Palm Desert Tennis Club: Home Buying Study Guide

Compare Palm Desert Tennis Club condos, 7 two-year MLS closings, current-at-extraction listings, HOA and club questions, and four original photographs.

Updated October 29, 2026 18 min read By Mark Miller
Palm Desert Tennis Club homes and tennis courts beneath the mountains

Palm Desert Tennis Club combines condominium living, garden pools and a racquet-centered setting in south Palm Desert. The best purchase comparison connects the home’s actual layout and condition with the association finances, ownership duties and activities you expect to use.

This guide brings together my four original photographs from October 29, official club and City sources, and a fresh MLS export covering the last two years. Review the small sold sample, the dated listing snapshot and the practical worksheet before choosing the homes to visit.

  • Two-year sold study: 7 returned closings with a $489,000 median; small annual samples clearly identified.
  • At extraction: 2 available active listings on October 29, 2026, separated from sold evidence.
  • Four original photographs: See the community, garden pools and courts through Mark Miller’s October 29 images.
  • Ownership questions: Verify current assessments, reserves, maintenance, insurance and club privileges.
  • Tour with a worksheet: Compare the home, setting, approved changes and complete budget side by side.

A small condo community built around racquet life

Palm Desert Tennis Club is in south Palm Desert, with its clubhouse address at 48-240 Racquet Lane. The club describes 100 condominium homes on 20 acres, organized into five garden areas with a pool and spa in each. That arrangement makes the position of a particular home within its garden setting an important part of the purchase comparison. Official community overview.

The club’s own history credits Beverly and John Fleitz with its development in 1973 and identifies Rod Laver and Jack Kramer as early condominium owners. This tennis heritage gives the community context; it does not verify an individual home’s improvements, architect or present condition. PDTC history.

Use the exact name and address when searching. Palm Desert Tennis Club is a distinct community from Palm Desert Resort Country Club, Deep Canyon Tennis Club and other nearby racquet communities. Similar names do not make their sales, fees or membership terms interchangeable.

Study the floor plan and its changes

The fresh export contains 9 exact-label records, all coded as condominiums. Across the reviewed records, reported living areas span 1,568–1,823 square feet and all report 1973 as the construction year. These observations describe this sample, rather than a complete floor-plan catalogue.

Two homes with similar reported area can function differently after renovations. On a tour, trace the route between parking, entry, kitchen, bedrooms and outdoor space. Test whether guests can reach a bathroom without crossing a private room, and whether a proposed office has the light and separation you need. Measure storage and garage space instead of relying on a wide-angle photograph.

Palm Desert’s published guidance flags rooms beside enclosed atriums that lack qualifying direct exterior egress as potential dens rather than bedrooms. Verify the specific room with the City and qualified inspectors. A listing label or furniture arrangement does not settle the question. City bedroom guidance.

Look past the finishes

Request the age, service history and inspection findings for heating and cooling, electrical equipment, plumbing and the water heater. Ask about roof work, past leaks, drainage repairs and the division of responsibility for each. Fresh paint and a remodeled kitchen answer different questions from a documented roof repair or an updated electrical system.

For a home you will leave vacant part of the year, price a realistic care routine: HVAC service, leak detection, periodic inspections, pest care and a contact who can respond while you are away. Confirm any association requirements for unoccupied homes and obtain insurance based on your actual occupancy.

Two years of Palm Desert Tennis Club sales evidence

Study window: October 29, 2024–October 29, 2026. Exported October 29, 2026. The Residential search uses Palm Desert and the exact “Palm Desert Tennis Club” subdivision option. Closed records form the sold study; available and under-contract entries are separate.

The search returned 7 closed records, with sold prices from $432,000 to $510,900. The two-year median was $489,000. This is a small transaction sample in a 100-home community, so condition and the particular homes that traded can move the result substantially.

We withhold a median when fewer than five valid records support it, and do not publish an annual percentage price trend unless both groups contain at least ten sales. The Palm Desert Tennis Club sample does not support that annual trend comparison. A thin annual window is a reason to examine the individual comparable homes and a longer period, rather than imply an appreciation rate.

Read negotiating evidence carefully

Across the full two-year study, the median sale-to-final-asking ratio was 97.1%, compared with 94.2% of the original asking price. Each ratio is calculated for each sale before taking the median. The difference shows why earlier asking-price changes belong in the analysis; it is not a standard discount to apply to the next listing.

Seller concessions are not deducted from these prices. For an offer, match the home’s condition, approved area, patio setting, recent work and carrying costs to the closest completed sales. Then review full price history and terms. A remodeled home and a home needing major systems work should not be treated as equivalent simply because their reported areas match.

The listing snapshot at extraction

The October 29 search returned 2 available active listings, 0 active-under-contract entries and 0 pending entries. These are the search results at extraction and can change after publication.

Asking-price range$499,000–$529,000Asking prices, not completed sale prices.

The small available sample does not establish a community-wide asking-price trend or a reliable months-of-supply estimate. A lack of returned under-contract entries does not rule out a private contract, a lagged status change or a miscoded listing. Check the live Palm Desert Tennis Club home search and confirm the current status before planning a tour or offer.

Data sources and comparison notes

MLS single-family homes, condos and townhomes are available here; manufactured homes and unreported private or direct-builder transactions are outside this comparison. Price bands include their lower boundary and exclude the upper boundary. Living-area filters use reported interior square footage; missing sizes are excluded from size-filtered results.

Medians are calculated from individual recorded sales, never by averaging neighborhood medians. Each measure uses its own valid sample. Dates with incomplete supplied coverage have no prior-year comparison. Inventory in historical research keeps its separately stated date.

Understand the association bill and future obligations

The 2 current-at-extraction records report monthly association totals of $1,108 (2 usable fee fields). These are listing-reported observations, not an adopted fee schedule or a complete statement of every charge. Confirm the current assessment and included services for the exact unit.

Obtain the current assessment demand, adopted budget, reserve study, recent financial statements and relevant meeting minutes. Ask about projects already approved, projects being discussed, unpaid assessments, litigation, insurance renewals and any lender questionnaire issues. The monthly bill alone does not show the full financial position.

The public general-policy document is marked revised May 2, 2019. It discusses dues, exterior and roof maintenance, owner responsibilities, alterations and special assessments. Its historical reserve language makes the current reserve study and funding plan particularly useful requests. It cannot establish today’s reserve balance, maintenance terms, insurance or assessment policy. Archived general policies.

Make a complete budget

Build an address-specific monthly budget from the actual loan quote, estimated property taxes, association charges, owner insurance, utilities and private maintenance. Add reserves for items you maintain and any optional club or service charges. Obtain written figures for transfer-related charges, assessments and work you expect to complete.

For tax and insurance estimates, use the intended purchase and your own occupancy rather than a seller’s historical bill. Before removing contingencies, reconcile the association documents, inspection findings, financing and the funds available for repairs.

Turn the amenities into a practical weekly routine

The club describes eight tennis courts, a heated lap pool, indoor squash, a clubhouse and fitness facilities. Its pickleball page identifies four lined courts; confirm how the current schedule allocates shared court space. Facilities overview · Pickleball.

The pro shop describes organized play, clinics, leagues, mixers, exchanges and tournaments, with lessons and stringing among its services. Ask which programs operate during your months here, how players are matched and which activities carry separate charges. Tennis and pro shop.

If tennis drives the move

Visit during the hours you plan to play. Ask about court availability, organized games, instruction and seasonal schedules.

If you play pickleball

Confirm the lined-court configuration, dedicated time blocks, rotation and current participation arrangements.

If you want a social base

Review an actual upcoming calendar and try the spaces you would use for gatherings and quieter activities.

If guests or tenants will visit

Obtain current limits, registration requirements, privilege rules and charges for each category of user.

The presence of facilities beside a home does not establish every privilege included in that purchase. Confirm rentals, alterations and everyday rules

Seasonal use and leasing

The public 2019 general-policy summary states a 30-night minimum for rentals, with a limited immediate-family exception. Treat it as a dated starting point and obtain the current governing documents, amendments and written management confirmation before relying on any rental plan. Also confirm leasing frequency, registration, tenant privileges, guest limits and pet rules. Dated association policy summary.

City eligibility is an additional review. Palm Desert defines short-term rentals as stays of two to 27 consecutive nights and requires applicable permits and approvals; zoning and HOA approval matter, and permits do not automatically transfer to a buyer. City permission cannot expand an association’s lease rights. Current City rental resources.

Remodeling and daily life

Before budgeting a renovation, ask about association approval, required city permits, contractor access, working hours and restrictions on visible changes. Confirm responsibilities for windows, patio surfaces, shading and drainage. For pets, parking, visitors and outdoor storage, read the current written rules for the people who will use the home.

Property-specific hazards and insurance

Review the disclosure reports and insurance quote for the exact address. Use FEMA’s flood-map lookup and CAL FIRE’s hazard-map resources with the appropriate local guidance. An aerial view, community name or a nearby parcel’s result does not certify this unit’s classification or coverage.

Walk drainage routes and ask about past water intrusion, storm repairs and planned common-area work. Check the route from parking to the front door, steps and thresholds against your own access needs. Revisit at a different time of day to assess light, heat, activity and sound.

Questions buyers ask

What did the two-year Palm Desert Tennis Club study find?

The exact-label Palm Desert search returned 7 closed records from October 29, 2024 through October 29, 2026. The median sold price was $489,000 across a $432,000–$510,900 range. This small sample does not establish a same-home appreciation rate.

How many homes were available in the search?

At the October 29, 2026 extraction, there were 2 available active listings, 0 active-under-contract entries and 0 pending entries. Availability can change, and the exact MLS label may omit miscoded listings. Confirm current options before a visit.

What are the current HOA fees?

The 2 current-at-extraction records reported monthly association totals of $1,108. These MLS observations are not a verified association fee schedule. Obtain the current demand, budget, included services and any additional assessments for the unit.

Does a purchase include every club privilege?

Obtain current written homeowner privileges and charges directly from the office. Clarify household coverage, lessons, events, guests and tenants. The proximity of courts or a pool does not by itself establish the complete access terms.

Can I rent a home seasonally?

The publicly posted 2019 policy summary states a 30-night minimum with a limited immediate-family exception. Verify today’s documents and written management guidance, plus any applicable City requirements, before relying on rental income or promising a stay.

Why are some annual medians withheld?

The study withholds medians with fewer than five valid records. It also withholds annual percentage price trends unless both groups have at least ten sales. A small number of different homes can materially change the result.

What should I review before buying a remodeled condo?

Match living area, bedroom count and visible changes to approved plans, permits and association consent. Review systems, roof and leak history, maintenance responsibility, insurance, finances and planned projects as well as finishes.

Which market figures update?

The Palm Desert citywide panel checks the shared market release when the page loads, with a dated saved view if a valid update is unavailable. The community’s two-year study and October 29, 2026 listing snapshot remain fixed research with their own dates.
