Rancho La Quinta Country Club: Home Buying Study Guide
Compare Rancho La Quinta homes, casitas, ownership costs and club membership with Mark Miller’s original photographs and a three-year MLS Market Explorer.
Fairway views, private courtyards and guest space make Rancho La Quinta Country Club a community worth studying at the level of the individual home. The right fit depends on how you want to live, which facilities you will use and what the property actually includes.
This guide combines my original photographs, a fresh three-year MLS export and current club information. Use the Market Explorer to separate reported condominium and single-family sales, then connect the numbers with layouts, assessments and membership questions.
Choose your starting point: homes, club life, market or ownership.
- Compare several kinds of homes. Casita condominiums, larger residences and guest suites call for different layout and maintenance questions.
- A fresh view of the market. Five Active, two Pending and one Active Under Contract match the October 20, 2026 search.
- Separate the sales groups. Fifty latest-year closings have a $1.645 million median; condominium and single-family views show the difference in mix.
- Confirm club access with the address. Review the applicable membership category and current written terms before relying on listing language.
- Read the full cost. Regular assessments, project balances, private upkeep and solar agreements deserve separate attention.

A country-club landscape with several ways to live
Rancho La Quinta Country Club brings homes, fairways, lakes and mountain views together in a broad, landscaped setting. My June 12, 2026 photographs show tile roofs, palms and outdoor living areas woven around the golf courses. From above, the relationship between the homes and the landscape is immediately clear; at ground level, orientation and privacy become much more personal.
The club's real-estate overview describes approximately 700 acres and just over 900 homes and casitas, with early California influences, courtyards and indoor-outdoor living. Those are community context figures, rather than a count generated by this MLS study. The published club address is 79-301 Cascadas Circle, La Quinta.
A useful first visit compares more than a view. Walk the courtyard and rear patio, note the angle toward neighboring homes and the golf course, and consider the route to the club facilities and gates. Test your own drives to shopping, appointments and places you visit regularly. Listing descriptions' travel estimates cannot establish your actual routine.
This guide's market search uses the MLS selection Rancho La Quinta Country Club, exported as Rancho La Quinta CC, within La Quinta. That label contains both condominium and single-family records, including homes described as Ventanas. The separately offered Estancias subdivision was not selected. MLS labels are search classifications; establish the actual association and legal property interests from the purchase documents.
Start with the layout, then interpret the label
The 168 exported records report 2,027–6,500 interior square feet and two to six bedrooms. Those figures describe this study's sample, not every home in Rancho La Quinta or the current available range. Most records report construction years from the 1990s and early 2000s; a few have later dates. A later Year Built entry should be reconciled with permits and reconstruction history rather than treated as proof of a recent community-wide building phase.
A Casita condominium and a guest casita answer different needs
The export contains 21 records with the condominium subtype CN and 147 with the single-family subtype SF. Several condominium descriptions call the entire residence a Casita or Tennis Casita. Other listings use casita for a guest area attached to, or detached from, the main house. A two-room guest casita may be arranged as a bedroom plus sitting room, office or additional sleeping area.
Ask for an accurate plan showing legal bedrooms, bathrooms, entrances and permitted living area. Trace the route between the main house and guest accommodation, including courtyard exposure, steps and access at night. Confirm whether a kitchenette is part of the approved configuration. A photograph or marketing phrase does not establish a separate dwelling or rental right.
Plan names help begin the comparison
Descriptions mention Encanto, Montana, Palacio, Terraza, Hacienda and other plans. Some describe expanded living rooms, walls removed to create a great room, enlarged guest suites or conversions from an office to sleeping space. Two homes with the same plan name may now function quite differently. Compare the approved current layout, quality of work, storage, bedroom separation and usable outdoor areas.
Garage descriptions also vary: golf-cart spaces, tandem arrangements, built-in storage, climate control and expanded garages appear in the remarks. Test the actual parking dimensions with your vehicle and intended equipment. Do not assume a marketing space count means independently accessible parking bays.
A pool field needs a closer look
The structured Pool field is marked Yes in 157 records. It does not consistently distinguish a private pool from shared access. One current listing is marked Yes but its description offers room to add a small pool or spa and refers to a community pool nearby. Inspect the property and confirm which facilities are private, shared or merely proposed.
Some condominium descriptions assign roof, exterior painting, landscape care and insurance responsibilities to the association. Those descriptions are address-specific. Compare the maintenance matrix and insurance documents rather than applying the same coverage to every residence.
Floor plans found in the MLS descriptions
A focused scan identifies seven named plan families in 77 listing records: Encanto, Montana, Palacio, Terraza, Hacienda, Madrid and Seville. The comparison includes 12 specific labels; one additional record calls its plan Hacienda without a number. The other 91 records are left unassigned. A missing name does not establish a different plan, and this is not an exhaustive builder catalog.
These are observed property sizes and bedroom fields, not original builder specifications. Measurements can include expansions and guest accommodation. Counts are listing records, including repeat sales, and do not measure the number of each plan built in the community.

How the layouts differ in practice
Encanto I and II
Nine of ten Encanto I records report 2,635 square feet; the other describes an enlarged plan at 2,827. Seventeen of nineteen Encanto II records report 2,924 square feet. Several Encanto II descriptions place two bedrooms in the main house and a two-room guest casita across the courtyard. A two-room suite is not automatically two legal bedrooms.
Montana I, II and III
Montana I has the widest observed range, with altered layouts and added guest accommodation in the remarks. The five explicit Montana II records each report 3,556 square feet and four bedrooms. Six of seven Montana III records report 4,243 square feet; one reports 4,416. Check the specific guest configuration instead of treating those observations as standard dimensions.
Palacio and Hacienda
The two Palacio I examples report 3,465 square feet; descriptions include separate living and family areas, formal dining and a detached guest house. One Palacio II record reports 3,822 square feet, and a separate II Plus example reports 4,002. Its description explains Plus as expanded living space near the kitchen. Hacienda II examples report four bedrooms and include detached guest accommodation.
Terraza, Madrid and Seville
Terraza II descriptions include two main-house bedrooms with additional guest space. Madrid examples in Ventanas report three bedrooms and 2,038–2,074 square feet. Seville examples report three bedrooms and 2,288 square feet; one description separates the formal living/dining area from the family room and notes a nonstandard three-car garage. Confirm those features in the home you tour.
Keep Casita condominiums in a separate layout category
The 21 CN records report 2,027–2,151 square feet and two or three bedrooms. Several are marketed as Casita or Tennis Casita residences. One description explicitly says a two-bedroom layout was modified to three. This category is different from a guest casita within a larger home, and the MLS subtype alone does not establish a precise plan variant.
What more history would add
The current three-year export is enough for an initial named-plan index and examples of modifications. Earlier sold listings could reveal missing labels or less common configurations. More transaction years cannot supply reliable room dimensions, door locations or an original drawing when those details are absent. Use the index to locate relevant examples, then verify against approved plans, a measured layout or authorized builder materials.
Roman numerals, Arabic numbers and written plan numbers are normalized here; Terraza and Terrazza spellings are grouped. Ambiguous shorthand and a misspelled model label remain unassigned. One Montana I description compares its guest casita with a Montana III; that comparison is not counted as a second main-house plan.
Build your own routine around the club
The club's current Experiences page identifies two 18-hole courses, designed by Robert Trent Jones Jr. and Jerry Pate. It also lists nine tennis courts, eight pickleball courts, bocce, fitness programming and social-interest groups. Dining includes the Main Clubhouse, The Turn and the Cantina at the racquet and sports facilities.
Tour with your own priorities in mind: racquet play, fitness, dining, golf or time with visitors. Ask about operating hours, booking procedures, instruction, seasonal programming and facility availability. The original photographs document the landscape on their date; they cannot show today's access conditions.
MLS remarks span several years and describe clubhouse and fitness improvements at different stages, sometimes giving different completion targets. The current official page describes a renovated Main Clubhouse. Confirm the current status, access and funding of any additional project directly with management before relying on an older listing's promised opening date.

Use the property-type filter before treating a median as typical
Over the latest 12 months, 45 SF sales have a $1.669 million median, while five CN sales have a $914,500 median. Across all three years, the corresponding medians are $1.64 million from 139 SF sales and $900,000 from 21 CN sales. The smaller condominium sample deserves particular care.
These groups use the exported subtype, not an independent title or association determination. Attachment is another field: 29 records are marked attached, including some with an SF subtype. The Explorer therefore labels the groups explicitly and does not equate SF with detached or CN with a particular maintenance package.
The latest year and latest six months tell different stories
The 12-month median sold price is $1.645 million from 50 closings, compared with $1,576,930 from 62 sales in the prior matching window. That is a roughly 4.3% difference in transaction medians, with fewer sales. It is not a same-home appreciation calculation.
The latest six-month median is $1.75 million from 15 sales, versus $1,899,500 from 22 in the prior matching period. Median reported area also changes, from 3,318 to 2,924 square feet. The contrasting price directions illustrate why the selected period and mix of homes matter. Condition, location, remodeling, guest space and views also affect which sales are useful comparisons.
Compare asking prices with relevant closed sales
The five Active listings ask $1,299,999–$3.15 million, with a $1.545 million median. They report 2,827–3,822 square feet. Asking prices describe seller expectations; Pending contract prices are not inferred from the last published ask.
For the latest 12 months, median listing days on market is 39, median sold price per reported interior square foot is $599.65, and median sale-to-final-asking ratio is 96.8%. The sale-to-original-asking median is 94.12%. These are separate transaction medians, not a guaranteed discount on any current listing. They do not adjust for concessions.
The three-year sale-price range is $702,500–$4.51 million. That breadth reinforces the need to compare similar residences. One sale record has a negative DOM value, which is excluded from timing calculations; nine zero-day sales remain as supplied. Listing DOM may omit exposure under an earlier listing.
The identity audit found no duplicate listing or same-parcel, same-date sale event. Six properties have two different closing dates within the sample and remain as separate transactions. The data supports transaction counts, rather than a claim that 160 different homes changed hands. One blank APN uses its unique exported address for study identity.
Confirm the membership that comes with the address
The official membership page makes these distinctions as of October 20, 2026:
| Category | Published terms |
|---|---|
| Master Association ownership | Athletic & Social membership included. |
| Resident non-refundable golf | $65,000 initiation; $1,800 monthly; 410 limit; active waitlist. Initiation payable with application. |
| Ventanas & Estancias Invitational Athletic & Social | Separate non-refundable option: $5,000 initiation; $396 monthly. |
Master Association ownership
Athletic & Social membership included.
Resident non-refundable golf
$65,000 initiation; $1,800 monthly; 410 limit; active waitlist. Initiation payable with application.
Ventanas & Estancias Invitational Athletic & Social
Separate non-refundable option: $5,000 initiation; $396 monthly.
These published terms can change. Obtain written confirmation of the property's eligibility, current category, fees and any waiting period before making an offer dependent on club access.
Some MLS remarks advertise an available golf membership. The club FAQ ties golf eligibility to homeownership in the Master or Casitas Association and says it is not accepting Invitational Golf applications. Ask the membership office how a specific sale is handled; a listing statement does not establish a transferable membership or an exception to the waitlist.
Separate regular dues, assessment balances and private upkeep
Current MLS records report $630–$1,198 in total monthly association fees: six of the eight show $1,198, one shows $650 and one shows $630. This is an observation from listing fields, not a verified fee schedule. Differences can reflect the association, included services or reporting practices; confirm the exact bill for the address.
Several historical descriptions say a club-improvement assessment has been paid. Others discuss large renovation budgets or future work. Obtain the property's current assessment ledger, any remaining installment obligation, transfer charges and treatment at closing. Do not infer that every home has a paid balance because another property's description says so.
Association documents
Review the budget, financials, reserves, minutes, insurance and maintenance allocation. Establish which services and facilities the regular assessment funds and whether additional charges apply.
The individual property
Budget for taxes, insurance, utilities, private pool or spa care, landscaping outside association coverage, roof or exterior obligations, HVAC and guest-space systems.
Solar deserves its own review. A current Pending description specifies a leased system with an approximately $271 monthly payment and buyer assumption of terms. Other records describe owned systems. Examine the agreement, transfer requirements, remaining obligations and utility history; a seller's reported zero energy bill does not establish your future cost.
For remodeled homes, connect the work described with permits, invoices, warranties and inspection results. Flooring and counters are visible; roof condition, HVAC age, drainage, pool equipment, water supply and the quality of altered walls need closer investigation. Ask whether turnkey furnishings, golf carts, electronics and outdoor equipment are included through a written inventory.
Use the home ownership cost calculator once the address-specific amounts are known. The Coachella Valley insurance guide helps organize the questions behind a property-specific quote.
Check rental terms and visitor privileges separately
The club-hosted community rental rules state that rentals must exceed 30 consecutive calendar days and require HOA notification with a lease copy. Confirm the current governing documents for the exact association. MLS short-term-rental fields are inconsistent: 151 say No, four Yes, three Unknown and ten are blank. A Yes entry cannot override the applicable rules.
The City of La Quinta STVR program restricts new General and Primary permits to eligible exceptions. Verify the address and proposed use with the city as well as the association; club membership or a seasonal-use description does not establish rental permission.
Tenant and guest access also need a separate answer. The club FAQ requires member sponsorship, registration and the appropriate guest card, with access based on the sponsor's category and applicable limits or fees. Ask the club about your intended length of stay and activities before promising amenities to visitors or tenants.
A focused first visit
- Compare the actual layout. Map bedrooms, guest entrances, courtyard crossings, stairs, storage and parking. Reconcile modifications with approved plans.
- Spend time outside. Check sun, shade, view direction, neighboring patios, golf activity and the private or shared nature of the pool.
- Visit the facilities you will use. Confirm access and current operating conditions with the club.
- Read the address-specific financials. Establish regular assessments, remaining project balances, maintenance coverage, membership charges and private upkeep.
- Choose useful sales comparisons. Start with subtype, size, layout, condition and location, then consider the relevant time window.
- Confirm your intended use. Review rental terms, guest access, solar agreements and any planned changes to the property.

Frequently asked questions
What is Rancho La Quinta Country Club?
A private country-club community in La Quinta with homes, fairways, lakes and mountain views. The official overview describes approximately 700 acres and just over 900 homes and casitas. This study uses a specific MLS subdivision selection; verify the exact association for any property.
What are current asking prices?
On October 20, 2026, five Active matches ask $1,299,999–$3.15 million, with a $1.545 million median. Two additional listings are Pending and one is Active Under Contract. These are dated search results; asking prices are not negotiated values.
What does the latest year of sales show?
The latest 12 months contain 50 closings, a $1.645 million median sold price, $599.65 median sold price per reported interior square foot and 39 median listing days on market. These are transaction medians, not a valuation of a particular home.
Does the Market Explorer separate property types?
Yes. You can compare all study records with MLS single-family (SF) and condominium (CN) groups. The latest year has 45 SF closings at a $1.669 million median and five CN closings at $914,500. Subtype and attachment are separate fields.
What does casita mean in a listing?
It may describe an entire Casita condominium or a guest suite within a larger property. Guest casitas can be attached or detached and may contain a bedroom plus sitting room or office. Confirm the approved layout and legal room count.
Is golf included with ownership?
Confirm the address-specific category with the club. Golf has separate terms and an active waitlist; the membership section links the current published schedule. An available-membership statement in a listing does not establish a transfer right.
How much are monthly association fees?
The eight current records report $630–$1,198 monthly in the association-fee field. Confirm the actual assessment, included services, additional charges and any remaining project balance with management. Historical listings are not current invoices.
Does the association maintain the roof and exterior?
Some condominium descriptions include roof, exterior painting and other services. Coverage varies by the actual association and property. Obtain the maintenance matrix and insurance summary before deciding how much private upkeep to budget.
Are clubhouse and fitness projects complete?
The current official Experiences page describes a renovated Main Clubhouse. MLS remarks refer to several stages and different opening targets. Confirm present facility access, any ongoing work and funding directly with management.
Can I operate a short-term rental?
The club-hosted rules state that rentals must exceed 30 consecutive days and require HOA notification and a lease copy. Verify the current documents for the exact association and the city requirements. MLS rental flags conflict and cannot establish permission.
Can visitors or tenants use the club?
Ask the club about your intended stay and activities. Its FAQ requires member sponsorship, registration and the relevant guest card, with category-based access, limits and fees. Residential rental permission and club access are separate questions.
Does this study include Estancias?
No. It uses the selected Rancho La Quinta Country Club subdivision, exported as Rancho La Quinta CC, within La Quinta. The separate Estancias option and differently labeled listings are outside coverage. Private transfers may also be absent.
