Ironwood Country Club, Palm Desert: Home Buying Study Guide

Study Ironwood Country Club home types, HOA and membership questions, 106 two-year MLS closings, current-at-extraction listings and original photography.

Ironwood Country Club homes and fairways beneath the Santa Rosa Mountains

Ironwood Country Club brings together foothill views, established condominium neighborhoods, larger homes and a private club in south Palm Desert. A useful purchase comparison connects the actual home and its association obligations with the recreation you plan to use and the evidence behind the asking price.

This guide combines my original photography, official club and City research, and a fresh October 29 MLS export covering the last two years. Start with the home type, then review the dated sold study, current listing snapshot and complete ownership questions.

  • Choose the right home type: Compare the legal ownership, layout and association behind the listing.
  • Two-year sold evidence: 106 main-study closings; condo/townhome and single-family results shown separately.
  • Current-at-extraction choices: 40 available, three under contract and one pending as of October 29, 2026.
  • Read the complete bill: Property-specific association duties, insurance, private upkeep and separately confirmed club costs.
  • See the setting: Original photography of the homes, fairways and recreation areas, plus nearby Palm Desert places to explore.

Understand the home, the association and the club

Ironwood Country Club sits in the foothills of south Palm Desert, where the mountains, fairways and established residential streets create much of the appeal. Buying here involves several decisions at once: which kind of home suits your use, which association governs it, how much upkeep remains yours and which club privileges you want to purchase.

The club dates its establishment to 1973. Palm Desert’s historic tract research describes an earlier planning process, construction beginning in late 1972, and condominium and estate development in successive phases. That history helps explain the variety you see today. It does not identify the architect, legal ownership form or permitted alterations of a particular home. City tract-development research.

Start with the exact address and parcel. “Ironwood” is a useful community name and MLS search term, but it is not one universal floor plan, fee schedule or maintenance agreement. Our October 29 search found both “Ironwood Country Club” and “Ironwood Heights” labels. The main market tables below use the Country Club label; the four Heights-labelled records are described separately.

The home

Check the legal description, layout, living area, outdoor boundaries, condition and permits. A freestanding appearance does not by itself establish single-family legal ownership.

The association

Identify each applicable association, current assessments and maintenance responsibilities. Compare the services and financial condition behind the bill.

The country club

Obtain a separate written explanation of membership, approval requirements, privileges and costs. A view of golf or courts does not establish a right to use them.

The daily routine

Test the actual gate, driveway, patio, garage and route to the places you use. A beautiful aerial photograph cannot answer those everyday questions.

Start at home level: the relationship between the living space, lawn, neighboring homes and mountain view matters on every visit. Photography by Mark Miller. Uploaded October 29, 2026.

Compare home types before comparing price per square foot

The 150 Country Club-labelled records contain 117 entries coded as condominiums, three townhomes and 30 single-family homes. Across the study and current inventory, reported construction years run from 1974 to 2026. This sample includes established homes and newer offerings; it is not a complete census or an original-plan catalogue.

For the market tables, condominiums and townhomes are grouped together, while MLS single-family entries form a separate group. These are source classifications. Sixteen condominium records are marked unattached, while three single-family records are marked attached. We retain the MLS property-type codes and make no legal classification from the attached checkbox.

Walk the rooms with your own use in mind

Test how a guest reaches the bathroom, whether a den provides usable working space and how the kitchen connects to the patio. Measure the garage for your vehicle, storage and any golf cart. Check steps, thresholds and the route from parking to the entry. A single-level description does not guarantee that every route through the home is step-free.

For enlarged living areas, enclosed patios and altered rooms, compare the listing with the legal documents, city records and association approvals. Palm Desert specifically cautions that an enclosed-atrium-adjacent room without qualifying exterior egress may be a den rather than a bedroom. City bedroom and rental guidance.

Look behind the remodel

Ask for the installation dates and service records for HVAC, electrical equipment, water heater, windows, plumbing and roofing. Request documentation for prior leaks and repairs. Attractive counters and flooring do not establish the condition of hidden systems. For solar or other financed equipment, identify ownership, leases, balances and transfer requirements before assigning value.

An older home with documented work and a clear maintenance agreement may be easier to budget than a recently refreshed home with unanswered questions. A newer home can still require careful inspection of drainage, workmanship, systems and completion documents.

Two years of Ironwood MLS evidence

Study window: October 29, 2024–October 29, 2026. Exported October 29, 2026. The main study contains 106 closed records under the exact Palm Desert “Ironwood Country Club” label. Asking prices and under-contract entries are excluded from the sold medians. Four separately labelled Heights records remain outside these main totals.

The combined two-year median was $805,000, across a $350,000–$6,500,000 sold range. That wide spread is the reason to look at home categories first. A community-wide median blends different sizes, conditions and settings; it is not a price recommendation for a particular residence.

The condo/townhome median sold price was about 0.7% higher in the later year. Its median sold size was smaller, while the median per-square-foot figure was higher. These are different groups of homes. The results describe the sales mix and do not establish same-home appreciation or a premium for a particular remodel.

The single-family group includes substantial estates. With nine prior-year sales, we withhold an annual percentage price comparison. The two annual medians show how much this small group can vary; they do not demonstrate a broad luxury-home appreciation rate.

Use negotiating evidence with a specific comparable set

In the latest year, the condo/townhome median sale-to-final-asking ratio was 98.1%; the single-family median was 95.0%. These ratios use each sale’s last reported list price, then take the median. They are not a standard discount to apply to a new asking price. Earlier price reductions, condition, terms and the seller’s situation can materially change the comparison. Seller concessions have not been deducted.

Seven sold records report zero days on market. Zero is retained as reported; it does not prove that a property sold instantly or had no prior marketing. Before deciding what to offer, review the property’s full listing history and the closest completed transactions.

Ironwood Heights: a separate companion sample

The additional Heights-labelled records comprise three closed sales, ranging from $950,000 to $2,400,000, and one available listing asking $1,750,000. No Heights median is published because the sold sample is below five. MLS labels are not legal HOA boundaries, so an address search and document review remain necessary even within the Country Club-labelled group.

What buyers could compare on October 29

At extraction, the main Country Club-labelled search had 40 available active listings, three active-under-contract listings and one pending listing. Available and under-contract homes are kept separate. Availability can change after the export.

Available asking prices at October 29, 2026 extraction
Available active groupListingsAsking-price rangeMedian asking price
Condo / townhome31$439,000–$2,095,000$685,000
MLS single-family9$1,795,000–$5,288,000$3,495,000

The three under-contract condo/townhome entries asked $395,000–$795,000; the pending condo entry asked $710,000. Those figures are asking prices, not undisclosed contract or eventual closing prices. The separate Heights listing is outside the table.

The available condo/townhome asking median is lower than the latest-year sold median, and the available homes also have a smaller median reported size. This does not establish that a buyer can purchase a comparable sold home for less. Match size, plan, condition, location and association before drawing that conclusion.

Use the live Ironwood home search for current options, then confirm availability and showing arrangements for the homes you want to see.

Data sources and comparison notes

MLS single-family homes, condos and townhomes are available here; manufactured homes and unreported private or direct-builder transactions are outside this comparison. Price bands include their lower boundary and exclude the upper boundary. Living-area filters use reported interior square footage; missing sizes are excluded from size-filtered results.

Medians are calculated from individual recorded sales, never by averaging neighborhood medians. Each measure uses its own valid sample. Dates with incomplete supplied coverage have no prior-year comparison. Inventory in historical research keeps its separately stated date.

Build the complete ownership bill

The October 29 current records report monthly association totals of $700–$999 for the 35 condo/townhome entries, including under-contract and pending homes, and $266–$599 for nine single-family entries. These are listing-reported amounts for the sample. They are not a verified fee schedule for every Ironwood association and may not capture all charges.

Use the current demand, budget, reserve study, insurance information and governing documents for the exact property. Check which assessments are monthly, quarterly, annual or temporary, and whether more than one association or entity bills the parcel. A lower assessment can leave more maintenance and replacement spending directly with the owner.

Compare annual cost as well as the purchase price

A $300 monthly difference equals $3,600 each year before considering the services included. Put two candidate homes in adjacent columns and list association charges, separately quoted club costs, insurance, utilities and private maintenance. Keep one-time initiation, transfer and improvement expenses separate from recurring costs.

For a condominium, review reserves, recent meeting minutes, planned capital work, insurance deductibles and owner responsibility for damage inside the home. For a custom home, ask separately about pool equipment, drainage, exterior finishes, roof complexity and landscape obligations. Neither a building style nor an MLS category settles those responsibilities.

Membership rates circulated on third-party websites can reflect different years or categories. This guide does not publish an unverified initiation fee or current dues amount. Obtain the quote for the membership you actually intend to use.

Choose the recreation you will actually use

Ironwood is a member-owned private club. Its public membership page distinguishes Regular Proprietary Golf, age-qualified Executive Golf, Social membership and a limited Guest program. Category availability, approval and the current contract need direct confirmation. Treat the home purchase and club membership as separate due-diligence files.

Two golf courses with different playing experiences

The club operates two private 18-hole courses. Its golf page describes the par-72 South Course and par-71 North Course, with original work by Desmond Muirhead and Ted Robinson in consultation with Arnold Palmer and later changes by John Fought. For a buyer, the practical comparison is preferred course, tee options, access and the seasonal playing schedule.

If golf is central to your purchase, review access and any waiting period before committing to a home around a presumed playing routine. Ask about practice privileges, booking, guests, seasonal closures and additional charges. A fairway-facing patio does not provide membership on its own.

Tennis, pickleball and the club day

The club’s current public pages list nine tennis courts, ten pickleball courts, POP tennis, fitness facilities and classes, spa services, dining and interest groups. Those are club amenities; verify your category’s access, booking and charges.

Spend time near the facilities when they are active. Compare the walk or cart route with the sound at the home, and try the activities you expect to use when a permitted visit is available. For dining and fitness, review current hours, reservations, guest rules and separately charged services.

Social membership includes limited golf subject to restrictions and fees; it is not full golf membership. The Guest program also carries availability and seasonal restrictions. Ask for written privileges rather than assuming that every category offers the same experience.

Study the patio, the sound and the foothill position

Use the actual home and gate to test trips toward El Paseo, Highway 111, groceries, appointments and the regional roads you use. Check visitor entry and delivery arrangements as well as your own access. Avoid relying on a fixed drive-time claim without trying the route at your usual hour.

Fairway and green frontage

Observe ball exposure, cart routes, maintenance activity, irrigation, neighboring sight lines and patio privacy during real use. Check what separates the home from the course and who maintains that boundary.

Court and clubhouse proximity

Listen from both the patio and interior while play, dining or events are underway. A short walk and nearby activity can come together at the same location.

Sun and shade

Visit at another time of day. Look at patio-cover depth, reflected heat, bedroom exposure and mountain shadow. A comfortable autumn afternoon does not establish summer comfort or cooling costs.

Pools, courtyards and privacy

Identify the particular pool available to the home and its operating rules. Confirm whether outdoor space is private property, exclusive-use area or shared common area, and who maintains it.

Put drainage, hazards and insurance into the property review

The foothill setting makes the exact parcel important. Review the natural-hazard disclosure, drainage paths, past water intrusion and any retaining or slope-related responsibilities. Use FEMA’s flood maps and CAL FIRE’s hazard viewer with the address, and obtain an insurance quote early. This guide assigns no blanket flood or fire classification to Ironwood.

Ask who maintains drainage infrastructure and what happens after a major storm. Verify the actual evacuation routes and access procedures with the current official resources. A view of open land or a golf course does not establish a public trail or a right to enter neighboring property.

Plan for time away

For seasonal use, arrange a responsible local contact, leak detection or periodic checks, HVAC monitoring and a clear response plan. Confirm association access rules for service providers. Ask your insurer about vacancy or unoccupancy terms, and budget the recurring services required while you are away.

Confirm the intended rental before buying for income

Palm Desert’s public program defines short-term stays as two to 27 consecutive nights and requires a permit. Eligibility depends on the property’s zoning and circumstances; HOA approval is required in relevant association settings. A seller’s permit does not transfer automatically to a buyer. Check the City’s current STR rules, eligibility map and permit portal.

Review the association’s minimum stay, lease frequency, occupancy, parking, pets and registration rules separately. A city pathway does not override private restrictions, and an MLS “rental allowed” entry is not written permission. Check the treatment of longer seasonal leases as well as shorter visits.

If renting is essential to the purchase, obtain the current rules and property-specific city answer before relying on projected income. Confirm tenant access to club facilities independently. A home lease does not establish full membership or guest privileges. Include management, cleaning, vacancy, utilities and maintenance when evaluating a rental budget.

Questions buyers ask

What sold prices did the Ironwood study find?

The main study contains 106 closed records from October 29, 2024 through October 29, 2026 under the exact Ironwood Country Club MLS label in Palm Desert. The combined median was $805,000. Condo/townhome-coded homes had a $749,000 median across 85 sales, while 21 single-family-coded homes had a $3,225,000 median. Those groups contain different homes and sizes.

What was the latest-year condo and townhome median?

The October 30, 2025–October 29, 2026 window had 47 condo/townhome sales, a $749,000 median sold price and a $475 median sold price per square foot. The earlier year had 38 sales and a $743,750 median. Different sale mix and size prevent treating that comparison as same-home appreciation.

How many Ironwood homes were available?

At the October 29, 2026 extraction, the main scope had 40 available active listings, three active-under-contract listings and one pending listing. The 40 available homes comprised 31 condo/townhome-coded and nine single-family-coded entries. A separate Heights listing is excluded from those totals.

What are the Ironwood HOA fees?

The 44 current main-study entries reported monthly association totals of $700–$999 for condo/townhome-coded homes and $266–$599 for single-family-coded homes. These MLS values are sample observations. Confirm every applicable charge, included service and maintenance obligation in the current property-specific documents.

Does a home purchase include golf membership?

Verify club membership separately from the home purchase. Obtain the current category, approval requirements, privileges and complete written quote directly from the club. Golf frontage or proximity to club facilities does not establish access.

Are all freestanding Ironwood homes legally single-family homes?

A freestanding appearance and the MLS attached checkbox do not settle legal ownership. The reviewed records contain both unattached condominium entries and attached-flag single-family entries. Read the legal description and governing documents and verify the classification with the appropriate professionals.

Is Ironwood Heights included in the main market tables?

No. Four separately Heights-labelled records remain a companion sample: three closings and one active listing. They are excluded from the 106 main-study closings and 44 current entries. MLS labels themselves do not certify legal association or neighborhood boundaries.

Can I rent an Ironwood home seasonally or for short stays?

Confirm both association restrictions and City eligibility for the exact property. Short-term stays require the applicable Palm Desert approvals, and a seller’s permit does not automatically transfer. Verify minimum lease length, frequency and tenant club access before relying on rental income.

Does this guide’s market information update?

The Palm Desert citywide panel checks the site’s shared market release when the page loads and keeps a dated saved view if it cannot retrieve a valid update. The Ironwood two-year study and October 29, 2026 listing snapshot remain fixed research. They do not become current Ironwood inventory merely because the citywide panel refreshes.

  • Ironwood membership information, golf overview and Current club pricing was not verified from an adopted rate schedule.
  • City historic tract-development research and City historic-survey context. Historical background does not establish an individual property’s designation or architect.
  • City rental rules, zoning eligibility and permit resources; FEMA flood-map lookup; CAL FIRE hazard-map resources. No parcel-level eligibility or hazard classification is certified here.

  • The export contains 150 exact Country Club-labelled rows: 106 closed, 40 available active, three contingent-active and one pending. Four Heights-labelled rows are retained separately. No duplicate listing IDs, same-parcel/closing-date duplicates or duplicate current parcels were found. Separate legitimate resales are retained.
  • MLS codes CN and TH are grouped as condo/townhome; SF is retained as single-family. Physical attached flags conflict with these classifications on some records, so the study does not recode legal ownership from appearance. The exact-label search may omit miscoded homes and does not capture all private transfers.
  • The annual windows are October 30, 2024–October 29, 2025 and October 30, 2025–October 29, 2026. Their records are non-overlapping. The inclusive two-year study starts October 29, 2024. Returned closing dates range from November 1, 2024 to October 19, 2026; an empty boundary period is not proof of no community sales.
  • Medians use valid individual records, not averages of monthly medians. Per-square-foot and sale-to-asking ratios are calculated per sale before taking the median. Seller concessions are not deducted. Medians below five usable records and annual percentage comparisons with fewer than ten sales in either group are withheld. Seven zero-DOM records are retained as reported; no negative DOM or missing sold prices/living areas were found.
  • The citywide shared panel has its own reporting cutoff and inventory date. The fixed Ironwood study and current-at-extraction asking prices remain separate. Shared market release and methodology.
