Victoria Falls, Rancho Mirage: Home Buying Study Guide
Compare Victoria Falls homes, floor plans, ownership costs and recent sales with Mark Miller’s original photos and an interactive MLS Market Explorer.
Victoria Falls offers a detached-home buying decision in Rancho Mirage: generous interiors, private yards and poolside outdoor living within an established gated neighborhood near Bob Hope Drive and Gerald Ford Drive. Shared court sports complement a setting shaped by individual homes and the way their owners use them.
This guide combines my original photographs, a three-year MLS transaction study and community research. Use the Market Explorer to compare recent sales, then look closely at the floor plan, condition and full cost of owning the particular property.
Choose a starting point: homes, Market Explorer, ownership costs or a first visit.
- Three active homes in the October 19, 2026 snapshot. Asking prices ranged from $1,395,000 to $1,490,000; one additional home was pending.
- 19 closings in the latest 18 months. The median sold price was $1,225,000. The full three-year study contains 54 sales across 50 parcels.
- Compare the plan and improvements. Reviewed homes report 2,633–5,663 interior square feet, with varied casitas, bedrooms and outdoor spaces.
- Budget beyond the $410 HOA field. All three active records report that monthly amount; verify current charges and add private-property maintenance and energy obligations.
- Use longer comparisons for context. Only four homes closed in the latest six months. Small samples and changing property mix can move the median sharply.

Victoria Falls’ place in Rancho Mirage
Victoria Falls is an established gated neighborhood near Bob Hope Drive and Gerald Ford Drive. Detached homes, substantial private yards, curving streets and cul-de-sacs give it a residential character. Mature palms, tiled roofs and shared courts are prominent in my aerial photographs. The homeowners association describes a community of 338 homes. Victoria Falls HOA community information.
The location is useful for everyday errands as well as a broader Rancho Mirage routine. Rancho Mirage Marketplace identifies its location at the Bob Hope and Gerald Ford intersection, and Gelson’s lists its market at 36101 Bob Hope Drive. Check the route from the actual community entrance, including crossings and the return trip, before deciding how you would walk, bike or drive. Marketplace directory; Gelson’s location.
Bob Hope Drive also provides orientation toward Sunnylands and Eisenhower Health. Their official addresses are 37977 and 39000 Bob Hope Drive, respectively. For a closer look at this part of town, read Living Near Eisenhower Health and our Cotino location guide. Travel estimates from another community should be recalculated from the home you are considering. Sunnylands directions; Eisenhower Health address.
Understand the home formats before comparing prices
All 58 records in this exact-subdivision export are categorized as single-family homes. They report 2,633–5,663 interior square feet, construction years from 1998 to 2004 and lots of approximately 11,326–21,780 square feet. These are observed MLS ranges, rather than a complete community census or independently measured plans and parcels.
Single-level plans
Many descriptions emphasize high ceilings, separate living and family rooms, formal dining, an island kitchen and a generous primary suite. Test how those spaces work together, including the distance between guest rooms and the rooms you use every day.
Two-story alternatives
The export includes seven records with two reported stories. Descriptions discuss upper guest rooms, balconies and, in some cases, a main-floor primary suite. Confirm the location of each essential room and any interior level changes.
Casitas and flexible rooms
Attached and detached guest suites appear repeatedly, alongside dens, offices and converted bedrooms. Compare privacy, bath access, climate control, storage and the route back to the main house.
Private outdoor living
Pool-and-spa settings, covered patios, outdoor kitchens, citrus trees and lawn or desert landscaping recur in the remarks. Compare the usable yard and its upkeep, rather than judging the property from lot size alone.
The CSV adds context to the model names. Countess, Duchess, Marquis, Princess, Regent, Empress and Emperor appear in the descriptions. They are useful tour vocabulary, but the same model label can accompany different reported areas, additions, guest suites or modified layouts. The current active homes, for example, range from 3,068 to 4,442 reported square feet.
One repeat-sale home is described first with an enlarged primary retreat in place of a fourth bedroom and later with a restored flexible fourth room. Other records distinguish the main house from a casita or office while using different headline bedroom totals. Reconcile the approved plan, room use, measurement source and whether guest-space area is included before treating two homes as equivalent.
All 58 exported records mark the Pool field Yes. That does not establish the exact pool configuration or condition at every home in the community. It does mean pool systems and outdoor ownership costs belong prominently in this particular search’s inspection and budgeting process.

What the MLS study tells a buyer
The search returned 54 closed sales, three active listings and one pending listing, with no Active Under Contract records. The closings involve 50 distinct parcels; four parcels sold twice on different dates. All records match the exact Victoria Falls subdivision and Rancho Mirage city fields. Private transfers and differently labeled MLS listings may be absent.
| Measure | Observed result |
|---|---|
| Active listings | 3; asking $1,395,000–$1,490,000 |
| Median active asking price | $1,399,000; three listings |
| Pending listings | 1; asking $900,000; contract price not disclosed |
| Latest 6 months | 4 closings; median $875,000 |
| Latest 12 months | 13 closings; median $1,100,000 |
| Latest 18 months | 19 closings; median $1,225,000 |
| Full 36-month study | 54 closings; median $1,167,500; sold range $775,000–$1,862,000 |
The latest six months are a small sample
Only four homes closed in the latest six-month window. Their median sold price was $875,000 and their median reported interior area was 3,431 square feet. The matching window one year earlier contained six sales with a $1,312,500 median and a 3,718-square-foot median area. Neither small group can establish a community-wide rate of value change.
The longer windows help put those observations in context. The latest 12 months contain 13 sales, compared with 19 in the matching prior year. The median sold price was $1.10 million versus $1.16 million, approximately 5.2% lower, while median area changed from 3,636 to 3,430 square feet. The median of individual sold-price-per-square-foot ratios was $311.80 versus $324.13.
These figures describe the homes sold. Size, condition, plan, guest space, solar obligations and outdoor improvements remain uncontrolled. Even the per-square-foot measure does not establish the price change of the same home.
Today’s available homes form a different group
The three active listings ask $1.395–$1.49 million. Two report more than 4,000 square feet; the 3,068-square-foot listing describes extensive renovation, owned solar and batteries. That helps explain why the active median should not be treated as an interchangeable comparison with the recent closed median. The study does not quantify the value of any of those features.
The $900,000 pending listing is a separate status, not a fourth freely available home. Its asking price is not its negotiated contract price, and the export supplies no verified pending transaction outcome.
Use interior size to organize the three-year view
| Size group | Closings | Median sold price |
|---|---|---|
| Up to 3,300 sq. ft. | 15 | $1,000,000 |
| 3,301–3,999 sq. ft. | 25 | $1,160,000 |
| 4,000+ sq. ft. | 14 | About $1,365,000 |
These are analytical size bands, not official phases or floor-plan names. A modified plan with a guest suite may cross a band boundary. Within each band, compare usable layout, updating, orientation and yard characteristics before selecting comparable sales.
Negotiation and timing deserve a close look
Across the latest 18 months, median listing days on market was 69, from 19 closings. The median sale was 94.55% of final asking price and 92.59% of original asking price. The latest 12-month median DOM was also 69, compared with 52 in the matching prior window.
Those are medians of individual listing observations, not a promised purchase discount or a complete measure of cumulative exposure. Price reductions, concessions, furnishing and property condition can change the result. The remarks range from original-condition opportunities to substantial renovations, including repeat-sale homes described with new work between transactions. The CSV cannot isolate a renovation premium or investment return.
Build the ownership budget beyond the HOA fee
All three active MLS records report $410 in total monthly association fees as of October 19, 2026. Annualized, that is $4,920. The pending listing also reports $410. These are dated listing fields, not a verified association invoice or confirmation that every assessment is included.
Older closed records show amounts ranging from $325 to $410. Those historical figures should not be used as today’s fee schedule. Several descriptions say cable and internet are included and refer to gate access, patrols and common-area maintenance. Obtain the current assessment statement and service schedule, including equipment, service tiers, extra charges and the actual security arrangement.
A modest association assessment relative to some club communities leaves a substantial private-property budget to consider. Price property taxes and insurance, then add the home’s utilities, landscaping, irrigation, pool service, equipment replacement and repairs. A large lawn, mature trees or an elaborate pool can materially change the practical cost of ownership.
Association finances and rules
Review the budget, reserves, financial statements, meeting minutes, assessment disclosures and architectural procedures. Confirm responsibility for walls, setbacks, landscaping and any shared elements affecting the lot.
Roof and cooling systems
Inspect roof condition, drainage, air conditioning and any evaporative coolers or guest-suite systems. Descriptions mention multiple replacements, but work dates, permits and warranties need documentation.
Pool and yard
Review pool finishes, leaks, heaters, pumps, automation, water features, irrigation and trees. Obtain service records and realistic maintenance and replacement allowances.
Solar and energy
The descriptions include owned systems, leases, prepaid leases and a loan a buyer is asked to assume. Get the actual agreement, balance or remaining term, transfer requirements, production records and utility bills.
Solar is a document question as well as a feature. One active description identifies owned panels and battery storage; the other two describe leases. A listing that says prepaid or solar-powered does not by itself establish ownership, an absence of future obligations or a particular utility saving. Compare the terms with the lender and the relevant provider.
The association’s public community site also carries a March 10, 2026 board recap reporting an approved landscape conversion at Bob Hope and Gerald Ford. That dated announcement is a useful prompt to request the current project status, funding and any remaining work; it is not confirmation of an unfinished project or an extra charge. Association news and community portal.
Court sports and neighborhood recreation
Victoria Falls centers its shared recreation on tennis, pickleball and basketball. The association website identifies those facilities, private streets and a water feature. My court photograph shows the relationship between recreation, neighboring homes and landscaping. Confirm the current court configuration, hours, reservation system, lighting and guest rules with the association.
Walk from a prospective home to the courts and spend time nearby while they are in use. Convenience, activity, lighting and sound will matter differently to different households. Photographing a facility does not establish its schedule or a particular home’s access terms.
Victoria Falls is a non-golf residential community. Some MLS descriptions mention nearby Mission Hills membership possibilities; obtain any current eligibility, fees, availability and access conditions directly from the club. A home purchase here does not itself establish membership at a neighboring golf club.
Position, condition and nearby change
Corner lots, cul-de-sacs, southern or western exposure, courtyard entries and mountain outlooks appear throughout the descriptions. Inspect those qualities in person. A large lot may include driveway, side yard or areas you will maintain without using much; a patio that photographs well may have different shade or privacy at your preferred time of day.
Test the property’s relationship to perimeter roads, the gates, shared courts and neighboring outdoor equipment. Marketing claims of quiet or complete privacy describe an impression; visit at the times you expect to be home and assess the setting yourself.
Cotino is nearby, and its development appears frequently in the MLS remarks. Follow our dated Cotino Development Progress Tracker rather than relying on an old listing’s opening-date or future-value claim. Cotino’s private Artisan Club has its own eligibility and fees; proximity does not confer membership. Official Artisan Club information.
For alterations already made to a Victoria Falls home, reconcile permits and association approvals. For work you plan to undertake, establish the process before committing to a layout or landscape idea. Renovation scope should include the systems and approvals behind the visible finishes.
Verify rental plans before relying on income
Rancho Mirage Municipal Code §17.30.270 defines residential short-term rentals as stays of 27 consecutive calendar days or fewer and prohibits their operation in every city zone. The code distinguishes city-approved hotels and other specified lodging categories; that distinction does not establish an exception for a Victoria Falls residence. Current Rancho Mirage rental code.
For a longer lease, confirm the association’s current minimum term, approval process, occupancy and guest rules, as well as applicable city requirements. A casita with a private entry does not establish a separate legal dwelling or independent rental permission.
The sales export contains no verified rental operating statements. Any income analysis requires documented rents, vacancy, owner use, utilities, management, insurance, repairs and furnishing replacement. Test affordability with the full ownership budget before treating rental income as dependable support.
A focused Victoria Falls buying tour
- Match the actual plan. Reconcile reported area, bedrooms, any converted room and casita configuration with approved records.
- Walk the daily routine. Test garage access, storage, stairs, bedroom separation, laundry and the route to the patio.
- Inspect the outdoor space. Evaluate shade, privacy, neighboring activity, pool equipment, irrigation and landscaping.
- Document improvements. Request permits, association approvals, roof and cooling records, warranties and a furnishing inventory if relevant.
- Read the energy agreement. Establish whether solar and batteries are owned, leased, financed or prepaid, and what transfers.
- Reconcile recurring costs. Obtain the current association statement, service schedule, reserves and project disclosures, then add private-property expenses.
- Check intended uses. Confirm court access, guest rules, rental plans and any separate club membership directly.
- Select comparable sales. Match size, plan, condition, lot use and date; distinguish asking, pending and sold prices.
Is Victoria Falls the right fit?
Victoria Falls is worth studying if you want a detached Rancho Mirage home with generous living space, a private yard and shared court sports. A single-level plan with a guest suite may support a different routine from a larger two-story home. The right choice depends on how you will use and maintain the property.
Start with the floor plan and outdoor space, build the full ownership budget and compare suitable recent sales. The Market Explorer provides a dated research framework; the actual home, current documents and competing inventory make the buying decision concrete.
I can help you connect those pieces and build a focused Victoria Falls shortlist.
Frequently asked questions
What kinds of homes are in the study?
The exact Victoria Falls subdivision export contains 58 single-family records reporting 2,633–5,663 interior square feet, with single-level and two-story plans and varying guest suites. These observed ranges are not a complete association inventory or independent measurement.
What are the current asking prices?
On October 19, 2026, three active listings asked $1,395,000–$1,490,000, with a $1,399,000 median. One additional home was pending at a $900,000 asking price. The negotiated pending price is not disclosed.
What do recent closed sales show?
The latest 12 months contain 13 sales with a $1,100,000 median; the latest 18 months contain 19 with a $1,225,000 median. The full three-year study has 54 sales. Only four homes closed in the latest six months, making that window a small sample.
How much are the HOA fees?
All three active MLS records and the pending record report $410 in total monthly association fees as of October 19, 2026. Confirm current assessments, additional charges and included services directly from the association documents.
Does the HOA fee cover the private pool and yard?
Do not assume private-property expenses are covered. Obtain a written responsibility schedule, then separately budget pool equipment and service, landscaping, irrigation, utilities, insurance and home repairs.
Are model names reliable measures of size?
They are useful search vocabulary, but the descriptions show variations involving casitas, expanded rooms and changed bedroom configurations. Reconcile actual measured area and the approved plan before choosing comparables.
Does Victoria Falls include a golf membership?
A home purchase does not establish membership at a neighboring club. Victoria Falls is a non-golf residential community with shared court sports; obtain any optional club eligibility and charges directly from that operator.
Can I rent the home or casita for weekends?
Rancho Mirage prohibits residential short-term rentals of 27 consecutive calendar days or fewer. Confirm longer-lease terms with the city and association. A separate-entry casita does not establish an independent rental right.
Does the recent median decline measure my home’s value change?
No. The homes sold differ in size, condition, layout and outdoor improvements. The latest six-month sample contains only four sales. Neither median price nor median price per square foot isolates same-home appreciation or depreciation.
Sources and MLS methodology
MLS source and search: Mark Miller’s Flexmls Generic Text Export, downloaded October 19, 2026, from GPS MLS and available shared data sources. Residential template; city Rancho Mirage; exact subdivision Victoria Falls; statuses Active, Active Under Contract, Pending and Closed. Only Closed had a date restriction: October 19, 2023–October 19, 2026. Listing-date and pending-date restrictions were off.
Scope and review: All 58 records were retained: 54 Closed, three Active and one Pending; none Active Under Contract. All carry single-family subtype labels and match the city and subdivision. No duplicate listing IDs, duplicate parcel/closing-date events or multiple current listings for one parcel were found. The closings represent 50 distinct parcels, including four repeat-sale parcels. This exact-label MLS universe may omit differently labeled listings and non-MLS transfers; it is not an association-wide census.
Calculations: Closed-sale windows use inclusive calendar dates ending October 19, 2026. Price per square foot uses the exported Approx SqFt interior-area field; the widget reports the median of individual ratios. Sale/list ratios use sold, final asking and original asking prices without a consistent concession adjustment. DOM is listing-level, not reconstructed cumulative exposure. All 54 closed DOM values are usable, including two zero-day observations. Each metric displays its usable sample size. Inventory remains fixed at the snapshot date when the closed-sale period changes. First and last calendar quarters are partial and labeled.
Directory comparison: The main Homebuyer Guide directory currently reports Victoria Falls sales for October 1, 2025–September 30, 2026. This study uses calendar-date windows ending October 19, 2026. Different boundaries can produce different counts and medians; compare the reporting dates before comparing the figures.
Comparisons and area groups: Prior windows use the same calendar-date boundaries one year earlier. Windows longer than 12 months overlap. The prior 36-month window is outside the export and is not supplied. Area groups are up to 3,300, greater than 3,300 and below 4,000, and 4,000 or more reported interior square feet. These are analytical bands, not official models. The large-home three-year median is $1,364,999.50, rounded to about $1,365,000 in the article. Small samples and property mix prevent median changes from establishing same-home appreciation or renovation premiums.
Descriptions and property details: All 57 nonblank public descriptions were reviewed; the pending record has no public remarks in this export. Model names, guest suites, renovations, solar agreements and service claims are research leads, not verified benefits. All exported Pool fields are Yes; seven records report two stories and 51 report one. Lot and building measurements require verification. No private remarks, showing instructions, gate codes or private contacts are published. Only aggregate market data is embedded online.
Community sources: Victoria Falls HOA community information and March 10, 2026 board recap; Rancho Mirage Marketplace; Gelson’s Rancho Mirage; Sunnylands directions; Eisenhower Health address; official Artisan Club eligibility; Rancho Mirage Municipal Code §17.30.270.
