Summer Breeze is a gated condominium community at 47395 Monroe Street in Indio, immediately beside the JFK Memorial Hospital area. Low-rise homes, private patios and broad shared lawns give it a distinctly residential character, with pools and recreation areas woven into the grounds.

The most useful way to understand Summer Breeze is as a collection of individually owned homes within a shared landscape. It is not a hotel or a single apartment property with one standard interior. Floor plans, renovation quality, construction dates and parking arrangements vary, making the location and details of an individual unit central to any comparison.

  • Setting: Monroe Street, south of Highway 111, near medical services and established Indio shopping corridors.
  • Homes: Attached condominiums, including single-level two- and three-bedroom layouts.
  • Community amenities: Three shared pool/spa areas, tennis and basketball facilities, a clubhouse and landscaped greenbelts.
  • Parking: Covered carports are prominent; some homes are advertised with enclosed garages.
  • Ownership: An HOA maintains shared facilities and sets community rules; verify current charges and unit-specific responsibilities before purchase.

The homes: similar outside, different inside

The community's architecture combines warm-toned stucco, sloped tile roof sections, chimneys and recessed outdoor spaces. Mark's aerial photographs show homes grouped around shared green space rather than individual large yards. Paths link the residential rows with parking and recreation areas, while private patios create a smaller outdoor space attached to each home.

Public property records and listings identify homes from the early and mid-1980s as well as later homes recorded in 2002. Summer Breeze should therefore not be reduced to a single construction year. The recorded year, floor plan and parking should be checked for the specific address and unit number.

Two-bedroom and three-bedroom examples

Two-bedroom examples reviewed for this guide range from approximately 950 to 1,167 square feet, with either one or two bathrooms. A three-bedroom, two-bathroom example is listed at approximately 1,241 square feet. These are examples of the housing mix, not a complete inventory of every original plan.

Several homes are marketed as single-level residences, sometimes with vaulted ceilings, fireplaces and indoor laundry. Those features are not interchangeable across every unit. A den, enclosed patio or other alteration can also affect how two similarly sized homes function.

What the aerial photographs reveal

The wide overview makes the community's relationship to Monroe Street, neighboring properties and internal parking lanes visible. Closer photographs show the contrast between patio privacy and open communal lawns. A home facing a greenbelt, one beside a pool and one facing a parking lane offer different outlooks, pedestrian activity and access to a vehicle.

Covered parking is distributed through the property rather than uniformly attached to each home. Some later listings describe detached enclosed garages. Match the assigned space or garage to the unit, and check the walking route, guest parking arrangements and storage rights rather than assuming the nearest space belongs to the home.

Pools, courts and shared outdoor space

Summer Breeze is described in community listings as having three pool/spa areas, tennis courts, basketball facilities and a clubhouse. The photographs show pools within the residential grounds and substantial areas of lawn, mature trees and connecting paths. The shared landscaping is a major part of the experience: the outlook can feel more open than the footprint of an individual home suggests.

This is a residential amenity community rather than a golf-course development. The recreation areas are for authorized residents and guests; they are not public drop-in facilities. Current court configuration, pool heating schedules, hours, clubhouse access and guest rules should be confirmed with the association. Published descriptions disagree on the exact number of tennis courts, so this guide does not present an unverified count.

Pool proximity has practical consequences. A nearby pool can make a short swim convenient, while also bringing more foot traffic and activity past adjacent patios. The best comparison includes both the interior of the home and its position relative to the shared facilities.

Where Summer Breeze fits within Indio

The community sits on the west side of Monroe Street in the established part of Indio south of Highway 111. JFK Memorial Hospital is immediately nearby. Monroe is a useful north–south route through the city, connecting the neighborhood with shopping and services around Highway 111 and the broader road network toward Interstate 10.

Farther south are Indio's polo grounds and festival destinations. Their proximity is part of the wider setting, but it does not provide community residents with event access or establish an approved pedestrian route. Major festival weekends can change traffic conditions; an ordinary weekday visit and an event-period drive can reveal different experiences of the same location.

Homes at the community's edges have a different relationship to the surrounding roads and neighboring uses than homes facing an interior lawn. For a specific property, listen from the patio, follow the normal gate-to-parking route and examine the outlook from the rooms used most often.

HOA costs and what ownership includes

Summer Breeze has a homeowners association. Recent listings report monthly dues, but an individual listing is not a current association-issued fee schedule. This page therefore does not quote a fixed monthly amount as a guaranteed community-wide charge.

Water, trash and shared amenities appear in published HOA descriptions. The exact allocation of exterior maintenance, roof work, landscaping and insurance needs to be established from the current governing documents and resale disclosures. Visible roof surfaces, shared walls and carport structures make those boundaries especially relevant here.

When comparing homes, separate the purchase price from regular assessments, any special assessment, property taxes, the owner's insurance and utilities outside the HOA package. The association's reserve planning and master insurance coverage also matter because the community contains shared infrastructure and homes from different construction periods.

A remodeled kitchen or bathroom is only part of the value comparison. Windows, air conditioning, permitted changes, patio condition and the responsibilities attached to the unit can materially affect the ownership picture. Compare like-sized homes with similar parking and position before attributing a price difference entirely to cosmetic improvements.

Rentals, pets and community rules

Individually owned Summer Breeze homes appear in both sale and rental listings. A rental home is offered by its owner or representative, so rent, deposits, furnishings, included utilities and pet terms vary. There is no single leasing package that can safely be applied to every unit.

Some listings have advertised a 30-day rental minimum. That is a lead to verify, not a substitute for the association's current written rental policy. Before purchasing for rental use, confirm the minimum term, any rental cap, registration requirements and other restrictions, along with applicable City of Indio requirements. Festival proximity alone does not establish permission for nightly or weekend rentals.

Pet restrictions are also noted in property listings. Confirm the association's current limits and, for a rental, the owner's separate policy. Parking rules, guest access, patio alterations and storage are additional practical questions to resolve for the specific home.

Common questions about Summer Breeze

Is Summer Breeze a condominium community or an apartment complex?

It is a community of individually owned condominiums. Some owners offer their homes for rent, but a rental listing does not make the entire development a centrally leased apartment property.

Is Summer Breeze gated, and can the public use its pools?

Summer Breeze is gated. Pools, courts and other shared facilities are residential amenities for authorized users, rather than public recreation facilities.

Are all homes the same age and size?

No. Listings include homes recorded in the 1980s and in 2002, along with different two- and three-bedroom configurations. Check the specific unit's recorded details, layout and modifications.

Does every home have a garage?

No uniform garage arrangement should be assumed. Covered carports are visible throughout the community, and some homes are listed with detached enclosed garages. Confirm the unit's assigned parking and storage rights.

What is the current HOA fee?

Obtain the current assessment statement for the specific unit from the association or resale package. Public listing figures are useful starting points but may differ by date or fail to show special charges and changes in coverage.

Can a Summer Breeze home be rented for festival weekends?

Do not assume that short stays are permitted. Some listings reference 30-day minimum rentals; the current HOA policy and applicable city requirements must both be checked before relying on rental income.

Through Mark's camera

All four photographs were captured by Mark Miller on October 29, 2026. The wide overview documents the community's layout and surrounding streets; the closer views show pool courtyards, shared lawns, private patios and covered parking. They show exterior conditions on that date and do not represent an individual home's current interior or availability.

Community information reviewed October 29, 2026. HOA charges, rules and amenity operations can change. Property sizes and construction years are examples from individual listings and should be verified for the home under consideration.
