I'm Mark Miller, a real estate agent specializing in Sun City Shadow Hills and the Coachella Valley's 55-plus communities. A career built around the 55-plus lifestyle
My work has long centered on communities that bring a country-club-style setting and recreation into a practical home search. I understand the appeal of walking the neighborhood, finding activities close to home and living somewhere a passing wave can turn into a conversation.
That experience started with more than a decade working on-site at Trilogy La Quinta. Buyers comparing that lifestyle often considered the Sun Cities, too, and my work naturally grew across those communities. I've completed transactions in Sun City Shadow Hills and invested many hours studying its phases, floor plans, homes and amenities.
I am also frequently working in Sun City Palm Desert and Del Webb Rancho Mirage. There is often overlap in the communities a buyer considers, even when the final choice comes down to very different priorities. That wider perspective helps me explain why Shadow Hills may be the right fit—and when another community deserves a closer look.
The three phases matter to the home search
Sun City Shadow Hills is more than one neighborhood surrounding one clubhouse. The three phases create different combinations of home designs, surroundings and daily routes. Phase 3 sits north of Avenue 40, separate from Phases 1 and 2.
Phase 1
Explore the earlier homes, their improvement histories and their relationship to Montecito Clubhouse and the South Course. Condition and location matter as much as the phase label.
Phase 2
Compare the range of floor plans and interior, golf and water settings. We look at the exact lot, the nearest useful gate and the routes you expect to use.
Phase 3
Consider the later neighborhood north of Avenue 40, with Santa Rosa Clubhouse and the North Course nearby. We compare its homes and setting with the options south of the road.
These are location differences, not separate levels of Association membership. Residents share access to Association amenities under the applicable rules. The useful question is which home and daily routine work best for you.

Buying: connect the floor plan with everyday life
A familiar model name is a useful starting point. The actual house tells the rest of the story: its configuration, improvements, condition, outdoor space and surroundings.
Choose a useful layout
Think through guest space, a den or office, storage, garage use and indoor-outdoor living. We compare the advertised model with the rooms and options actually present.
Walk the location
Consider patio exposure, privacy, nearby roads, golf activity and the route to the amenities you expect to use. A desirable view and a comfortable daily routine should work together.
Understand the full property
Review the home's condition, improvements, applicable approvals, current ownership costs and community documents. Inspections and disclosures help us turn an appealing showing into an informed decision.
Prepare and negotiate
Use comparable sales and current competition to shape the offer, then work through inspections, repair requests, contingencies and closing with clear communication.
My role is to help you connect these details, explain the tradeoffs and represent your interests throughout the transaction.
Compare Shadow Hills with the other communities on your list
Sun City Shadow Hills, Sun City Palm Desert and Del Webb Rancho Mirage often enter the same conversation. They offer different settings, housing choices and amenity experiences. I regularly work across that group and can help put the differences into the context of your budget, timing and preferred lifestyle.
We may also include Trilogy La Quinta, Trilogy Polo Club or another 55-plus community when it fits your priorities. The goal is a confident choice based on the life you want, not simply the first home that looks good online.
Selling: reach buyers who are considering the wider 55-plus market
A prospective buyer may already be focused on Shadow Hills, or may still be comparing several communities. My work across the 55-plus market creates opportunities to introduce your home when it aligns with a client's priorities.
That perspective supports a property-specific plan: accurate positioning, professional media, relevant exposure and attentive representation. The phase, floor plan, lot, condition and improvements all help shape the story we tell.
Price against relevant homes
Compare recent sales and available competition that genuinely relate to your property. A community-wide average cannot capture every floor plan, setting or improvement.
Professional photography
I photograph the home with attention to layout, light, finishes and outdoor space. The same photographer behind the Shadow Hills images below is the agent representing your property.
A dedicated walkthrough video
Give buyers a clear sense of how the rooms connect and how the home lives before they arrange a showing.
Community-focused exposure
Support the agreed listing channels with appropriate promotion through Desert Oasis Insider, YouTube and Bloom, where people are already researching the area's homes and lifestyle.
Show buyers the lifestyle beyond the front door
Your home's photographs lead the listing. Relevant original amenity photos follow near the end, clearly labeled as community spaces. They help a prospective buyer understand both the property and the recreation, gathering places and surroundings that come with choosing Shadow Hills.
These are selections from my Sun City Shadow Hills photography library. They show the actual facilities rather than an imagined version of the neighborhood.

Use the market as a starting point
My Sun City Shadow Hills Home Prices & Market Trends resource provides context for buyers and sellers. Check the reporting dates, then let's narrow the discussion to the sales and available homes most relevant to your plans.
A home with a casita, a compact floor plan and a larger golf-front residence may appeal to different buyers and face different competition. We will account for those differences when discussing value.
Renting or leasing in Sun City Shadow Hills
I help prospective tenants evaluate available homes and owners prepare properties for lease. We start with timing, lease length, furnishings and budget, then clarify the applicable community and property requirements.
A rental should fit the intended stay as well as the monthly price. We review age and occupancy requirements, lease terms and amenity access before relying on them. Owners can also use relevant community photography to help prospective tenants understand the setting.

Yes. I assist prospective tenants and owners who want to lease out a home. We clarify timing, furnishings, lease terms, applicable age and occupancy requirements, and amenity access for the particular property and stay.
