Oasis Country Club, Palm Desert: Home Buying Study Guide
Compare Oasis Country Club condos, layouts, HOA charges and recreation choices with six original photos and a three-year MLS Market Explorer.
Oasis Country Club in Palm Desert combines condominium ownership with a golf-and-lake setting, shared pools and an active recreation scene. The useful buying comparison starts with the individual home's layout, patio, condition and complete association bill.
This guide brings together my original photographs, public community research and a fresh three-year MLS export. Use the Market Explorer to compare dated sales, then work through the layout and ownership questions that a headline price cannot answer.
- Choose the actual layout. Stairs, shared walls, guest privacy and patios vary.
- Read the dated market. The latest year has 42 distinct closings at a $435,000 median.
- Compare relevant homes. Explore two- and three-bedroom sales across four periods.
- Reconcile the association bill. Current MLS totals and fee components differ.
- Check the new recreation season. The available owner schedule ends October 31, 2026.

Golf, water and a neighborhood of individual choices
Oasis Country Club occupies an established Palm Desert setting off Hovley Lane East, between Cook Street and Washington Street. Its association dates to 1983 and identifies 662 residences, attached and detached styles, and 18 pool-and-spa areas. The executive golf course plays to par 60, while a separate putting course creates another way to enjoy the outdoor setting.
My March 12, 2026 photographs show how closely the homes, lakes, fairways and shared recreation areas fit together. Some patios face open golf views; others create a more enclosed retreat. The distance to the pool, the orientation of an outdoor seat and the use of neighboring patios can be more important to everyday enjoyment than the community name alone.
Try the drive from the home to your regular shopping, appointments and social activities. Visit during the hours you expect to spend outdoors. Compare direct sun, shade, maintenance activity, road sound and privacy from inside the rooms as well as from the patio.
Choose the layout before choosing a model name
The reviewed study contains 133 records after consolidating one cross-listed sale. Reported living areas range from 775 to 1,915 square feet, with one to three bedrooms and construction years from 1984 through 1999. These figures describe the MLS sample, not every residence or a verified construction history.
Two bedrooms, several ways to live
The sample has 84 two-bedroom records. Some descriptions place both suites on one floor, with a powder room for visitors. Others put a suite upstairs, or both bedrooms upstairs. Walk the full route from garage to kitchen, laundry and sleeping space.
Three bedrooms or a flexible room
Forty-six records report three bedrooms. Descriptions often use the third room as an office, den or occasional guest room. Confirm its doors, closet, bathroom access and approved use. A room with a Murphy bed may serve a different purpose from a conventional guest suite.
Shared walls and detached condos
Most records are CN-coded, but four use SF. Attachment fields report 84 attached, 46 detached and three blank. A freestanding appearance does not establish a different ownership structure or maintenance obligation. Read the legal description and association documents for the specific home.
A smaller footprint
Three historical one-bedroom sales report 775 square feet. They remain in the All homes statistics. That small sample is not given its own comparison filter. Consider storage, work space, laundry and the reality of overnight visits before deciding that fewer rooms will suit you.
Single-level living needs an actual inspection
Although 122 records report one building story, ten report two and one is coded zero. Descriptions confirm that two-story arrangements are part of the offering. A downstairs bedroom can help with daily use, but check steps at the entry, garage, patio and shower. A listing's general accessibility wording does not replace a walk-through of the route you need.
Patios, guest privacy and storage change the experience
The public remarks repeatedly describe dual suites, separate patios, vaulted living spaces and kitchens opened or updated for entertaining. Some homes put laundry inside; others place it in the garage. Compare closet depth, pantry space, parking and the garage configuration with the way you actually live.
Read the room arrangement alongside the bedroom count. One two-bedroom record reports 1,787 square feet, while the three-bedroom records cover several smaller and larger sizes. Bedroom filters help organize the sales, but they do not make the homes equivalent.
Improvements need their own comparison
The descriptions range from opportunities for cosmetic work to extensive remodeling. Windows, HVAC, kitchen layout, bathrooms, solar, garage cooling and outdoor shade all appear. One 1,915-square-foot sale describes an expansion from 1,787 square feet. Reconcile additions with measurements, permits and association approvals before using its price per square foot as a comparable.
Solar arrangements also vary: both owned and leased systems appear. Obtain the actual agreement, payoff or transfer terms, equipment information and recent utility bills. For furnishings, identify the items and exclusions in writing. An advertised turnkey sale may differ from another furnished sale in meaningful ways.
This guide describes useful layout choices without presenting partial MLS model labels as a complete floor-plan catalogue.

A slightly lower median, with more transactions
The latest 12 months contain 42 distinct closings at a $435,000 median sold price, compared with 32 at $445,000 in the prior matching year. The median of sold price per reported interior square foot is $316.17, versus $321.87 previously. Median reported interior area rises from 1,384 to 1,432 square feet.
These are medians of different homes. Size, condition, patio outlook, shared walls, renovations and included furnishings change the mix. The figures support a more focused conversation about the available alternatives; they do not measure same-home appreciation.
Within the latest year, 26 two-bedroom closings have a $427,000 median, while 15 three-bedroom closings have a $480,000 median. One one-bedroom closing is included in the overall total. The bedroom comparison is useful for narrowing a search, but it does not isolate the value of an extra room.
Listing time deserves a second look
Latest-year median reported listing days on market is 50.5 days, versus 34 in the prior matching year. Three latest-year sales report zero DOM. Keeping them in the calculation preserves the export; looking separately at positive-DOM records gives 57 days across 39 sales, compared with 54 across 29 previously.
That distinction tempers a simple claim about how much marketing time changed. Listing-level DOM can also omit an earlier listing. Neither figure predicts how long the home you are considering will take to sell.
Thirteen Active listings offer a range of choices
The export shows 13 Active homes asking $299,900–$589,000, with a $384,900 median asking price. Three additional Pending homes are listed at $400,000–$629,000. There are no Active Under Contract matches. Pending list prices do not disclose contract prices.
The current asking median is below the latest-year sold median, but those groups contain different homes. Do not interpret that gap as a community-wide discount. Match size, configuration, condition and setting before judging the asking price of a specific property.
Use the longer view to keep the sample in perspective
The latest six months contain 15 closings at a $429,000 median. Across three years, 117 distinct closings range from $259,000 to $680,000, with a $440,000 median. Those events represent 113 parcels; four parcels sold twice on different dates and remain in the study.
One sale appeared under two MLS numbers with the same parcel, closing date, price and area. I counted it once, retaining the local CN record. The two entries reported different listing exposure, another reason to treat DOM as listing data rather than a complete property history.
The latest year's median sale-to-final-asking ratio is 96.86%; the median sale-to-original-asking ratio is 95.83%. These are separate medians of transaction ratios, before concessions. They do not promise a standard negotiation discount. Read reductions, condition, inclusions and contract terms for the home itself.
Reconcile the association bill before building your budget
The 16 current records contain several different monthly association totals: eight report $998, five report $1,126, and one each reports $935, $952 or $816. The component fields introduce further differences. A current invoice and property ledger are more useful than treating the lowest or most frequent listing figure as the community's universal fee.
$998 monthly examples
Eight current records show this total. Several break it into $962 plus $36 monthly, while others provide a single total. That annualizes to $11,976 before any additional obligations.
$1,126 monthly examples
Five current records show $1,090 plus $36 monthly. That annualizes to $13,512. Establish which charges apply to the property and whether any recently changed.
Totals that need reconciliation
Two Active entries show $952 or $816 in the total field but also list a separate $36 monthly component. Another totals $897 plus $38 as $935. Ask for the current billing breakdown rather than silently correcting the export.
Coverage and additional obligations
Descriptions mention building or grounds work, insurance, security, cable, internet and social use in differing combinations. Confirm coverage, exclusions, deductibles, assessments, reserves, food-and-beverage requirements and transfer charges in writing.
Review the governing documents, current budget, reserve study, recent minutes and insurance summary. For a condo, establish the boundary between association and owner responsibility for roofs, exterior surfaces, patios, windows and plumbing. Obtain an insurance quote that fits the association policy and its deductibles.
Add property taxes, financing if used, utilities, owner insurance, interior maintenance, equipment replacement and the recreation options you choose. A lower purchase price does not automatically produce lower monthly ownership costs. Historical fee fields cannot establish today's bill or the timing of increases.
Match golf and court sports to your actual routine
Oasis is owned and operated by its members/homeowners, while the golf operation also accepts public guests when tee times are available. That makes it different from assuming all golf activity is reserved for homeowners. Ask about owner priority, reservations, guest use and the playing schedule you would use.
The public membership information identifies one stadium tennis court and eight permanent pickleball courts. My photograph shows the court and pool setting. Choose access by the activity and frequency that fit you, and confirm the category's current terms.
A dated owner schedule, with a new season approaching
The owner application available during this research covers November 1, 2025–October 31, 2026. These figures are a dated reference, not a quote for the season beginning November 2026. Obtain the replacement schedule before committing.

On that application, full golf carries a $500 initiation fee. Fitness is $50 per key annually, and use of an Oasis-owned golf cart is listed at $500 per cart annually. Full golf includes court sports. Confirm eligible users, additional charges and the intended membership period; do not add a separate court package automatically if it is already included.
The club advertises an introductory option for new owners with a purchase window after closing. Verify eligibility, timing and the current offer. A home purchase, an existing seller membership or a marketing description does not establish your final recreation entitlement.
Walk from the home to the amenities that matter to you, then ask for a calendar during your intended season. The putting course, courts, pool and clubhouse may make different homes attractive to buyers who play little or no golf.
Check rental use separately from recreation access
Short-term-rental and restriction fields are incomplete or inconsistent in this export. Several descriptions mention monthly stays, but marketing remarks do not establish an owner's permission to lease.
Palm Desert's published rules define short-term rentals around stays of two to 27 consecutive nights, require permits, and require an annually updated HOA approval letter for a home governed by an HOA. Check the exact address, zoning and intended stay length with the City and association. A stay of 28 nights or more does not override private lease restrictions.
Obtain the association's minimum term, registration and occupancy rules, permitted lease frequency and any fees. Confirm tenant golf, court, fitness and guest privileges independently. Avoid underwriting a purchase on assumed rental revenue or unrestricted amenity access.
A focused Oasis tour and offer checklist
- Walk the layout. Identify stairs, bedroom separation, bathroom access, laundry and the daily route from the garage.
- Verify the ownership arrangement. Reconcile condominium status, shared walls and maintenance responsibilities with the legal documents.
- Experience the patio. Compare shade, privacy, golf exposure, water features, neighboring activity and pool proximity.
- Inspect improvements and systems. Check roof responsibility, HVAC, windows, plumbing, additions, solar agreements and available approvals.
- Get the complete bill. Reconcile the property ledger with every recurring charge, assessment, minimum and closing fee.
- Choose recreation deliberately. Obtain the current owner schedule and terms for the new season, including who may use each benefit.
- Document inclusions and rental plans. List furnishings and equipment, and verify any intended lease with both City and association requirements.
- Use relevant sales. Match layout, size, condition, ownership arrangement and setting before relying on the headline median.
I can help you connect a promising Oasis home with relevant closings, current alternatives and the documents behind the purchase.

Frequently asked questions
What kinds of homes appear in this study?
The reviewed sample includes one- to three-bedroom residences reporting 775–1,915 interior square feet. Attached and detached configurations appear. Confirm the legal ownership structure, measured area and maintenance boundaries for the specific home.
Are all Oasis homes single-level?
No. Ten reviewed records report two building stories, and descriptions show different upstairs and downstairs suite arrangements. Check the actual home, entry, garage, patio and bathroom routes.
Does the guide provide a complete floor-plan catalogue?
No. It describes observed layout choices and filters sales by reported bedroom count. Repeated model names or bedroom totals do not establish a complete or verified plan inventory.
What does the latest year of sales show?
Forty-two distinct closings have a $435,000 median sold price and 50.5 median reported listing days on market. The prior matching year has 32 closings at $445,000 and 34 days. The homes sold differ, so this is not same-home appreciation.
What is currently available?
The October 20, 2026 export has 13 Active listings asking $299,900–$589,000, three Pending and no Active Under Contract matches. Request current availability before planning a tour.
What should I budget for HOA charges?
Eight of 16 current records report $998 monthly and five report $1,126. Three report other totals, and two have additional components not included in the total field. Verify the current property ledger, coverage and all additional obligations.
Is golf automatically included with the home?
Confirm the owner category, written privileges, fees, eligible users and current terms separately. The published owner application has a specific season, and an existing seller membership does not establish the buyer entitlement.
Can I rely on the membership figures for November 2026?
No. The available application covers November 1, 2025–October 31, 2026. Obtain the new-season owner schedule before committing to recreation costs.
Can I rent the home seasonally?
Confirm the association minimum stay, registration, frequency, occupancy and fees, alongside the City requirements for the exact address and stay length. Tenant recreation rights need a separate check.
How are duplicate sales handled?
One cross-listed event with matching parcel, closing date, price and area is counted once. Separate sales of the same parcel on different dates remain separate transactions.
Does the Market Explorer update automatically?
No. It filters an October 20, 2026 aggregate snapshot. A fresh export and review are required for a later market update. Current inventory stays fixed when closing periods change.
Sources and MLS methodology
Research and market snapshot: October 20, 2026. Original photographs: Mark Miller, March 12, 2026.
- Flexmls: Residential template; exact Oasis Country Club subdivision and Palm Desert city; Active, Active Under Contract, Pending and Closed selected. Closing coverage October 20, 2023–October 20, 2026. Pending-date filter disabled; no original-listing-date restriction on current inventory. The raw export has 134 records: 118 Closed, 13 Active and three Pending. No Active Under Contract matches.
- Identity review: all parcel identifiers populated. One cross-listed event has the same parcel, date, price and area; retain the local CN entry with 77 reported listing days instead of the imported SF entry with 45. The reviewed study has 133 records, including 117 distinct closing events representing 113 parcels. Four parcels sold twice on different dates. No remaining duplicate listing or same-parcel, same-date event. Subtype fields contain 129 CN and four SF; attachment has 84 Yes, 46 No and three blank. These fields do not establish legal ownership.
- Calculations: unweighted transaction medians, inclusive anniversary closing windows and usable samples per metric. Prior windows shift one calendar year earlier; the 18-month views overlap. A full prior 36-month window is not covered. Price per square foot uses structured interior area. Ratios do not deduct concessions. Nine zero-DOM sales are retained, with positive-DOM context shown separately. No negative DOM occurs. Listing DOM may omit earlier exposure. Partial quarters are labeled; no historical inventory, absorption rate, individual valuation or forecast is reconstructed.
- Descriptions and costs: public marketing remarks reviewed for layouts, stairs, guest use, improvements, furnishings and solar. Bedroom filters do not establish complete plans. Current association totals and monthly components were compared and discrepancies disclosed. No current property invoice, complete association package or new-season owner fee confirmation was supplied. Private remarks, showing instructions, access codes and contacts are excluded from the public article and study CSV.
