La Quinta Country Club: Home Buying Study Guide

Explore La Quinta Country Club homes with Mark Miller’s original photos, ownership guidance and a three-year MLS Market Explorer by property type and enclave.

La Quinta Country Club offers an established fairway setting with compact villas, courtyard residences and custom homes beneath the mountain backdrop. The right buying comparison starts with the particular home, association and maintenance responsibilities.

This guide combines my three original aerial photographs, current community research and a three-year MLS study. The interactive Market Explorer separates condominium and single-family subtypes and adds exact-enclave filters so you can study the homes that fit your plans.

Choose a starting point: residential enclaves, Market Explorer, ownership costs or a first visit.

  • Several residential choices. Compact villas, courtyard homes and custom residences have different ownership and upkeep arrangements.
  • 11 active and one pending. The October 19 MLS snapshot has seven active CN and four active SF records.
  • 77 closings across three years. The Explorer separates property types and exact MLS labels, with sample sizes and shorter reporting periods.
  • Assessments vary by property. Current exported fields span $300–$750 monthly, with one active fee field missing; obtain the actual documents.
  • Membership is independent of homeownership. Verify club terms, residential facilities and intended rental use separately.

La Quinta Country Club is a collection of residential choices

La Quinta Country Club brings together established residential streets, private golf and mountain scenery in La Quinta. My aerial photographs show the appeal: lakes, green fairways, mature trees and homes with very different relationships to shared space and private grounds. The buying decision starts with the particular home and enclave.

La Quinta Country Club is distinct from Rancho La Quinta Country Club, La Quinta Resort & Club and PGA WEST. Similar names and nearby locations do not establish the same operator, membership or residential rules. The club lists its address at 77-750 Avenue 50. Use the actual home address and residential entrance when planning a visit. Official club information.

The MLS study spans eight exact subdivision labels. Those labels help organize the search, but they do not identify one uniform association or a verified legal boundary. Some labels contain both condominium and single-family subtypes. Establish the legal ownership, association name, maintenance allocation and access arrangement from the property's records.

The two similarly named Estates labels are preserved exactly as exported. We have not merged them or assumed that they represent different legal associations. The Explorer offers each exact label as a research filter, with its sample size visible.

Our La Quinta Country Club community overview provides another starting point. For shopping, dining, recreation and daily errands, test the route from the actual residential gate. Nearby places on the map are area references; a short straight-line distance does not establish a public walking route.

Compare the ownership format and the actual floor plan

The 89-record export contains 46 condominium-subtype records and 43 single-family-subtype records. Reported interior areas span 1,368–3,135 square feet for the condominium group and 1,613–4,792 for the single-family group. These are observed MLS ranges, rather than a complete inventory of every residence.

Subtype is not a reliable shortcut for attachment. Three condominium records are marked detached, while two single-family records are marked attached. One listing expressly describes a freestanding condominium. Verify the legal interest through title and governing documents; examine shared walls, land ownership and repair responsibilities separately.

Smaller villas and larger courtyard residences

The Villas of La Quinta label contains six condominium records, reporting 1,368–1,600 square feet and a 1969 construction year. Lago La Quinta records report 2,191–3,135 square feet, often with interior courtyards, multiple suites and substantial patios. Club La Quinta's six records report 2,273–2,720 square feet and a 1982 construction year. These small observed groups illustrate different space and upkeep choices.

Courtyards appear repeatedly in the public descriptions. They can offer sheltered dining, another gathering area and guest-room access, alongside a separate fairway or lake-facing patio. Walk both outdoor spaces: check shade, privacy, drainage, glazing, door thresholds and who maintains landscaping and hardscape.

A bedroom count may conceal a different layout

The descriptions include bedrooms converted into dens or media rooms, dual primary suites, guest rooms reached from courtyards, attached casitas and detached guest houses. One Estates condo is described with upstairs guest bedrooms; another single-family description mentions a spiral staircase to a loft. A desert-country-club address does not establish a single-level plan.

Compare the approved plan with the advertised bedroom count and area. Establish whether a casita or addition is included, how each space is heated and cooled, and whether your guests can use it comfortably. A sofa bed, separate entry or proposed expansion does not establish an approved bedroom, second dwelling or rental permission.

Renovation quality belongs beside the view

The export spans reported construction years from 1966 through 2023. Descriptions range from an unfinished property sold as-is to extensive renovations and later custom construction. Review the age and scope of work behind attractive finishes: roof, electrical and plumbing systems, windows, cooling, drainage and permits.

One active Lago description reports more than 500 square feet of added interior space; other listings describe changed bedroom configurations and expanded patios. Reconcile measurements and approvals before using price per square foot. Architecture and designer attributions in marketing should be supported by provenance and renovation records when they matter to your purchase.

Updated October 19, 2026. Start with the homes and ownership view, then open Sales & trends. Condominium subtype is selected first; switch to single-family subtype or an exact MLS enclave and choose six, 12, 18 or 36 months. Enclave filters include all subtypes within their label and overlap the broader property-type groups.

What the MLS study tells a buyer

The three-year search returned 77 closings, 11 active listings and one pending listing, with no Active Under Contract record. The closings involve 72 distinct parcels; five parcels sold twice. Each separate closing is retained, and no duplicate listing or parcel/closing-date event was found. The study does not blend the two property types into one headline price median.

18-month median closed price$845,000$1,187,500
Three-year closings3938
Three-year median closed price$810,000$1,185,000

The recent six-month sample is small

Only three condominium-subtype sales and five single-family-subtype sales closed in the latest six months. Their medians are $1,150,000 and $1,900,000, respectively. Eight transactions cannot describe every enclave, condition or price point. The three-year scope gives buyers a wider reference, while the shorter windows show how limited recent observations can be.

Condominium prices: a higher transaction median needs context

The latest 12 months contain 13 condominium closings with a $900,000 median, compared with $837,500 from 12 sales in the prior matching year, a difference of about 7.5%. Median reported area changes from 2,311.5 to 2,332 square feet, while median individual sold price per square foot changes from $369.59 to $367.05.

Those measures move differently. A higher transaction median alongside slightly lower median price per square foot is a reason to study the mix of homes, renovations and settings before describing appreciation. The latest 18 months contain 17 sales with an $845,000 median; the full three years contain 39 with an $810,000 median.

Single-family records span several different buying decisions

The latest 12 months have 13 single-family closings with a $1,280,000 median, compared with $1,175,000 from 11 in the prior matching window, about 8.9% higher. Median individual sold price per square foot changes from $443.41 to $500.00; median reported area changes from 2,695 to 2,722 square feet. These comparisons do not control for renovations, architecture, land, private amenities or location.

The latest 18 months have 18 single-family closings with a $1,187,500 median. Across three years, 38 closings range from $440,000 to $4,185,000, with a $1,185,000 median. The broad range includes very different properties. Choose comparable homes by ownership, enclave, plan, condition and setting before relying on the aggregate.

Current asking prices describe sellers' positions

Seven active condominium records ask $449,000–$957,000, with an $842,000 median. Four active single-family records ask $1,125,000–$3,395,000, with a $2,193,500 median. One of those single-family records is also marked attached in Lago. The single pending record is in Golf Estates; its negotiated contract price is not inferred.

Five of the 11 active records carry the Lago label. That is the distribution of this dated inventory, not evidence that Lago contains nearly half of all community homes. Current inventory and asking prices remain fixed to the snapshot date when you change the Explorer's closed-sale period.

Negotiation and timing need individual comparables

Over the latest 18 months, median listing days on market are 40 for each property-type group. The median sale is 95.83% of final asking price for condominiums and 93.54% for single-family records. Original-price ratios are 93.88% and 93.54%. These are medians of individual observations, not an automatic discount target.

Nine closings report zero days on market, including informational or comparable-sale entries. They remain in the data as supplied. Listing DOM does not reconstruct all previous market exposure, and ratios do not consistently adjust for concessions or furnishings. The five repeat-sale parcels also include changed property descriptions and renovation claims; this study does not treat them as a controlled appreciation index.

Budget for the particular association and property

The seven active condominium records report $610–$750 in total monthly association fees. Three of the four active single-family records supply fee fields, ranging from $300–$745; the fourth field is blank. A blank is unknown, not zero. Both active Golf Estates listings report $300, Club La Quinta reports $610 and $660, Lago reports $745–$750, and the active Villas record reports $640.

These are dated MLS observations, not current association invoices or a promise of inclusions. Historical closed fields are broader still: $513–$950 for condominium records and $50–$1,200 for single-family records. Different dates and maintenance arrangements make a single community fee misleading.

The public descriptions illustrate the difference. Some residences are marketed with association-maintained landscaping, common pools or exterior and roof responsibilities. Others emphasize substantial private pools and yards, or courts shared by a small group of homes. A Montero description refers to annual gate charges while its structured fee field is expressed monthly. Obtain the actual assessment schedule and written maintenance allocation.

Association documents

Request current assessments, other charges, budgets, reserves, insurance, meeting minutes and planned work. Establish which roofs, walls, patios, landscape and facilities the association maintains.

Private systems and outdoor space

Price cooling, roof work, glazing, pool equipment, irrigation and landscape service. Check drainage and the condition of courtyard and patio improvements.

Wastewater and alterations

One Lago description identifies a septic-system improvement. Establish sewer connection or onsite-system responsibilities for the actual address, along with permits for additions and changed rooms.

Furnishings and operating costs

Obtain a written included-items list and any equipment agreements. Add taxes, insurance, utilities, service contracts and replacement reserves to the assessment.

Large sliding glass walls, open courtyards, vaulted ceilings and guest accommodations are appealing recurring themes. Their operating costs depend on orientation, insulation, equipment, use and condition. Review actual utility bills and maintenance records alongside the floor plan.

Historic golf and a separate membership decision

The club traces its Lawrence M. Hughes course to a 1959 opening and records a 1960 dedication by President Eisenhower. Its history includes hosting the Bob Hope Classic, now The American Express. This heritage helps explain the established fairway setting. Official club history.

The current golf page provides an 18-hole tour and scorecard. Compare the playing experience, practice access, guest arrangements and seasonal routine with the way you intend to use a membership. A view of a fairway or a nearby cart route does not establish playing rights. Official course information.

Homeownership and membership are independent, according to the member-owned private club. It lists Regular Golf, Junior Executive for those up to age 50, and Social categories, and advertises a Preview Program. Obtain current eligibility, availability, privileges, costs and application terms directly; this guide has no verified current initiation or dues schedule. Current membership information.

The club's lifestyle page describes fitness, lighted pickleball facilities and social activities. Residential pools and tennis or sport courts mentioned in listings may belong to individual associations or smaller groups. Confirm access, booking, guests and maintenance with the entity that operates each facility. Current club activities.

Confirm rental eligibility before counting on income

La Quinta's official STVR guidance states that new General and Primary permits are banned under §3.25.055 except in exempt areas. It also describes Homeshare and qualified large-lot exceptions with specific conditions. Do not assume that a La Quinta Country Club address qualifies. Ask city staff to verify the exact parcel and intended rental use, and obtain the association's current restrictions. City rental guidance.

The city's application page directs prospective applicants to establish address eligibility before applying. Confirm what approvals would be available to you after purchase, rather than relying on a seller's rental history, a listing's minimum-stay wording or a neighboring permit. For longer leases, verify the term and guest rules with both the city and association. City application information.

The sales CSV supplies no audited rental accounts. Any income projection needs documented rents, vacancy, owner use, management, insurance, taxes, utilities, service costs, repairs and furnishing replacement. A casita, separate suite or furnished offering does not independently establish a rental right.

A focused La Quinta Country Club buying tour

  1. Establish the exact property. Confirm address, parcel, legal ownership, association and residential entrance.
  2. Walk every living space. Check stairs, thresholds, guest separation, bath access, storage and garage use.
  3. Test the outdoor setting. Visit in different light and assess shade, privacy, fairway activity, court use and maintenance routes.
  4. Reconcile the plan. Compare reported area and bedrooms with measurements, approved additions and casita documents.
  5. Review improvements. Request permits, roof and system records, warranties and architectural provenance where relevant.
  6. Price the responsibilities. Separate association work, private upkeep, wastewater service and any shared-facility obligations.
  7. Check your intended use. Establish club privileges, rental terms, guests and alteration rules before relying on them.
  8. Choose relevant comparables. Match property type, enclave, plan, condition and setting, then examine the actual sales behind the medians.

Is La Quinta Country Club the right fit?

La Quinta Country Club offers several ways to approach desert living: a compact villa with shared amenities, a larger courtyard residence, or a custom home with private grounds and guest space. The useful comparison combines the home's layout and setting with the actual maintenance and association obligations.

Use the Explorer to narrow the market reference, then build a shortlist around the way you will live here. I can help you compare the relevant homes and plan a focused visit.

Frequently asked questions

Is La Quinta Country Club the same as Rancho La Quinta?

No. La Quinta Country Club, Rancho La Quinta Country Club, La Quinta Resort & Club and PGA WEST are distinct names and destinations. Verify the actual property, residential association and club operator.

What are current asking prices?

On October 19, 2026, seven active CN records ask $449,000–$957,000. Four active SF records ask $1,125,000–$3,395,000. These are MLS asking prices, not closed or negotiated contract values.

What sales data supports the Market Explorer?

The study includes 77 closings from October 19, 2023 through October 19, 2026, plus all 11 Active and one Pending match in the selected eight MLS labels. It defaults to condominium subtype and reports single-family and exact-enclave views separately.

Does condominium mean an attached home?

Not necessarily. Three CN records are marked detached, while two SF records are marked attached. Check title, governing documents, shared walls, land ownership and maintenance responsibilities independently.

What HOA fees are reported?

Seven active CN records report $610–$750 monthly. Three active SF records supply $300–$745 fields; a fourth is blank. These dated MLS observations do not establish current invoices or uniform inclusions. Obtain the actual association schedule.

Does a home purchase include club membership?

The club states that homeownership and membership are independent. Establish eligibility, availability, privileges, current pricing and application terms directly with the club.

Are all homes single level?

No. The public descriptions include upstairs guest bedrooms and a loft accessed by a spiral staircase. Inspect the actual layout, thresholds, guest entries and approved plan.

Can I count on short-term rental income?

Establish exact-address eligibility with the City of La Quinta and review the association restrictions first. The city limits new permits, and a seller’s history or neighboring permit does not establish your approval. The CSV contains no audited rental accounts.

Do the median price changes measure appreciation?

No. They compare the homes sold in each window without controlling for condition, renovation, ownership, enclave, view or other mix. Small enclave samples can move sharply with one transaction.

Sources and MLS methodology

MLS search: Mark Miller's Flexmls Generic Text Export, downloaded October 19, 2026, using the Residential template, city La Quinta, and the eight exact subdivision labels shown in the enclave table. Statuses Active, Active Under Contract, Pending and Closed were selected. Only Closed was date restricted: October 19, 2023–October 19, 2026. Listing-date and pending-date restrictions were off; no subtype filter was applied. GPS MLS and available shared sources were included.

Scope and audit: All 89 exported records were retained: 46 CN (39 Closed, seven Active) and 43 SF (38 Closed, four Active, one Pending). No Active Under Contract record, duplicate listing ID, duplicate parcel/closing-date event or multiple current records for one parcel was found. The 77 closings represent 72 distinct parcels, with five repeat-sale parcels. Repeat closings on different dates remain separate events. Exact-label and subtype filters overlap; they are alternative views, not additive groups. MLS labels do not establish legal ownership or association boundaries. Differently labeled homes and private transfers are outside the study.

Calculations: Closed-sale windows use inclusive calendar dates ending October 19, 2026. Price per square foot is the median of individual sold-price/exported Approx SqFt ratios. Sale/list ratios use final and original asking prices without a consistent concession or furnishing adjustment. All 77 closed DOM fields are usable, including nine zero-day entries (five CN, four SF); no negative DOM was found. Listing DOM does not reconstruct cumulative exposure. Each measure shows its usable sample size. Subtype and attachment fields are retained as supplied; their differences are explained in the guide.

Comparisons: Prior windows have the same calendar boundaries one year earlier. Windows longer than 12 months overlap; a prior 36-month window is outside coverage. First and last quarters are partial and labeled. Current inventory remains fixed to the snapshot date. Small samples and changing home, renovation and enclave mix prevent median differences from establishing same-home appreciation. The main Homebuyer Guide's retained market dataset may use a completed-calendar-month window; compare dates before comparing its figures.

Description review: Public marketing descriptions were reviewed for floor plans, courtyards, guest space, renovations, maintenance, fees and facilities. Listing claims are research leads, not independent verification of permits, legal bedrooms, dimensions, architecture, taxes, access or income. Private remarks, showing instructions, gate codes and private contacts are excluded. Only aggregate statistics are embedded online. A public-field CSV without verbatim listing prose is saved with the study materials; the original export is kept privately.

Primary research checked October 19, 2026: La Quinta Country Club's heritage, golf course, membership and lifestyle pages; City of La Quinta STVR guidance, application information and planning maps. Current association invoices and resale packages, verified facility rules and club pricing were not supplied. MLS fee fields are observations, not independently confirmed charges.

This is a dated study, not an automatic MLS feed. Availability, fees, programs and rules can change. MLS information is deemed reliable but not guaranteed; verify the property's documents and intended use. Nearby distances are approximate straight-line estimates, not travel times or access rights.
