountains. My June 1, 2026 photographs show low rooflines, mature landscaping, water and golf woven into the cove. From above, the community has a clear visual identity. At the individual home, orientation, neighboring properties and renovation history make the buying decision more specific.

The club's official history traces its creation to Johnny Dawson and Jimmy Hines and records the first round of golf on November 22, 1957. Its own timeline recalls the 1959 Ryder Cup and a Tom Fazio course rebuild in 2003. These are useful points of context for an established community; they are not construction or condition dates for the homes.

The published club address is 46-000 Fairway Drive, Indian Wells. This guide's MLS selection is El Dorado Country Club, using the spaced spelling in Flexmls, within Indian Wells. The similar names Eldorado Polo Club in Indio and Eldorado clubs in other states refer to different places.

During a visit, compare the front courtyard and the rear patio separately. Note afternoon sun, mountain shadows, neighboring windows and the direction of activity on an adjoining golf hole. Walk the route to parking and any facilities you expect to use. A broad mountain view does not by itself establish privacy, access or the upkeep attached to a property.

Architecture and renovation matter more than a single community label

The 28 residential study records report 2,613–6,457 interior square feet, two to five bedrooms and construction years from 1957 through 2014. All are labeled SF in the MLS; 27 are marked detached and one leaves attachment blank. Those are sample observations, not a complete inventory or a substitute for title and association documents.

Earlier homes

Eighteen closed records report a construction year before 1980. Public descriptions include original architectural details, remodel opportunities and extensive renovations. Compare roof, glazing, electrical, plumbing and mechanical work alongside the visible interiors. An early construction year does not establish an unrenovated home.

Later residences

Nine closings report 1980 or later. The group includes a range of ages and sizes, rather than one development phase. Larger gathering spaces, guest accommodation and multiple indoor/outdoor living areas appear in the descriptions, but each layout needs its own inspection and measurement review.

Cottages and shared facilities

Some descriptions use Cottage or Crystal Cove language. One detached Crystal Cove home is described as sharing a common pool and spa with eight other homes, maintained by its HOA. A detached appearance or SF field therefore does not establish that every outdoor facility is privately owned.

Guest accommodation

Casitas range from suites with separate access to accommodation with multiple bedrooms or living areas. Walk the connection with the main house and courtyard. Check approved room use, heating and cooling, privacy and whether a gym, den or cabana is being offered as a possible conversion.

What the descriptions add to the structured fields

Fourteen records have public marketing descriptions. One 1959 residence is attributed by its listing to William F. Cody; a 1962 residence is attributed to Richard Dorman and described as undergoing a substantial restoration and modernization. Those are listing attributions to investigate through architectural records and approved plans, not independent certifications in this guide.

Another home retains a 1973 construction-year entry while its description says it was remodeled down to the studs in 2018. That is why the Market Explorer's year groups should be read as reported construction dates, not renovation dates or a quality ranking.

The current Active listing reports 4,901 square feet and five bedrooms. Its description separates the primary and guest areas, an attached two-bedroom casita and additional service accommodation, and mentions a walk-down bar. Trace the actual circulation and floor-level changes; verify the approved bedroom count and use of every separate space.

Some records contain measurement or room-count conflicts. One sold description says 6,475 square feet while its field reports 6,457; another says 4,793 while the field reports 4,723. A description also refers to five bedrooms where the structured count is four. Resolve discrepancies before comparing price per square foot or deciding whether a home accommodates your needs.

Private pools and shared pools need different questions

Twenty-five records have a positive pool field and three do not. The shared-pool example shows why the positive field cannot be treated as a count of private pools. Establish ownership, permitted use, heating, insurance and maintenance for the particular pool or spa.

For a private home, also inspect fountains, irrigation, large sliding or pocketing doors, roof drainage and any solar or battery system. A recently updated kitchen or a furnished presentation can coexist with older equipment. Ask for the work history, warranties, utility records and service information that support the advertised improvements.

Eldorado Country Club Market Explorer

Compare six, 12, 18 and 36 months of closings in the October 20, 2026 snapshot. Construction-year filters add context about the homes sold. Sample sizes and zero-DOM counts remain visible so a small or sparsely documented group is easier to recognize.

The latest year contains eight recorded closings

The most recent 12 months have eight closings at a $4.4 million median sold price. The prior matching window has 12 closings at $4.21 million. Median reported interior area also changes, from 3,773.5 to 4,301.5 square feet. These are different groups of transactions, not a same-home appreciation calculation.

The latest six months contain only three sales, with a $3.75 million median. All three fall in the pre-1980 construction-year group. The three-year view provides 27 closings at a $4.22 million median, spanning $3 million–$9.25 million. Longer history adds context, but an older sale still needs a date and comparability review.

One Active match is an individual asking price

The search finds one Active listing asking $5.5 million, with no Pending or Active Under Contract matches. That property's 4,901-square-foot area, condition, setting and guest accommodation need to be compared with relevant closed sales. A one-listing median is simply its asking price.

These counts describe the exact dated MLS selection. They do not establish the availability of privately offered homes or differently labeled properties, and an asking price is not a negotiated value. Request a fresh availability check before planning a tour or offer.

Recorded days on market cannot establish how quickly homes sell here

Seventeen of the 27 closings report zero listing days on market. The full-sample median is therefore zero. The export does not establish the actual public exposure of those transactions, so that figure should not be advertised as evidence of instant sales.

For the latest year, four of eight closings report zero DOM; the raw median is 5.5 days. The four positive-DOM records have a 40-day median. Across three years, the ten positive observations have a 34-day median. The positive subset is additional context, not a corrected estimate of market exposure for every sale. Earlier listings, private marketing and recording practices can affect the supplied field.

The Explorer retains the exported zeros, labels the raw measure and also shows positive-DOM context with its sample size. In the latest six months, two of three records are zero; the single positive observation is 91 days. That is a particularly small basis for a speed-of-sale claim.

Use transaction ratios alongside the actual home

The latest year's median sold price per reported interior square foot is $1,138.50, and median sale-to-final-asking ratio is 98.86%. Each is a separate transaction median. Ratios do not deduct concessions, and a recorded asking price may not establish full public marketing exposure.

The identity audit found no duplicate listing or same-property, same-date closing. The 27 sales represent 26 distinct sold properties; one property has two different closing dates and remains as two transactions. Vacant land, transfers outside the MLS and differently labeled properties are outside this residential study.

Study the club routine separately from the house

The City of Indian Wells describes Eldorado as a private, member-owned club with an 18-hole course originally designed by Lawrence Hughes and later redesigned by Tom Fazio. The club's current guest information also refers to dining, Sport & Fitness, courts and pool facilities. My photos show the clubhouse exterior, pool area, tennis courts and smaller courts with pickleball markings as they appeared on June 1, 2026.

The guest page identifies The Grille, the Eldorado Room and Terrace, and Ike's, along with venue-specific dress expectations. It also contains rules for sports areas and invited guests. Review the current calendar, hours, guest limits and booking arrangements for the activities you want to use; a property tour is not a club-access entitlement.

Some listing descriptions refer to a new fitness complex, while older club publications discuss earlier proposed capital projects. Confirm present facility access and any ongoing work directly. An old proposal or a property's marketing language should not establish today's opening status or funding obligations.

Consider the practical routine: a golf-centered stay, regular court play, fitness, dining or hosting visitors can place different demands on the home and on membership privileges. Arrange any club visit through the appropriate host and compare the experience with the way you expect to spend time in the desert.

Buying a home does not establish club membership

The club's official website states that membership is by invitation only and is not tied to real estate. That distinction belongs near the beginning of an Eldorado purchase review. Ownership, property-association obligations and club privileges are separate matters.

Before making a purchase dependent on club use, obtain the current process, eligibility, approval timing, initiation or contribution, recurring dues and applicable guest or family privileges in writing. No current public initiation-and-dues schedule was available on the official pages reviewed for this guide.

A listing's reference to golf, fitness, a nearby clubhouse or a golf-cart garage does not establish membership approval or included use. Review any seller claim about access or transfer rights with the club before relying on it. The club's guest information is written for invited guests of a member; it is not a public visitor pass.

Association and billing details explain the fee differences

The current Active listing reports an association charge of $7,168 annually. That equals approximately $597.33 per month; the export's total-monthly field rounds it to $597. This is one current listing example, not a verified fee schedule for every Eldorado property, and it does not establish club dues.

Historical total-monthly fields span $597–$2,731. The component fields include annual, semiannual, quarterly and monthly amounts, sometimes with more than one charge. Do not read the historical range as today's prices or assume that every difference represents a fee increase.

The city association directory lists more than one Eldorado-related association entry. Establish the actual governing association and any subassociation through title and the escrow documents. The shared-pool description is one reason the maintenance package may differ from that of a stand-alone estate.

Confirm the assessment

Request the current ledger, billing calendar, regular charges and special-assessment notices. Reconcile the export's monthly equivalent with the invoice and identify any buyer contributions, transfer charges or project balances.

Read maintenance coverage

Obtain the maintenance matrix and insurance summary. Check roof, exterior, landscaping, shared pools, private systems and guest structures. An amenity listed in the MLS does not establish that its use or maintenance is included in the regular assessment.

Inspect improvements

Review the reserve study, recent minutes and any planned projects, then inspect the home's roof, drainage, glazing, electrical, plumbing and HVAC. A seller's recent-roof or solar claim needs supporting documents and an explanation of what was actually replaced.

Plan renovations early

Confirm association architectural review, city permits and applicable setbacks before pricing an addition or major remodel. Shared-area or cottage responsibilities can be different. An attractive lot or a listing's redevelopment suggestion is not approval to build.

For an architect-attributed home, distinguish preservation of original design from later replacement or expansion. Ask which drawings, permits and historical records support the description. For any furnished offering, use a written inventory covering art, furnishings, equipment and exclusions rather than assuming everything shown conveys.

Verify lease terms and guest access at the address

Twenty-six MLS records mark short-term rentals No, one marks Yes and one leaves the field blank. The separate rental-restrictions field is populated in only two records. Those entries conflict or omit detail; none substitutes for written permission.

Confirm the current association lease provisions, city permit and minimum-stay requirements, any applicable exception and the intended use of the property. Indian Wells has a specific residential rental program, so the property documents and city requirements must be reviewed together.

Club access for a tenant or visitor requires its own confirmation. A permitted residential lease does not itself grant membership or guest privileges. Do not rely on a community name, a past rental flag or a seller's expectation when evaluating potential rental use.

A focused Eldorado tour and offer checklist

  1. Identify the ownership package. Confirm title, the actual association, any subassociation and private versus shared facilities.
  2. Walk the full layout. Check guest-suite access, interior steps, patio thresholds and the route from parking. Reconcile bedroom, bathroom and area discrepancies.
  3. Understand the renovation history. Compare original construction with later work, permits, warranties and service records.
  4. Spend time in the outdoor areas. Check sun, shade, privacy, golf activity, neighboring windows and the usefulness of each patio or courtyard.
  5. Inspect expensive systems. Prioritize roof, drainage, glazing, electrical, plumbing, HVAC, pools and solar or batteries where present.
  6. Read actual invoices and coverage. Convert the billing period correctly and separate regular assessments, special charges, private upkeep and club costs.
  7. Confirm the club process. Obtain written terms before making an offer that depends on membership or a particular activity.
  8. Choose comparable sales carefully. Account for architecture, remodeling, size, site, shared services and incomplete exposure data before interpreting the median or asking price.

I can help connect the property you like with relevant sales and ownership documents, and organize the questions that need an answer before an offer.

Frequently asked questions

Where is Eldorado Country Club?

Eldorado Country Club is in Indian Wells, with a published club address of 46-000 Fairway Drive. This guide uses the MLS subdivision El Dorado Country Club. Eldorado Polo Club in Indio is a different place.

What kinds of homes are in this study?

The 28 residential records all carry the SF subtype and report 2,613–6,457 interior square feet, two to five bedrooms and construction years from 1957 through 2014. These are sample ranges, not a complete community inventory.

What is currently for sale?

On October 20, 2026, the exact-label search finds one Active home asking $5.5 million and no Pending or Active Under Contract matches. Availability can change; a one-listing median is simply that asking price.

What does the latest year of sales show?

Eight closings have a $4.4 million median sold price and $1,138.50 median sold price per reported interior square foot. The sample is small and differs in home size from the prior matching year; it does not measure same-home appreciation.

Why is recorded days on market so low?

Seventeen of 27 closings report zero DOM. Actual public exposure is unverified. The Explorer retains those values and separately shows positive-DOM context with its sample size. Neither measure proves that every home sold quickly.

What do the construction-year filters mean?

They separate exported Year Built values before 1980 from 1980 and later. They do not identify builder phases, renovation dates, quality or association coverage. A substantially remodeled home can retain an earlier construction-year entry.

How much are association fees?

The current Active listing reports $7,168 annually, about $597.33 per month; its total-monthly field rounds to $597. Historical properties have different amounts, billing periods and components. Verify the actual ledger, coverage and any subassociation charges.

Does ownership include club membership?

The club states that membership is by invitation and independent of real estate. Obtain current written eligibility, costs, approval timing and privileges. No current public initiation-and-dues schedule was available in the official pages reviewed.

Does a detached home always have a private pool?

No. One detached Crystal Cove description specifies a common pool and spa shared with eight other homes. Confirm the specific property rights, access and maintenance obligations; an MLS pool field does not resolve ownership.

How should I evaluate an architect-attributed home?

Treat a listing attribution as a starting point. Review architectural records, approved plans, permits and the history of later work. Inspect older systems separately from the condition of remodeled interiors.

Can I rent a home short term?

Confirm the current association lease provisions, city permit and minimum-stay rules, any applicable exception and separate club-access terms. MLS rental flags conflict or omit detail and cannot establish permission.

Will the Market Explorer update automatically?

The page contains an October 20, 2026 snapshot. Filters change the view of embedded aggregates. A later market update requires a fresh MLS export and review; request current availability before relying on inventory counts.

Sources and MLS methodology

Research and MLS snapshot reviewed October 20, 2026. Original photographs by Mark Miller: June 1, 2026.

  • Flexmls: Residential template; El Dorado Country Club subdivision; Indian Wells; Active, Active Under Contract, Pending and Closed. Closing dates October 20, 2023–October 20, 2026. Current statuses have no listing- or pending-date restriction. Twenty-eight exported records, all SF: 27 closings and one Active. No Pending or Active Under Contract matches. Vacant land, differently labeled listings and non-MLS transfers are outside coverage.
  • Identity audit and descriptions: no duplicate listing or same-property, same-date closing. All APNs populated; 27 closings represent 26 distinct sold properties, with one repeat sale on separate dates retained. Fourteen public descriptions informed the guide. Private remarks, showing instructions and contacts are not published.
  • Calculations: unweighted medians by closing date with inclusive anniversary starts. Six-, 12-, 18- and 36-month views; prior matching windows shift back one year. Eighteen-month windows overlap. A full prior 36-month period is outside coverage. Each metric shows its usable sample. Inventory stays fixed at the snapshot date. Price per square foot uses exported Approx SqFt. Sale/list ratios do not deduct concessions or establish actual marketing exposure. Construction-year groups use reported Year Built before 1980 or 1980 and later; they do not identify renovations or legal property classifications. No historical inventory or same-home appreciation model is supplied.
  • DOM limitation: 17 of 27 closings report zero listing DOM, retained as supplied. No negative DOM observations occur. Positive-DOM medians exclude zeros and report their own n; they are selected-subset context, not an estimate of true exposure for the whole sample. Listing DOM may omit earlier listings or private marketing. The export does not establish why each zero was entered.
  • Fee normalization: the current listing's $7,168 annual component is divided by 12 ($597.33 rounded), compared with the exported $597 total field. Historical examples convert each component by its reported frequency before summing: annually ÷12, semiannually ÷6, quarterly ÷3, monthly unchanged. Exported fields remain intact. Different billing periods, dates and associations cannot establish a fee trend or a current community-wide range.
  • Official club sources: Eldorado Country Club Home Page and history timeline; Life at Eldorado; Guest Information; and Contact & Directions. Reviewed for history, address, published invitation-based membership distinction and guest facilities. Current public initiation and dues were not retrieved. Older club brochures and project proposals are treated as dated background rather than confirmation of today's facilities.
  • City of Indian Wells country-club overview: Eldorado course and community context.
  • City association directory, dated March 16, 2026: Eldorado-related association entries; the buyer must establish the actual governing association.
  • Indian Wells planning-area provisions: address-specific review of applicable standards and association/city approvals for proposed work.
  • City short-term residential rental program and municipal rental provisions: verify current requirements and amendments for the property.

Only aggregate market data is embedded in the page. A selected public-field study CSV and normalized fee-detail CSV are retained with the research files; the raw export stays outside the published page. This dated study requires a fresh export for a later update. Measurements, room counts, architectural attributions and advertised improvements require documentary review. Photographs show their date rather than present availability or privileges.
