Look for a similar floor plan, living area, room arrangement and condition. A pool, casita, expanded layout or substantial renovation can make two otherwise similar homes less comparable.
Look at the golf-hole position, views, privacy, patio exposure and nearby activity. Where available, review concessions and transaction details before drawing conclusions from the headline price.
A nearby closing is worth studying, but the strongest comparisons also resemble the home you are evaluating. Start with its layout, size, condition and improvements, then look at the setting outside.

The search and the market study can use different date ranges, property criteria and data cutoffs. The market report also explains how its MLS export was cleaned and analyzed. Its historical totals should be read with those dates and definitions, rather than treated as the current count in this viewer. Neither source necessarily captures every private or off-market transfer.
