01 / THE SETTING
The place, at a glance
Sunrise is a gated condominium community arranged around an executive golf course in Rancho Mirage. Low-rise homes, open fairways and mountain backdrops give the neighborhood a connected, garden-like setting.
Developed by Sunrise Company from 1973 to 1976, its 746 homes reflect an earlier era of desert country-club planning: courtyards, patios, shared recreation and a clubhouse at the center of daily activity.
Country Club Drive places Sunrise within the wider Rancho Mirage network of shopping, dining, healthcare and cultural destinations. Compare the setting of each home—fairway frontage, interior location and proximity to recreation can create quite different daily experiences.

02 / CLUB LIFE
Life around the clubhouse
The clubhouse brings dining, gathering spaces and golf together. The surrounding recreation includes tennis, pickleball, bocce, fitness facilities and community swimming pools.
Ted Robinson’s 18-hole, par-64 executive-plus course emphasizes a shorter round than a full-length championship course. Practice facilities add another way to enjoy the golf setting.
Homeownership includes club equity membership and required social and equity dues. Golf participation is a separate choice, with homeowner options offered by the club.
03 / HOMES & OWNERSHIP
Understand the ownership structure
Start with the condominium. Original plans span one to three bedrooms. Compare the actual layout, renovation history, courtyard and patio orientation rather than relying on the plan name alone.
Separate the monthly charges. The HOA assessment varies by plan. Club social and equity dues are additional required charges for new buyers; golf options are separate. Request the current assessment and membership schedules for the specific home when comparing total ownership costs.
Understand shared maintenance. The published HOA schedule lists exterior care, including the roof, common landscaping, trash, cable and internet, and quarterly pest control. Confirm the precise responsibility boundaries and current assessments in the documents for the home.
Keep the view in context. Fairway exposure, neighboring patios and distance to shared pools can matter as much as interior finishes. The photography below helps show the relationship between homes and open space.
Eight original floor plans
The club’s published plan collection ranges from compact one-bedroom homes to three-bedroom layouts. These are original approximate sizes; additions and alterations must be checked for each home.

06 / FREQUENT QUESTIONS
Questions about Sunrise
What kind of homes are in Sunrise Country Club?
Sunrise has 746 condominium homes. Its original collection includes one-, two- and three-bedroom plans. Interior changes and additions can make individual homes differ from the original drawings.
Does buying a home include club membership?
The club states that homeownership includes equity membership without an additional initiation fee. New buyers pay required social and equity dues in addition to the HOA assessment. Confirm current terms with the club.
Is golf included in the HOA dues?
Golf participation is separate from the HOA assessment and required social and equity dues. The club offers homeowner golf options; the driving range is listed among equity-member amenities.
Where can I find current HOA and membership costs?
Request the current assessment and membership schedules for the home being considered. HOA assessments vary by original plan, while social and equity dues and any golf plan are separate. Mark can help identify the charges and documents to review, including any transfer, capital or special assessments.
Can renters use the club?
The club publishes separate renter information and activity options. A lease does not establish identical privileges to ownership; confirm the applicable arrangements with the club before booking.
