Desert Falls Country Club is a gated golf-course community in Palm Desert, California, where broad fairways, blue lakes and mature palms sit among clusters of red-tile-roof homes. Its setting is distinctly different from Palm Desert’s foothill communities: this is an open valley-floor landscape, with long views across the course and mountains forming the distant horizon.
The community rewards a closer look. A condominium facing a fairway, a residence beside a landscaped water feature and a detached home on an interior street can offer very different experiences under the same Desert Falls name. The photographs throughout this guide were captured by Mark Miller on November 4, 2026.
Desert Falls at a glance
- Location: North Palm Desert, near Country Club Drive and Cook Street.
- Character: Established, gated and organized around a substantial golf landscape.
- Golf: An 18-hole, par-72 Ron Fream design, with public tee times and membership options.
- Beyond golf: Tennis, pickleball, fitness facilities and neighborhood pools contribute to the residential setting; access depends on the applicable association and user status.
- Important distinction: Residential HOA services and golf-club membership are separate questions. A course view is not a golf membership.
Where Desert Falls sits in Palm Desert
The club’s published address is 1111 Desert Falls Parkway, Palm Desert, CA 92211. Country Club Drive provides the main east–west orientation, while nearby Cook Street connects north toward Interstate 10 and south toward central Palm Desert. The community lies north of the Highway 111 and El Paseo shopping area.
This location brings together residential neighborhoods, golf resorts, everyday shopping and regional access. Desert Springs Marketplace is near the Cook Street–Country Club Drive intersection; the JW Marriott Desert Springs and Desert Willow golf area are nearby landmarks. El Paseo, Civic Center Park and the wider Palm Desert dining scene extend the options farther south.
The DOI map pin for Desert Falls marks a community orientation point at the club, rather than an individual home or the entire boundary. The correct entrance and visitor arrangements should be confirmed for a specific appointment. A nearby destination on a map is not necessarily connected by a public pedestrian route through the gates.
A landscape built around golf, water and open space
The aerial views reveal the structure of Desert Falls better than an amenity list can. Wide fairways run through the residential development, with lakes interrupting the green and palms marking edges and sightlines. Homes gather around looping streets and cul-de-sacs rather than a simple rectangular grid.
Those open corridors create depth: a foreground lawn or patio can lead visually across a fairway, through a line of palms and toward the mountains. Elsewhere, the view is more intimate, shaped by nearby homes, trees and landscaped waterways. The photographs show these different scales of outdoor space within one community.

The golf course and ways to play
Desert Falls’ course opened in 1984 and was designed by Ron Fream. The 18-hole, par-72 layout is the community’s principal landscape feature. Its combination of open fairways, bunkers and water makes both the golf and the outlook from surrounding homes part of the place’s identity.
The golf club offers public tee-time booking alongside memberships. This gives Desert Falls a different access model from a strictly members-only club. Current availability, seasonal maintenance and the conditions of a particular booking still control access.
The club identifies a driving range and putting, chipping and bunker-practice areas. Its golf information distinguishes public practice access from members’ grass-range use. Annual and seasonal membership options, golf associations and member events provide different ways to participate; current terms should be obtained directly from the club.
Golf charges are not quoted here as a current community-wide cost. The club’s publicly linked membership paperwork includes a prior-season contract, and prices, booking windows, carts and other additions need to be confirmed for the applicable season. The golf shop’s published telephone number is 760-340-5646.

Tennis, pickleball, fitness and pools
Desert Falls has a substantial court complex beside the clubhouse area. The close aerial photographs show dedicated pickleball courts as well as larger tennis courts, with fencing, lighting and shaded seating around parts of the complex. This is a meaningful recreational element in its own right, rather than an incidental addition to the golf course.
The tennis and fitness operation is associated with the residential community. Eligibility, guest privileges, reservations, instruction and playing hours should be checked with the applicable association or facility. Golf membership and residential recreation privileges should not be treated as interchangeable.
Neighborhood pools and spas are distributed among the homes. The images show how a pool can sit within a residential cluster, offering a different experience from a single large resort pool. Distance to the nearest pool, the surrounding homes and the route from a particular residence are useful parts of understanding the setting.

The homes and the neighborhoods within Desert Falls
Desert Falls contains several residential sections, commonly identified as the Villas, Courtyards, Links, Estates and original condominium area. The names matter because the broader community includes attached residences, condominium configurations and detached homes; it is not one uniform housing product or one universal maintenance arrangement.
The established architecture is strongly associated with light stucco, red or terracotta tile roofs, patios and garages. Some buildings have upper-level residences or balconies, while others present a lower, single-level profile. The aerial photographs also show variations in roof form, spacing, landscaped setbacks and the amount of open ground around buildings.
For orientation, the useful questions are physical: Is the residence upstairs or downstairs? Does the main outdoor space face a fairway, water, a pool, another building or an interior street? Where are the garage and entry relative to the living area? Those distinctions explain more about daily life than the community name alone.

Reading the views, light and privacy
A golf-course address can describe several different settings. A broad fairway outlook provides visual depth, while a position near a green, tee or cart path may feel more active. A lake can add reflected light and movement; trees and neighboring buildings can create shade or frame a narrower view.
Upper-level residences may look over nearby landscaping, while ground-level patios have a closer relationship with lawns and paths. Neither is universally preferable. Stair access, privacy, outdoor use and the direction of afternoon sun can change the experience substantially.
Desert Falls is on the valley floor rather than tucked directly against a mountain slope. Mountain views therefore depend on orientation and the intervening landscape. Mark’s photographs document the community on one clear November day; they do not establish a permanent view from every home or year-round course conditions.
Clubhouse, dining and social life
The clubhouse area is a focal point in the wider landscape. The golf club lists The Falls Bar & Grill, member activities and spaces for private events. The court facilities sit close to this central area, concentrating several forms of recreation in one part of the development.
Dining hours, event calendars and access arrangements vary with the season and the activity. A golf booking, an invitation to an event and residential ownership each establish different permissions. For a visit, confirm the specific activity and access arrangements rather than assuming the entire property functions as a public resort.

What the HOA and club distinctions mean
There is no single fee figure that accurately describes every Desert Falls residence. The applicable residential association, property configuration and included services determine the ownership obligations. A condominium association may handle elements of the building and grounds that a detached-home owner maintains differently.
Separate the residential assessment from optional golf charges, cart or trail fees, and the home’s own expenses. Maintenance responsibility for roofs, exterior surfaces, patios, landscaping and pools must come from the documents for the actual property. A general description of “Desert Falls amenities” is not a substitute for that allocation.
Rental permissions also require property-specific confirmation. Association rules and current City of Palm Desert requirements both matter; the presence of vacation rentals elsewhere in Desert Falls does not establish permission for every address. This location guide does not present a market analysis, current HOA quote or rental-income projection.
Who may enjoy this setting
Desert Falls is especially relevant to people seeking established desert landscaping, golf scenery and several recreation options within a gated residential setting. Its north Palm Desert position also suits those who value access to the Country Club Drive corridor and Interstate 10.
The experience is less uniform than a newly built community with a small set of contemporary plans. Different sections, building configurations and association responsibilities are part of its character. The best comparison begins with the specific setting and home type, then moves to condition, costs and services.
