Trilogy La Quinta and Sun City Palm Desert offer two different ways to build a life around a 55+ community. Trilogy brings the decision down to a smaller neighborhood in south La Quinta, two resident club campuses and an 18-hole public golf course. Sun City Palm Desert offers a much larger internal world: nearly 5,000 homes, three clubhouses and two full-length golf courses.

The useful question is what you want an ordinary week to feel like. Do you prefer a more concentrated community near the La Quinta foothills, or a wider choice of activities and home styles with Washington Street and Interstate 10 closer at hand? Both deserve a closer look, but the answer becomes clearer when you compare the routines—and then the specific homes.

  • Scale changes the experience: 1,238 homes at Trilogy versus nearly 5,000 at Sun City Palm Desert; compare the route from a home to the amenities you would actually use.
  • The home selection is different: Trilogy centers on detached Shea homes and a smaller set of recurring plans. Sun City Palm Desert offers more than 50 original plans and a broader mix of layouts and maintenance arrangements.
  • Golf is a separate expense in both: one public 18-hole course at Trilogy; two regulation courses at Sun City Palm Desert, with pay-per-round and optional programs.
  • Location may settle the choice: south La Quinta’s foothill setting versus the Washington Street/I-10 side of the valley. Test your own errands from the actual address.
  • Compare equivalent homes: use the shared sales filters below, then examine condition, usable space, lot and total ownership costs before interpreting a price difference.

5 comparison points

Scale: a smaller neighborhood or a broader internal world?

The difference between 1,238 homes and nearly 5,000 is large enough to shape a visit. Trilogy’s resident life gathers around Santa Rosa Club and Coral Mountain Club. At Sun City Palm Desert, activities and services are spread across Mountain View, Sunset View and Lake View.

A larger community gives you more places to investigate, but it also makes the location of a particular home more consequential. A home near your preferred fitness center may work differently from one close to a convenient exit. At Trilogy, compare the same practical distances rather than assuming that every home in a smaller community is a short walk from the clubs.

Neither size guarantees a social experience. The useful test is whether there are two or three activities you would return to regularly, and whether getting to them feels easy.

Getting involved: choose the routine before counting amenities

At Trilogy, the official club description places fitness, a studio, the lounge and ballroom at Santa Rosa Club, with activities such as cooking, crafts, cards and mahjong at Coral Mountain Club. Tennis, pickleball, bocce and swimming add ways to spend time beyond the house.

Sun City Palm Desert’s appeal includes specialized spaces as well as the major clubhouses. Its association lists a softball field, a fused-glass room, 3D printers and a postal center. Mountain View combines fitness and an indoor pool with gathering spaces; Sunset View adds a library and dining; Lake View includes fitness and an indoor walking track.

For a first visit, pick an activity you already enjoy and one you might like to try. Ask about the current schedule, orientation, sign-ups, guest rules and any separate charge. That reveals more than a long list of facilities. A morning workout followed by cards may lead you to a different home location than golf followed by dinner.

Golf: one course versus two, with separate playing costs

Trilogy Golf Club at La Quinta is a public 18-hole course with resident booking and pricing benefits. The resident clubs and the golf operation have different access arrangements: the public can play golf and visit certain on-site businesses, while Santa Rosa and Coral Mountain clubs serve members and their guests. Living beside the course does not make every amenity public, or make unlimited golf part of the HOA bill.

Sun City Palm Desert’s Mountain Vista Golf Club has two regulation 18-hole courses, Santa Rosa and San Gorgonio. Its association describes pay-as-you-play golf with no required annual golf membership and optional seasonal Rate Lock programs. The two-course choice is a meaningful distinction for someone who expects to play frequently.

Before choosing on golf alone, compare your likely playing days, tee-time access, per-round charges, cart costs and the current program terms. A golfer playing twice a month and one playing four times a week may reach different conclusions from the same fee sheets.

The Trilogy homeowners’ acquisition and restoration of the golf property also makes the association’s financial responsibilities worth understanding. Read the current financial and resale documents for the home being considered; a past assessment is not automatically a new charge to every buyer.

Homes: compare the rooms you will use

Trilogy’s recurring Shea floor plans make it relatively easy to compare different examples of a familiar layout. Casitas, courtyards, garage options and later improvements can still make two homes with the same plan name function differently. Its principal resale stock dates to the 2000s and early 2010s.

Sun City Palm Desert began earlier, in the 1990s, and offers a wider original plan selection. The association describes more than 50 single-level plans, including both traditional room divisions and great-room designs. Its home products and maintained-district arrangements require a closer look at what the owner maintains and what an additional assessment covers.

Walk the guest route from bedroom to bathroom. Stand where a desk or dining table would go. Check whether the den can remain an office when visitors arrive, and whether the garage accommodates your vehicles, storage and a golf cart. Look at ceiling height and window placement in the actual home instead of assigning one universal interior style to either community.

Age is a starting point for inspection, not a verdict. A newer finish package does not establish the condition of the roof, cooling equipment, plumbing or pool systems. Likewise, a smaller house with a useful layout and shaded patio may meet your needs better than a larger one with space you will rarely use.

Location: drive an ordinary week

Trilogy sits in south La Quinta near the Santa Rosa Mountain foothills. Old Town La Quinta and the Highway 111 shopping corridor are trips north from the community. That setting can suit someone who expects to spend substantial time around the clubs and the south-valley landscape.

Sun City Palm Desert lies north of Interstate 10 along Washington Street. Despite the Palm Desert mailing address, it is in unincorporated Riverside County. Its freeway orientation changes the starting point for regional travel, while the Washington Street corridor provides a different pattern of everyday errands.

Try your likely grocery trip, pharmacy, medical office and evening destination from the specific house. If you regularly use Eisenhower’s Rancho Mirage campus, the airport, El Paseo or friends’ homes elsewhere in the valley, drive those routes at a representative time. Distance from the front gate alone misses the internal part of the trip.

Return to the patio at a different time of day. Sun exposure, shade, golf activity, perimeter roads and the position of neighboring homes can change the experience as much as the broader location. Compare the Trilogy community map with the Sun City Palm Desert map.

Ownership costs: build the complete comparison

DOI’s retained planning references are an estimated $622 per month at Trilogy La Quinta from August 2026 and an estimated $469 per month for Sun City Palm Desert’s FY2026–27 master assessment. Neither amount was newly confirmed by an association fee schedule for this comparison, and they do not represent equivalent all-in ownership bills.

Trilogy’s reference includes resident recreation, common-area operations and front-yard services. Sun City Palm Desert buyers should separate the master assessment from maintained-district charges where applicable and the Spectrum arrangement. In both communities, add the subject home’s taxes, insurance, utilities, private maintenance and optional recreation.

At closing, review the current association demand for transfer and other purchase charges. Trilogy’s reported reserve contribution of six months of dues remains a reference to verify, along with any unpaid property-specific assessment balance. Sun City Palm Desert’s current one-time purchase charges have not been established here. Compare the written totals for the two actual homes before treating the lower master assessment as a fixed saving.

Compare the sales evidence on the same terms

The shared MLS tool below uses the same published regional release as DOI’s other connected comparisons. It separates closed-sale evidence from asking prices. Start with single-family homes and matching living-area and sold-price bands; then change one filter at a time.

A community-wide median combines different houses. A difference between the two medians does not measure the premium for a remodeled kitchen, golf frontage or a casita. Use these figures to frame a shortlist, then examine comparable transactions for the individual home.

Figures show their sales period and sample size in the tool. The saved fallback covers completed periods through October 31, 2026; the tool checks DOI’s shared release when the page loads. Filters describe recorded transactions, not today’s available homes. Small samples and differences in the homes sold limit comparisons.

Which belongs on your shortlist?

Give Trilogy La Quinta a closer look if your priorities are a smaller community, detached Shea homes, a south La Quinta setting and a routine focused around two resident club campuses. Be comfortable with the drives your own week requires and the costs attached to the particular home.

Give Sun City Palm Desert a closer look if you want a larger range of floor plans, specialized activities and two full-length golf courses, with a Washington Street and freeway-oriented location. Narrow the search by internal location and ownership arrangement as well as price.

If both remain appealing, tour a similarly sized home in each and repeat one ordinary outing from each address. The stronger choice is the one whose rooms, routes and recurring activities fit together for you.

Frequently asked questions

Are both communities age-qualified?

Yes. Both are 55+ communities. Confirm the current occupancy and household rules in the association documents for the purchase; a general community description does not resolve every ownership or occupancy situation.

Which community is larger?

Sun City Palm Desert has nearly 5,000 homes and three clubhouses. Trilogy La Quinta has 1,238 homes and two resident club campuses. Compare the specific home’s route to the facilities you expect to use.

Is golf included in the HOA dues?

Unlimited golf is not included in the normal HOA dues at either community. Trilogy has a public 18-hole course with resident benefits and optional programs. Sun City Palm Desert has two regulation courses, pay-as-you-play pricing and optional seasonal Rate Lock programs.

Does the lower HOA reference make Sun City Palm Desert cheaper?

Not necessarily. The estimated master assessment is only part of the comparison. Maintained-district charges, services, purchase charges, insurance, taxes, private-home maintenance and optional golf can change the total. Obtain the current written charges for each home.

Which is the better buy?

There is no universal winner. Match the living area and home type in the sales tool, then compare layout, condition, lot, location and total cost. A community-wide median is not an appraisal of an individual home.

Sources and reporting notes

Community sources reviewed November 1, 2026. HOA references retain their original dates and remain estimates; the review date is not a new fee-verification date. Archived photographs illustrate the communities and do not establish current conditions.

Market figures come from DOI’s published shared MLS aggregates. The connected tool refreshes from the regional page when loaded, with a saved fallback for outages. Raw MLS records were not available for a new row-level audit during this draft; no new renovation, view or lot premium has been inferred. Source coverage contains a recorded October 2024 gap, so prior-period comparisons follow the shared tool’s coverage rules.
