Woodhaven Country Club, Palm Desert: Home Buying Study Guide
Study Woodhaven condos with 53 two-year MLS sales, current-at-extraction listings, HOA and club questions, a touring worksheet and 18 original photos.
Woodhaven Country Club puts condominium living beside an established Palm Desert golf course, with lakes, mountain views and a clubhouse and racquet complex. A useful purchase comparison connects that setting with the home’s layout, condition, documented ownership duties and the activities you expect to use.
This guide combines my 18 original photographs from October 29, current official club and City sources, and a fresh two-year MLS export. Start with the sold evidence, then use the ownership questions and touring worksheet to compare individual homes.
- Two-year study: 53 returned closings and a $395,000 median sold price.
- October 30 snapshot: 16 available active listings, one active-under-contract and one pending.
- Reported HOA totals: $725–$795 across the 18 current records; verify the actual unit’s assessment.
- 18 original photographs: Homes, patios, fairways, lakes, clubhouse, courts and mountains.
- Buy with a complete picture: Compare condition, association finances, club privileges and your total budget.
Get to know the setting before choosing a home
Woodhaven Country Club in Palm Desert combines condominium rows, attached garages and patios with fairways, lakes and a central clubhouse and racquet complex. My October 29 photographs show how closely these pieces fit together. The most useful first question is which part of that setting you want outside your own door.
The club lists its address as 41555 Woodhaven Drive East. Its golf course is open to the public, and its course-information page describes a semi-private operation. A home in a gated setting and a golf course accepting public bookings can coexist; ask separately about residential access, your homeowner privileges and paid golf arrangements. Woodhaven is a distinct community from Palm Desert Country Club and Palm Desert Resort Country Club. Search by the exact subdivision and address when comparing homes. A similar name, nearby course or shared city does not make its fees and comparable sales interchangeable.
Compare the actual floor plan, condition and outdoor space
The fresh MLS export contains 71 Woodhaven-labelled Palm Desert records, all classified as condominiums. Reported living areas range from 1,348 to 1,900 square feet, and reported construction years span 1984–1989. The most frequent reported areas are 1,348, 1,392 and 1,808 square feet. These are observations from this study, rather than a complete floor-plan catalogue or verification of permitted area.
Walk the floor plan as you would live in it. Test the route from the garage to the kitchen, separation between bedrooms, the space a dining table needs and the bathroom access available to guests. A den or loft may be useful without meeting your requirements for a private bedroom. Reconcile room counts and alterations with permits, approved plans and the property records.
| Compare | On the visit | Evidence to request |
|---|---|---|
| Single-level living and stairs | Trace your daily route, including entry steps and any interior level changes | The actual plan and approved alterations. |
| Bedroom or flexible room | Check doors, circulation, light, ventilation and exterior egress | Verified room designation and permits for changes. |
| Garage and storage | Measure vehicle clearance, door opening and usable storage | Deeded rights, parking rules and alteration approvals. |
| Patio and shade | Sit outside at your usual hours and check neighboring sightlines | Boundaries, exclusive-use rights and approved shade structures. |
| Remodeled finishes | Inspect cabinets and surfaces alongside the underlying systems | Permits, warranties and contractor records. |
Request the age and service history of the HVAC equipment, water heater, electrical panel and plumbing. Ask about roof work and past water intrusion, then establish who repairs each component. A renovated kitchen may improve everyday use while leaving expensive systems unchanged. Obtain inspection findings and real estimates for the work you would undertake.
For seasonal ownership, plan how the home will be checked while you are away. Ask about leak detection, HVAC service, pest care and emergency access. Match the insurance application to your actual occupancy and obtain written guidance on any association requirements for vacant periods.
Two years of Woodhaven Country Club sales evidence
Study window: October 30, 2024–October 30, 2026. Exported October 30, 2026. The Residential search uses Palm Desert and the exact “Woodhaven Country Club” subdivision. The closed study and current-at-extraction inventory are calculated separately.
The search returned 53 closed records, with sale prices from $275,000 to $579,000 and a $395,000 median sold price. The median reported living area was 1,392 square feet. Use this as a starting point for comparable-sale selection, then match condition, layout, improvements and setting.
| Two-year measure | Result | What it describes |
|---|---|---|
| Closed records | 53 | Returned closed listings in the verified date window. |
| Median sold price | $395,000 | The middle price among these sales. |
| Median sold price per square foot | $274 | Each sale divided by its reported area, then the median. |
| Median reported market days | 54 | Reported marketing time in the export. |
| Median sale / final asking price | 96.6% | Each sale compared with its final list price. |
| Median sale / original asking price | 93.9% | Each sale compared with its original list price. |
Compare the annual windows
| Measure | Oct. 31, 2024–Oct. 30, 2025 | Oct. 31, 2025–Oct. 30, 2026 |
|---|---|---|
| Returned closings | 24 | 29 |
| Median sold price | $412,500 | $382,000 |
| Median sold $/sq. ft. | $293 | $244 |
| Median reported market days | 65.5 | 46 |
| Median sold living area | 1,392 sq. ft. | 1,392 sq. ft. |
The latest annual window had 29 closings versus 24 in the prior window. Its median sold price was 7.4% lower, and its median sold price per square foot was 16.6% lower. Reported median market time also fell. Different homes sold in each period: this comparison does not establish how much the same home appreciated or depreciated, or prove that every price range moved together.
Separate size groups before drawing a conclusion
| Reported living area | Closings | Median sold price | Median sold $/sq. ft. |
|---|---|---|---|
| Under 1,500 sq. ft. | 37 | $384,000 | $280 |
| 1,500–1,799 sq. ft. | 1 | Withheld: fewer than 5 | Withheld: fewer than 5 |
| 1,800 sq. ft. and up | 15 | $470,000 | $260 |
The larger-home group has a higher median price in this sample, while its median price per square foot is lower than the under-1,500-square-foot group. Neither figure isolates the value of an extra room, a renovation or a particular view. The middle size band has only one sale, so its medians are withheld. We withhold medians with fewer than five valid observations and annual percentage price comparisons when either annual group contains fewer than ten sales.
For an offer, compare the closest completed sales and their full listing histories. The sale-to-final-list ratio is different from the sale-to-original-list ratio because earlier reductions matter. Seller concessions are not deducted from the prices above. Review the terms and condition of individual comparables before translating a sample median into a proposed price.
What was available when the data was extracted
The October 30 search returned 16 available active listings, 1 active-under-contract listing and 1 pending listing. Available active excludes the other two groups. The status of a home can change after the export.
| October 30, 2026 snapshot | Available active listings | How to read it |
|---|---|---|
| Count | 16 | Available at extraction within the exact MLS scope. |
| Asking-price range | $299,000–$459,000 | Seller asking prices, rather than completed sales. |
| Median asking price | $384,500 | The middle asking price in the current available group. |
| Median reported market days | 40.5 | A starting point for checking the individual listing history. |
Do not compare the active asking-price median with the two-year sold median as if they were the same set of homes. The sizes, condition and locations differ, and a listing can undergo price or status changes. Check the current Woodhaven home search on Bloom and confirm availability before arranging a tour.

Data sources and comparison notes
MLS single-family homes, condos and townhomes are available here; manufactured homes and unreported private or direct-builder transactions are outside this comparison. Price bands include their lower boundary and exclude the upper boundary. Living-area filters use reported interior square footage; missing sizes are excluded from size-filtered results.
Medians are calculated from individual recorded sales, never by averaging neighborhood medians. Each measure uses its own valid sample. Dates with incomplete supplied coverage have no prior-year comparison. Inventory in historical research keeps its separately stated date.

Read the HOA documents behind the monthly bill
The 18 current-at-extraction MLS records report monthly association totals of $725–$795. Fourteen report $795, three report $725 and one reports $750. These inconsistent listing fields are dated observations. They do not establish the adopted assessment for a particular unit or confirm every included service.
Request the current assessment demand, adopted budget, reserve study, recent financial statements, insurance summary and meeting minutes. Ask management to identify approved assessments, planned projects, unpaid obligations and costs being considered for the next budget. Reconcile those answers with the seller’s disclosures and the escrow documents.
| Ownership question | Request in writing | Why it changes your comparison |
|---|---|---|
| What is the complete bill? | Current demand, recurring charges and assessment notices | A reported monthly field may omit an extra obligation. |
| Who maintains the building? | CC&Rs, amendments and maintenance-responsibility matrix | Resolve roofs, exterior surfaces, windows, patios, drainage and attached components. |
| What work is coming? | Reserve study, funding plan and project schedule | Understand the timing and potential funding needs for major work. |
| What does the master insurance cover? | Current policy summary, exclusions and deductibles | Coordinate your own interior, improvements, liability and loss-assessment coverage. |
| What must the lender approve? | Current project questionnaire and required association records | Confirm financing and insurance requirements before committing to deadlines. |
| What is included with ownership? | Current homeowner privileges and service schedule | Separate association services from optional club programs. |
Ask specifically about exterior and roof maintenance, landscaping, cable or internet, pool care, gate operations and sports access. Treat a service as included only after it appears in current documents for the property. For any exception, learn who selects the contractor, who authorizes work and who pays the deductible or repair cost.
Build an address-specific ownership budget
Start with your loan quote, the estimated property tax for the intended purchase, association charges and your own insurance quote. Add utilities, private maintenance, periodic inspections while away, and reserves for the components you maintain. Keep optional golf, lessons and club spending as separate lines. Obtain estimates for the improvements you expect to make and for charges due at transfer.
An attractive monthly assessment can sit beside an underfunded replacement project, while a higher assessment may pay for services you would otherwise purchase. Compare the documents and total expected costs rather than ranking two homes by the HOA number alone.
Separate golf, racquet sports and your weekly routine
Woodhaven’s official site describes an 18-hole, par-70 course measuring 5,715 yards. Public golf bookings and membership options are available. Before deciding that a fairway home fits your routine, ask about the season you will be in residence, tee-time access, course closures, lessons, guest play and the costs of the amount of golf you expect to play. Official course overview.

Tennis and pickleball
My photographs show both tennis and pickleball activity beside the clubhouse. Confirm the current court configuration and reservation system, organized play, clinics, guest arrangements and any separate fee. Older public racquet-membership forms show differing terms, so this guide does not present them as a current price schedule. Ask which privileges come with your ownership and which require enrollment.
If golf is central
Compare public play and the membership option matching your actual months and expected rounds.
If you play racquet sports
Visit during your preferred playing hours and ask about the real schedule and skill-level groups.
If you want a social base
Review an upcoming calendar and try the clubhouse and dining spaces during your intended season.
If guests or tenants will use it
Get current written rules, registration requirements and charges for each category of user.
A visible court, restaurant or clubhouse does not by itself establish every privilege included in a home purchase. Get written answers for your household and intended use, then carry those costs and limitations into your comparison.
Confirm leasing, remodeling and property-specific risks
Seasonal use and renting
The export contains conflicting short-term-rental flags. Those listing fields do not establish permission to rent a Woodhaven home. Obtain the current CC&Rs, amendments and written management confirmation of the minimum lease term, rental frequency, registration, tenant privileges, pet rules and any owner-use conditions. Review the complete proposed use before estimating rental income.
Palm Desert’s published short-term-rental guidance defines stays of two to 27 consecutive nights as short term and describes permit and HOA-approval requirements. Check current City eligibility for the exact address and intended stay. City requirements and association restrictions are separate reviews; neither a nearby rental listing nor a prior owner’s use proves your proposed use is allowed. City rental resources.
Renovations and everyday rules
Confirm approval requirements for windows, exterior colors, patio surfaces, awnings, HVAC equipment and other visible changes. Ask about required city permits, contractor access, work hours, debris removal and responsibility for damage to common areas. An attractive alteration in another home is not proof that the same change will be approved for yours.
For parking and visitors, check overnight rules, guest spaces and garage-use requirements. For pets and outdoor living, read the current written rules and consider the routes you would use daily. Walk from parking to the front door and through the home to assess steps, thresholds and access needs against the actual property.
Fairway, lake and building considerations
At a course-facing home, look at the direction of play, distance to landing areas, cart paths and maintenance routes. Ask about past golf-ball impacts, irrigation overspray and repairs. At a lake-facing home, observe drainage and nearby equipment and ask about water-management work. Revisit to assess activity, sound and sun at different times.
Review the property disclosures, natural-hazard report and address-specific insurance quote. Consult FEMA’s flood-map resources and CAL FIRE’s hazard-map resources as appropriate with qualified local advice. This guide makes no parcel-level hazard, title or insurance-availability determination.
The MLS also includes isolated conflicting age-restriction and attached-home flags. Verify legal restrictions, boundaries and property rights in the governing documents and title package. Do not treat a single listing checkbox as certification.

Questions buyers ask
What did the two-year Woodhaven study find?
The exact-label Palm Desert search returned 53 closed records from October 30, 2024 through October 30, 2026. The median sold price was $395,000, with sales ranging from $275,000 to $579,000. Different homes sold within each annual window, so the comparison is not a same-home appreciation measure.
How many Woodhaven homes were available?
The October 30, 2026 export returned 16 available active listings, one active-under-contract listing and one pending listing. The available active asking-price median was $384,500. Availability and asking prices can change after extraction.
What were the reported HOA fees?
The 18 current-at-extraction MLS records reported monthly association totals of $725–$795. Fourteen reported $795. These fields do not establish an adopted fee schedule or every included service. Request the current unit-specific demand, budget and assessment notices.
Is golf included with a home purchase?
The club publishes separate golf memberships and accepts public bookings. Confirm the homeowner privileges and any discounts or access included with your purchase, then separately verify the paid golf option and terms for your household.
Can I play tennis and pickleball?
Both sports appear in the original October 29 photographs. Confirm the current court configuration, booking rules, organized play, privileges and any separate charges directly with the club. Older public racquet forms are not presented here as a verified current fee schedule.
Can I rent a Woodhaven condo?
The MLS short-term-rental flags conflict. Verify the current governing documents and written management guidance for minimum stays, frequency, registration and tenant privileges, together with applicable City requirements for the specific property and intended use.
How large are the homes in this study?
The 71 reviewed records report 1,348–1,900 square feet, most frequently 1,348, 1,392 and 1,808 square feet, and construction years from 1984 to 1989. Those are sample observations, not a complete floor-plan catalogue or verification of permitted area.
Which market figures will change?
The separately labeled Palm Desert citywide panel checks the shared release on page load and uses a dated saved view if a valid update is unavailable. The Woodhaven two-year study, October 30 listing snapshot, fee observations and October 29 photographs remain dated research.

- Official Woodhaven overview and course information. Sources for public golf access, published course description and club address.
- Official golf membership page. Displayed 2026–27 resident examples are dated to this research. The separately displayed October 16 early-payment deadline had passed. Confirm current eligibility, terms and extra charges.

No Listing Date or Pending Date restriction. All 71 matches exported with Old Format off and entire contact information off.
- Validated 71 unique listing IDs and 120 source columns. All returned rows are Palm Desert / Woodhaven Country Club / condominium. No duplicate same-parcel/closing-date pairs or duplicate current parcel entries were found. Separate resales remain separate transactions.
- The 53 closings span 2024-11-05 through 2026-10-28. There were no closings on the initial October 30, 2024 boundary, so the two non-overlapping annual windows reconcile to all 53 records. Missing boundary periods do not establish zero community sales outside the exact-label search.
- All 53 sales contain usable positive sold prices and living areas, with no negative or zero reported market-day values. Ratios and price per square foot are calculated per sale before taking the median. Seller concessions are not deducted. Medians under five valid records are withheld; annual price percentage comparisons require at least ten sales in each group.
- Rental-use flags conflict, and isolated project-count, age-restriction and attached-home fields are inconsistent. Labels do not certify HOA boundaries, title, permitted area, rental rights or every private transfer. No current adopted HOA fee schedule, reserve balance or parcel-level hazard classification was independently obtained.
- The current-at-extraction listing and fee observations remain separate from the fixed closed study and independently dated Palm Desert citywide panel. Shared market methodology. Private remarks, contacts and access instructions are excluded from the public guide.
