Bermuda Dunes Country Club: Home Buying Study Guide
Study Bermuda Dunes Country Club before you buy: two years of MLS sales, current inventory, HOA layers, golf, The Dunes Club, septic systems, and original community photography.
Desert Oasis Insider · Home buying study guide
Historic fairways, individual homes, and several layers of ownership. Here is how to understand what you are buying at Bermuda Dunes Country Club.
Bermuda Dunes Country Club rewards buyers who look beyond the listing headline. Two homes can share a guard gate and a golf-course address while having different associations, maintenance obligations, rental restrictions, and access to amenities. A lower purchase price can come with a larger monthly obligation. A beautiful fairway view can mean a very different patio experience from a home on an interior street.
The useful question is: What combination of home, land, association obligations, and club privileges comes with this particular purchase? This guide gives you a way to answer it before you commit.
Start with three different meanings of “Bermuda Dunes.”
Bermuda Dunes is an unincorporated Riverside County community. Within it, Bermuda Dunes Country Club is a golf club; the surrounding residential community includes homes and smaller associations. The broader Bermuda Dunes housing market also includes properties outside the country-club gates. Statistics and rules for those places should not be treated as interchangeable.
The County places Bermuda Dunes south of Interstate 10 and east of Washington Street. For a purchase, use the assessor’s parcel number and official jurisdiction records to establish which government handles permits and land use. A mailing address showing Indio or a shared ZIP code is not enough to settle that question. Source: Riverside County Fourth District.
Why the setting feels different from a newer planned community
The club traces its development to Ernie Dunlevie and Ray Ryan, with course construction beginning in February 1958 and design by Billy Bell Jr. It also identifies Bermuda Dunes as the site of Arnold Palmer’s first Classic win in 1960 and final PGA Tour victory in 1973. That history helps explain the established golf landscape and architectural variety; it does not establish the age or authorship of a particular house. Source: the club’s history.
For a buyer, the consequence is variety: compare floor plans, additions, lot shape, outdoor exposure, and maintenance history individually. Avoid assuming that homes with similar bedroom counts have equivalent utility or ownership costs.

Read the ownership in layers.
“The HOA” is often too vague a phrase here. Build a written list of every association and recurring charge that applies to the parcel. MLS subdivision names are search labels; they are not a substitute for recorded governing documents.
Community and security obligations
Identify the legal entity responsible for each applicable community or security obligation. Ask what its assessment covers, which roads and gates it maintains, and whether services such as cable or internet are included. Confirm current amounts and billing frequency in the resale package.
A smaller residential association
A condominium or enclave may have another association covering some combination of common landscaping, pools, roofs, structures, or other shared property. Ask exactly where its responsibility ends and yours begins.
The golf and social club
Club access has its own membership terms. A photograph of the clubhouse, an MLS amenity checkbox, or a home’s position beside a fairway does not establish your membership rights.
The individual property
Title, easements, ownership form, exclusive-use areas, utilities, insurance, and maintenance obligations attach to the actual property and documents. Resolve discrepancies before removing the relevant contingencies.
A practical directory of the smaller pockets
The export shows why a map label alone is a weak comparison tool. Several homes marketed within a named enclave were entered under the broader “BDCC Country” label. Use the deed and association documents to establish membership, then build the comparable set.
BDCC Country
The broadest label in this study contains both detached homes and condos. It is not a uniform floor-plan series or a reliable proxy for one fee structure.
Bellissimo
The reviewed records describe detached homes within a smaller gated enclave, including early-2000s construction and additional landscaping and common-facility obligations. A detached building does not necessarily mean you handle all outdoor maintenance yourself.
Castle Harbour / BDCC Castle
The five closed records in this label were detached homes. Compare custom layouts, lot position, and condition individually, and establish the enclave’s obligations separately from the broader community charges.
Montego West and Montego Circle
The reviewed records are condominiums. Marketing descriptions discuss shared pools and exterior maintenance, and some mention courts. Confirm the facilities, insurance, roofs, and maintenance allocation for the exact association.
Fairway Villas / BDCC Fairway
Six closed records were condos with reported 1961 construction. However, the same MLS label also returned an active detached home. Confirm the actual association rather than treating the label as a legal classification.
Oasis, Casas De Bermudas, and The Greens
Each had only one eligible closed record under its specific label. Those records identify additional condo choices, but are too sparse to establish a dependable price range or current fee schedule for each pocket.
A useful caution: the name “Casas De Bermudas” also returned a detached home outside the club setting, and “The Greens” returned two records in another city. Those three were removed. That is why the study uses reviewed records rather than accepting subdivision search results at face value.
Know the names, then verify the parcel
The MLS and a legacy CDAR subdivision directory distinguish labels including BDCC Country, Fairway, North, Colonial, Oasis, Prado, and Vistas, along with Casas De Bermudas, Montego Circle, Montego West, and The Greens. Other BDCC labels include Bellissimo and Castle. These are useful starting points for a search, not a current legal map of all associations. The historical directory should not be used as a current dues or management directory. Source: CDAR’s archived HOA/subdivision list.
The document request that matters: “Please identify every association affecting this parcel, provide the current governing documents and financial disclosures for each, and itemize all regular, annual, special, transfer, and capital charges.”
Review budgets, reserve studies, recent financial statements, insurance information, meeting minutes, pending litigation disclosures, and any proposed assessment or major project. A tidy pool and freshly painted entry are not evidence that reserves are adequate.
How the fee layers appear in the MLS
Current records name Bermuda Dunes Security Association and Bermuda Dunes Community Association separately, alongside smaller residential associations. The naming and fee totals are inconsistent in places. Treat the following as illustrations from the October 27 listing data, not an association-certified quote for every home.
| Pattern in reviewed listings | Itemized illustration | Monthly equivalent |
|---|---|---|
| A detached-home fee structure | $214 monthly plus $120 annually | $224 |
| A Bellissimo fee structure | $596 monthly plus $214 monthly plus $10 monthly | $820 |
| A Montego West fee structure | $700 monthly plus $210 monthly | $910 |
Other records show different amounts. In some, the total-fee field does not equal the listed components. Obtain a written itemization for the parcel and reconcile it against the current resale disclosures. The examples do not include golf dues, property tax, individual insurance, utilities, or your retained maintenance costs.
Listing descriptions for Montego West, Montego Circle, and Fairway Villas discuss combinations of roof or exterior work, landscaping, water, trash, and shared pools. Bellissimo descriptions discuss landscaping and shared facilities. Those descriptions identify good questions; only the governing documents establish the precise obligation and exceptions.
Compare total cost and what the money buys
Normalize each recurring assessment to the same time period. A $120 annual charge is $10 per month for comparison, although its payment schedule remains annual. Then add the expenses you retain: property insurance, taxes and assessments, utilities, landscaping, pool care, repairs, and any club membership you choose.
Do not penalize a condo simply for having a higher fee without comparing services. If that fee funds roof work or common landscaping, a detached owner may pay those costs separately. Conversely, a fee that includes exterior maintenance does not guarantee that every window, door, patio, or plumbing component is covered. Read the maintenance allocation.
Choose the home type before choosing the price range.
| Property pattern | Why consider it | What to examine |
|---|---|---|
| Detached home on its own lot | Outdoor space, separation, and a layout that may accommodate individual preferences. | Roof, pool, landscaping, drainage, septic or sewer, additions, and association approval requirements. |
| Condominium or attached residence | Potentially fewer direct exterior maintenance tasks and shared facilities. | All assessments, reserve funding, master insurance, shared walls, exclusive-use areas, and exact maintenance boundaries. |
| Fairway-facing property | Open outlook and a strong connection to the golf setting. | Ball exposure, cart routes, maintenance activity, privacy, irrigation, patio sun, and fencing or landscaping rules. |
| Interior-street property | A different balance of backyard privacy, street activity, and outdoor use. | Neighbor sight lines, road noise, lot arrangement, gate route, and whether the home meets your daily routines. |
| Residence-club fractional interest | Scheduled seasonal use under a separate ownership arrangement. | Use calendar, legal interest, ongoing fees, reservations, resale, financing, and the documented club package. |
Older character versus completed improvements
Separate appealing finishes from the expensive systems behind them. Ask for roof age and repair history, HVAC installation dates and service records, electrical panel information, plumbing history, and permits for added rooms, enclosed patios, and garage conversions. A new kitchen does not answer those questions.
Measure the living pattern: bedroom separation, guest access, laundry, storage, garage dimensions, and the route from the kitchen to shaded outdoor seating. If a den is marketed as an extra bedroom, confirm its permitted use and physical suitability. If furniture is included, identify it in writing and evaluate the real estate on its own merits.
Patio orientation deserves a second showing
Visit when you expect to use the outdoor space. Stand where you would eat breakfast and sit in the late afternoon. Note shade depth, reflected heat, wind, neighboring windows, golf activity, and equipment noise. A distant mountain backdrop is only one part of the experience.
Bermuda Dunes Country Club market snapshot.
122 closed sales across the two study years. After reviewing 161 exported records and removing three outside the study area, the analysis covers 84 detached-home sales and 38 condo sales in the selected country-club subdivisions. The table compares the same October–September calendar windows. These are observed MLS sales, not an appraisal of every home.
| Home type and period | Sales | Median sold price | Median sold $/sq. ft. | Median MLS days on market |
|---|---|---|---|---|
| Detached homes Oct 2024–Sep 2025 |
41 | $785,000 | $309 | 44 days |
| Detached homes Oct 2025–Sep 2026 |
43 | $850,000 | $283 | 66 days |
| Condominiums Oct 2024–Sep 2025 |
21 | $411,600 | $250 | 52 days |
| Condominiums Oct 2025–Sep 2026 |
17 | $430,000 | $221 | 57 days |
A higher median price did not mean every home rose in value
The detached-home median increased from $785,000 to $850,000, while median sold price per square foot declined from about $309 to $283. The median size of the homes sold also increased, from 2,674 to 3,282 square feet. Those changes describe a different mix of transactions. They do not establish an 8.3% appreciation rate for a particular house.
Condos show the same need for careful comparison: their median sold price moved from $411,600 to $430,000, while median sold price per square foot moved from about $250 to $221. Different associations, floor plans, condition, and services matter too much to price one condo from a community-wide headline.
What was available on October 27?
21 detached homes
Available asking prices ranged from $499,000 to about $2.30 million, with a median ask of $849,000.
10 condominiums
Available asking prices ranged from $345,000 to $789,000, with a median ask of $471,500.
Another four listings were Active Under Contract and one was Pending. Those five are counted separately from the 31 available active listings. Asking prices describe seller expectations, and should not be mixed with completed-sale prices.
Build an offer around the home’s history
In the latest 12-month detached sample, the median sale was about 96.7% of the final list price and 93.7% of the original list price. Median reported days on market increased from 44 to 66. That supports reviewing price history and competing alternatives carefully. It does not support applying a standard discount to every listing.
The latest three-month window, July–September 2026, contained only 13 sales: nine detached homes and four condos. That is too small a sample for confident monthly claims or a fine-grained neighborhood price forecast.
What two years of records tell us about the homes themselves
- Private-pool ownership is common in the detached sample. A private-pool feature was reported for 73 of 84 detached sales. Include servicing, equipment, heating, and insurance in the comparison.
- “Country club” does not mean every home fronts the course. An on-golf-course lot feature was recorded for 30 of 84 detached sales. Confirm the actual view, exposure, and privacy of each lot.
- Age and systems deserve different attention by home type. The detached sample spans reported construction years 1958–2024. The condo sample spans 1961–2000, with 26 of 38 built before 1980. Renovations and systems need their own evidence.
- Recorded condo lot size can mislead. The export includes a large common-parcel figure for one condo. Do not compare a condominium’s MLS lot-size field with a detached home’s private yard.
Golf, clubhouse, and amenities: establish the access first.
The club currently advertises 27 holes, practice facilities, dining, social events, bocce, and fitness rooms. Its public membership page describes Regular Golf, Young Executive, Social, and Seasonal options. The starting monthly price on that page is not a complete golf-membership budget. Club amenities · Membership information.
Request a dated written quote that identifies initiation charges, recurring dues, food and beverage requirements, cart or trail charges, practice access, assessments, taxes, and any applicable minimums. Confirm whether the specific category is available, who in the household is covered, and whether any seller membership can transfer.
For seasonal use, ask about access dates, reservations, guest privileges, and course maintenance closures. For social membership, establish precisely which facilities and golf opportunities are included. Decide whether the benefits match the months and routines you will actually use.
Shared residential pools or courts may belong to a smaller association. Club facilities and residential facilities need separate access verification. The photographs in this guide show what Mark photographed; they are not a promise that every buyer receives use of every facility.

The “little hotel” is a separate buying question.
The Dunes Club’s own website describes its origin as a small 1950s hotel and its transformation into a boutique residence club for golfers. It markets one-month fractional ownerships from November through May with a package of club privileges. That is a different proposition from buying a conventional home for unrestricted year-round personal occupancy. Source: The Dunes Club.
If that model interests you, obtain the actual ownership and operating documents. Establish what is deeded or otherwise conveyed, the exact month or reservation rights, availability, ongoing dues, housekeeping or management charges, guest and rental rules, club benefits, transfer restrictions, and exit or resale obligations. Confirm financing options before assuming a conventional residential mortgage will apply.
The operator’s advertised golf package should not be generalized to nearby detached homes or condos. Likewise, the presence of a former hotel or residence club does not establish vacation-rental permission for other properties behind the gates.
The practical checks that change a purchase.
Septic and sewer are property questions
Septic-related sewer descriptions were reported in 72 of 84 detached sales and 32 of 38 condo sales across the two study years. That makes system verification a central part of this community’s buying process. Do not assume that a country-club address means a sewer connection. Obtain the actual system type, location, permits, service history, and an appropriate professional inspection. For a shared system, establish who maintains it and pays for repairs.
Locate any tank and disposal area before making plans for a pool, addition, patio, or other construction. Ask the relevant authority and qualified professionals about required setbacks, capacity, and project feasibility. A water bill does not establish sewer service.
Utilities and the cost of a desert home
Verify electricity by address using the IID service map and the seller’s bills. Provider territory alone does not tell you the cost of cooling a particular house. Ask for a full year of consumption and bills, and identify pool heating, solar leases, financing, and equipment ownership.
Myoma Dunes Water Company serves parts of the local area and publishes water-quality reports and stock-transfer information. Confirm the actual provider and transfer requirements for the parcel. Review irrigation, leaks, landscape area, and pool equipment when estimating use.
Airport proximity and the ordinary sound of the neighborhood
Bermuda Dunes has a general aviation airport. Visit the property at different times with windows open and closed, and spend time outdoors. A quiet showing is one observation. It does not establish the full range of aircraft activity.
Review the applicable airport disclosures, easements, and current adopted compatibility plan through the Riverside County Airport Land Use Commission. If you intend to add height, expand, or build, confirm requirements for the exact parcel. Proximity to the airport does not itself confer aircraft or runway access.
Permits, insurance, and future changes
Check permit records through Riverside County PLUS where the County is the governing authority. Ask whether contemplated exterior work needs association approval as well as government permits. The County also publishes Bermuda Dunes design guidelines; establish how they apply to the proposed work.
Obtain insurance quotations early enough to evaluate coverage, deductibles, exclusions, and lender requirements. For a condo, compare the master policy and your own policy to the governing documents. Review title, natural-hazard disclosures, drainage, and any flood-insurance requirement for the actual property.
Test the errands from the actual driveway
Drive your normal grocery, pharmacy, medical, dining, and freeway routes from the home. Include the gate you and your visitors will use. If school assignment matters to your purchase, confirm attendance boundaries and enrollment requirements with the district for that address. Avoid relying on a ZIP code or a listing portal’s school display.
Rental flexibility must survive two separate reviews.
First determine what every applicable association permits. Then establish what the governing jurisdiction allows at that parcel. A County certificate cannot be assumed to override private restrictions, and an association’s consent is not a government permit.
Riverside County’s current program page identifies Ordinance 927.3 as effective September 24, 2026 and notes changes to renewal rules. It also says a new owner must apply for a new short-term-rental certificate. Use the current ordinance and department confirmation, since the page retains some older explanatory material. Source: County short-term-rental program.
Request the written minimum lease term, registration procedure, occupancy limits, guest and tenant access rules, parking requirements, and any rental cap or waiting period from the applicable associations. Do not make an offer work financially by assuming festival-weekend rentals, or rely on an existing advertisement as proof of permission.
For a seasonal owner: Evaluate a personal-use budget that works without rental income first. Any rental plan needs its own permission, expense, tax, and management review.

A practical sequence from shortlist to offer
- Choose the ownership model. Detached, condo, or fractional; full-time, seasonal, or another documented use.
- Match the costs to your budget. Obtain all assessments and identify the maintenance expenses that remain yours.
- Visit for the lifestyle you expect. Test outdoor comfort, privacy, sound, gate routes, and everyday errands.
- Review the documents and physical condition together. An attractive price cannot resolve unclear obligations or an unfunded repair.
- Build the offer around comparable evidence. Use the appropriate ownership type and association context, then adjust for the actual home.
Keep a list of unresolved questions with an owner and a deadline for each answer. If a key use, cost, or membership benefit matters to the purchase, obtain written support before treating it as settled.
Questions buyers ask before they commit.
Does buying a home automatically include golf?
Do not assume so. The club offers its own membership categories. Confirm any entitlement or transfer provision in writing for the exact purchase and membership arrangement.
Is there one HOA fee for the whole community?
Use a parcel-specific itemization. A home may have community or security obligations, an annual charge, and another residential association. Compare billing frequencies, included services, reserves, and your retained maintenance costs.
Is Bermuda Dunes an incorporated city?
Bermuda Dunes is an unincorporated Riverside County community. Establish the actual jurisdiction for the parcel through official records rather than a mailing-city label.
What is the former hotel inside the gates?
The Dunes Club describes itself as a former 1950s hotel converted to a residence club. It markets seasonal fractional ownership with a golf package, which must be reviewed separately from a conventional home purchase.
Can I rent a home for short stays?
Do not assume permission. Review every applicable association’s restrictions and the current County requirements for the parcel and proposed use. An existing rental advertisement does not establish a buyer’s eligibility.
Should I compare all Bermuda Dunes sales with a country-club home?
Start with the appropriate country-club ownership and property type. The wider community includes homes outside the gates, and detached homes, condos, and fractional interests are different markets.
Are all homes connected to sewer?
Do not assume that. Septic appears in the MLS material reviewed. Confirm the actual system, responsibility, permits, and condition for each property.
Can I enjoy the community without joining the club?
Evaluate the residential property and documented association amenities on their own. Decide separately whether a club membership fits your use and budget; verify any membership-related covenant affecting the exact parcel.
Build a shortlist around the way you will live.
Bermuda Dunes Country Club can offer a compelling combination of established golf surroundings and individual residential choices. The best fit depends on the relationship between the home, its obligations, and your daily life.

Public sources do not settle current parcel-level dues, all association coverage, rental rights, club availability, or maintenance allocation. Those remain specific document checks. MLS method: Residential records were exported from the authenticated Flexmls account on October 27, 2026, using Active, Active Under Contract, Pending, and Closed statuses. Closed dates were requested from October 1, 2024 through October 27, 2026, with no pending-date restriction. The search covered nine BDCC-prefixed subdivisions plus Casas De Bermudas, Montego Circle, Montego West, and The Greens. Of 161 returned rows, three outside the study area were excluded, leaving 158: 122 closed sales, 31 available active listings, four contingent-active listings, and one pending listing. No duplicate listing numbers or same-parcel/same-close-date pairs were found. Separate resales of the same parcel were retained. No fractional-interest sales were identified.
