Marrakesh Country Club is a private, member-owned golf community in South Palm Desert, recognized for its pink-and-white Hollywood Regency villas, open fairways and carefully composed landscape. Its 364 homes sit within approximately 155 acres, with 14 shared pool, spa and pavilion areas woven through the neighborhood.

The defining feature is the whole composition: architecture, gardens, golf and club life were planned together. For a buyer, understanding Marrakesh means looking beyond a home's finishes to its original plan, courtyard, outlook and connection to that shared setting.

What makes Marrakesh different?

  • A consistent architectural identity: John Elgin Woolf's Hollywood Regency design gives the community a recognizable character across homes, pools and shared spaces.
  • Homes built around outdoor living: entry courtyards, rear terraces and broad windows connect interiors with gardens and the course.
  • A private executive golf course: the 18-hole Ted Robinson layout makes golf part of daily life within a compact residential setting.
  • Ownership and membership are connected: resident membership brings together the HOA, social club and golf; the complete financial commitment matters more than a single advertised fee.
  • A South Palm Desert location: El Paseo, The Living Desert and the foothills are close to the community.

Location and the surrounding neighborhood

The club address is 47000 Marrakesh Drive, Palm Desert, CA 92260. The community lies west of Portola Avenue and north of Haystack Road, in the established residential area south of Highway 111. Grapevine Street forms its northern setting, while Amir Drive runs along the western side.

This location combines a sheltered residential atmosphere with access to the restaurants, galleries and shops around El Paseo. The Living Desert Zoo and Gardens and the Santa Rosa foothills add nearby destinations beyond golf. Summer heat still shapes outdoor routines; proximity on a map should not be confused with a comfortable midday walk.

Marrakesh is a private residential club. A photograph, map pin or real estate listing does not provide public admission. Home tours, club visits and guest access should be arranged in advance.

The architecture: pink walls and Hollywood Regency

Developer Johnny Dawson brought together John Elgin Woolf for the residential vision, Richard Harrison for completion of the clubhouse and Ted Robinson for golf. Development took place in phases between 1967 and 1979; the club's early residential life began around 1969.

Woolf's work blends classical references with the theatrical proportions associated with Hollywood Regency. At Marrakesh, the vocabulary includes tall Pullman entry doors, mansard or shed roof forms, white trim, pink walls, enclosed arrival courtyards and expansive glazing. Ten-foot ceilings and floor-to-ceiling windows are important features of the original design.

The pink palette is not simply a decorative accent applied to an ordinary subdivision. Repetition of color, height, roofline and landscape creates continuity from one residence to the next. Individual interiors can differ substantially while the exterior composition still reads as a single place.

Palm Desert designated Marrakesh a local historic district in October 2025. Its architectural significance is therefore part of the ownership conversation as well as its appeal. Exterior changes deserve early discussion with the association and city; an attractive renovation concept should not be assumed to have approval.

The homes: plans, courtyards and views

The core housing stock consists of condominium villas, typically arranged in paired configurations with a shared wall. The original development used four standard models. Later alterations mean that two homes with similar exteriors may have different interior layouts, additions and usable outdoor spaces.

Comparing homes is most useful when organized around a few specific questions:

  • Original plan and later changes: identify what was built originally and what was enclosed, expanded or rearranged later.
  • Courtyard and terrace: compare privacy, sun exposure, shade and the transition from the entry to the main living space.
  • Course relationship: distinguish a broad fairway outlook from a position near a green, path, lake or active playing area.
  • Shared pool location: a nearby pool can be convenient, while its proximity also changes the outlook and level of activity.
  • Architectural quality: consider whether new windows, doors, lighting and finishes work with the scale of the original design.

A recently renovated kitchen is only one part of the comparison. Roof condition, glazing, mechanical systems, permits and the division between association and owner responsibilities can be equally consequential. The current documents for the specific residence should establish that division.

Golf and practice facilities

Marrakesh has a private 18-hole executive course designed by Ted Robinson. “Executive” describes a shorter format than a conventional full-length championship course; it does not mean that access is public or that every hole is a simple pitch-and-putt.

The course emphasizes approach shots, accuracy and putting, with fairways, water and mountain views shaping the experience. For residents who enjoy playing regularly, a shorter course can be an appealing part of the daily routine. Golfers seeking a long championship layout should compare the course format carefully with their preferences.

Facilities include putting greens, a dedicated practice area, a golf simulator room and a pro shop. The club advertises instruction and golf programs led by PGA professionals, along with tournaments. Current tee access, guest arrangements, lessons and any additional charges should be confirmed through the club.

Clubhouse, pools and everyday club life

The renovated clubhouse pairs the community's architectural heritage with interiors by Tom Scheerer. Dining spaces, an outdoor terrace and gathering areas overlook the course and landscape. These shared spaces give non-golf days an important place in the club's social calendar.

The fitness center includes cardio, strength, flexibility and Pilates equipment, with access to personal trainers. Fourteen pool, spa and pavilion areas are distributed through the community rather than concentrated at a single resort pool.

Activities advertised by the club include tennis, pickleball, bocce, croquet, yoga, water aerobics, hiking and bicycling. Bridge, a book club, art classes, a speaker series, culinary events and wine tastings broaden the offering. Actual schedules, reservations and participation charges can vary; these are club programs, not promises that every activity operates daily.

Membership, HOA and the cost of ownership

Full resident membership is associated with residential ownership, and the membership application is part of becoming a resident. The club describes its resident offering as including HOA, social and golf components. This should be evaluated as a combined ownership commitment, with the components and payment terms clearly identified.

A current official fee schedule is needed before quoting a dependable total. The purchase review should separate:

  • Recurring HOA obligations: the current assessment and exactly which exterior, landscape, insurance or common-area responsibilities it covers.
  • Club and golf obligations: what is included in resident membership and which services are billed separately.
  • One-time charges: any initiation, transfer, capital contribution or other amount payable when ownership changes.
  • Other recurring spending: any applicable dining requirements, guest fees, cart charges, lessons or personal services.
  • Assessments and reserves: adopted special assessments, payment schedules and the association's current financial documents.

The words “golf included” do not establish the amount of combined dues or mean that every golf-related service is free. No current dollar total is quoted here without a dated club or association schedule.

Nonresident membership is available by member invitation and sponsorship, subject to the club's process. Seasonal tenant memberships are offered in connection with an owner's membership. Neither arrangement should be assumed to provide the same rights or costs as resident ownership.

Rentals, renovation and practical considerations

Seasonal tenant membership is a club-access arrangement; it does not establish the minimum permitted rental term, city approval or an unrestricted right to rent. Before purchasing for rental use, confirm the current association leasing rules, membership arrangements, guest-registration procedures and applicable city requirements.

For renovation plans, start with the architectural standards, the home's documented alterations and the approvals required for proposed work. Pink exterior walls, roof forms, entry doors and window proportions are central to the community's identity. Historic recognition should not be treated as an automatic property-tax discount; any tax program has separate eligibility and approval requirements.

Marrakesh is especially relevant to buyers who value architectural consistency, condominium living and an active private club. Buyers seeking extensive freedom to redesign an exterior, a detached estate with large private grounds or a full-length championship course may find a different community better aligned with those priorities.

Search homes and compare communities

Current listings are the right place to compare floor plans, asking prices, renovations and individual locations. Asking prices are not completed-sale evidence, and availability can change.
