A decade of experience inside Trilogy La Quinta
I spent more than a decade with the top-selling team at Trilogy La Quinta's on-site real estate company, working on both the buying and selling sides of transactions. Today, I provide residential representation through Bennion Deville Homes.
I know the floor plans from memory. That helps me recognize what a plan offers, how a casita or room conversion changes its use, and which differences deserve a closer look when two homes appear similar online. My resource library brings that experience into photographs, videos, floor-plan pages and community research you can explore before we tour.
That knowledge is a starting point for property-specific due diligence. We still verify the actual configuration, improvements, records and association requirements for the home you are considering.
Trilogy La Quinta · Direct MLS research
Start with home prices and market trends
My Trilogy La Quinta Home Prices & Market Trends resource brings together MLS-recorded sales, prices, price per square foot, marketing time and historical comparisons.
Buying? Use it to understand recent sales and prepare questions about value. Selling? Use it to see the market context before we narrow the comparison to homes like yours.
A community median cannot account for your floor plan, lot, condition, pool or improvements. Call me to review the comparable sales and current competition relevant to your decision.
The report is maintained as part of my monthly market research. Check the dates on each dataset; sales, inventory and historical studies can have different cutoffs.
Buying with someone who knows the floor plans
We begin with how you want to live: space for guests, a separate casita, a quieter yard, a pool, a golf setting or a manageable seasonal home. Then we compare the homes that meet those priorities.
Plan and configuration
Compare room function, guest separation, den conversions, casitas, storage and garage space. The same plan name can describe meaningfully different homes.
Lot and outdoor living
Consider patio orientation, shade, privacy, rear neighbors, golf relationships and the space you will actually use outdoors.
Condition and costs
Evaluate systems, renovations and maintenance alongside association coverage and applicable ownership costs.
Offers through closing
Build an offer around relevant sales and terms, then work through disclosures, inspections, repair requests and the details of escrow.
Watch the community before you tour
My Trilogy La Quinta home buying video introduces the setting and housing choices. Use it alongside the written study guide, then bring me your questions about particular homes.

A broader perspective on the valley's 55+ communities
Sometimes a search starts in Sun City Shadow Hills and leads to Trilogy La Quinta. Other times, Sun City Palm Desert, Trilogy Polo Club or Del Webb Rancho Mirage proves a better match.
I specialize across the Coachella Valley's 55+ communities, so we can compare home size, lot size, ongoing costs, included amenities, club arrangements and location. Similar asking prices do not necessarily buy the same ownership experience. The objective is to find the fit that works for you.

Selling the home and explaining the lifestyle
A buyer needs to understand the floor plan, the setting and the reasons to choose Trilogy La Quinta. My listing approach connects those three parts.
Compare the right homes
Study relevant floor plans, lot settings, condition, improvements and active competition before setting the launch strategy.
Present the property clearly
Every listing receives high-quality property photography, including drone imagery where appropriate and permitted. Night photography is available at the seller's request.
Give the home its own presentation
Every listing receives a property-specific video walkthrough, showing the layout, room connections and indoor-outdoor flow.
Stay involved through closing
Review buyer feedback and offers, negotiate terms and inspection requests, and manage the decisions that follow the initial agreement.
An amenity photo library that supports your listing
My Trilogy La Quinta resource library includes images of the clubhouses, pools, fitness spaces, courts and gathering places. For homes offered for sale or rent, relevant community images appear after the property's own photographs, clearly identified as shared amenities.
That sequence lets the home lead while giving prospective buyers and renters a fuller picture of life in the community. It also gives people researching from elsewhere something concrete to explore before an in-person visit.

A walkthrough video for each listing
Community videos help someone choose an area. A listing video helps them understand a particular home. I create a room-by-room presentation so viewers can follow the property in three dimensions: where rooms connect, how spaces feel and how the home opens to its yard.
Here is an example of my property presentation:

Time spent with the property matters. My estimate is that a listing video typically receives about five hours of total viewer watch time during its first 30 days. That is cumulative watch time across viewers, based on my experience—not a guarantee of views, inquiries, offers or a sale.
Rental representation for owners and seasonal residents
I also work with owners presenting a home for rent and people looking for a seasonal or longer stay. The service combines property details, quality photography, a video presentation and community context.
For owners, we discuss timing, presentation and lease terms. For renters, we look at the home, dates and practical fit. Age qualification, leasing restrictions and amenity access must be confirmed for the specific property and tenancy.

Tell me what you are considering
Buying: Share your budget, timing, preferred floor plan and must-haves. Selling: Tell me about the home, improvements and your goals. Renting: Start with the property or stay dates and the details that matter to you.
I'll bring the community knowledge, research and media resources to help you decide what comes next.
